Here Is The Latest Big 12 Conference Sports News From The Associated Press – Beckley Register-Herald https://clarkcountynewsnow.com/here-is-the-latest-big-12-conference-sports-news-from-the-associated-press-beckley-register-herald/ MORGANTOWN, W.Va. (AP) — Casey Legg kicked a 22-yard field goal with 33 seconds left to lift West Virginia to a 43-40 victory over Baylor. West Virginia’s Tony Mathis scored on a 34-yard run with 7:05 left and set up the winning field goal with a 37-yard run to the Baylor 8. Mathis finished with a career-high 163 rushing yards Thursday night. Baylor had one last chance starting from its 23-yard line. But backup quarterback Kyron Drones threw two incompletions and he was tackled near midfield on a scramble as time ran out. Drones came on in relief of Blake Shapen, who was injured on a helmet-to-helmet hit in the third quarter and did not return. NEW YORK (AP) — The Big 12 Conference has come back from the brink. Last summer, it was sent reeling when Oklahoma and Texas said they will be leaving for the Southeastern Conference. New Commissioner Brett Yormark is trying to rebuild the Big 12’s brand. He wants to set a new narrative for a league known for years of instability. For now, things are going well: Half of the Big 12’s football teams are ranked the AP Top 25. It has also had a team in the men’s Final Four every year since 2018 — and won the national title two years in a row. NEW YORK (AP) — Big 12 Commissioner Brett Yormark says he has had “meaningful” conversations with ESPN and Fox as the conference explores striking a media rights deal almost two years before the current contract expires. The Big 12 announced in late August it planned to engage ESPN and Fox, even though the exclusive negotiating window between the conference and the networks does not open until February 2024. The Big 12′s deals with the networks expire in June of that year. Yormark says there is no timetable for the discussions to produce a deal. He says ESPN and Fox would be the two best partners to boost the Big 12 brand. FORT WORTH, Texas (AP) — Max Duggan has gone from losing his job as TCU’s starting quarterback to being one of the nation’s best passers. He is exceling in coach Sonny Dykes’ system after the new coaching staff initially went with a different starter than the guy who started most of the past three seasons. Duggan has thrown for 1,305 yards and a Big 12-best 14 touchdowns with one interception. Redshirt freshman Chandler Morris started the opener before getting hurt. Dykes says he has been impressed with how Duggan has handled the entire situation. Duggan says he was initially disappointed but never felt sorry for himself. UNDATED (AP) — The Big 12 will be down to one undefeated team after eighth-ranked Oklahoma State plays at No. 13 TCU this weekend. Both teams are 5-0. The winner joins idle No. 17 Kansas State at 3-0 in Big 12 play. No. 22 Texas is home against Iowa State, while Kansas plays at Oklahoma. Baylor and West Virginia meet Thursday night in Morgantown. Texas Tech joins Kansas State having an open date. FORT WORTH, Texas (AP) — A lot has changed since TCU’s 46-point loss at Oklahoma State last season. When the teams meet again Saturday, it will be a matchup of the Big 12’s last undefeated teams and the conference’s top two quarterbacks. Both are 5-0 overall. The 13th-ranked Horned Frogs have won six of seven games since that loss in Stillwater that came in the aftermath of coach Gary Patterson’s departure and with quarterback Max Duggan out with a foot injury. Spencer Sanders and the No. 8 Cowboys have won 11 of their last 12 games, the only setback being in the Big 12 title game. NORMAN, Okla. (AP) — Kansas has a chance to post one of its best seasons ever and make a run at a spot in the Big 12 title game. The 19th-ranked Jayhawks are coming off a loss to TCU and now play at Oklahoma. The Sooners have lost three straight games. A victory over Kansas would be a first step towards salvaging something from a disappointing season so far for first-year coach Brent Venables. AUSTIN, Texas (AP) — No. 22 Texas doesn’t expect offensive production to come easy against Iowa State this weekend. The Longhorns produced nearly 600 yards while pounding Oklahoma 49-0 last week. The Cyclones are eighth nationally in scoring defense and 11th in total defense. Texas quarterback Quinn Ewers will be playing his second game since returning from a left shoulder injury that sidelined him a month. The Ohio State transfer threw for 289 yards and four touchdowns in three quarters against Oklahoma. Copyright 2022 The Associated Press. All rights reserved. More Screen, More Utility: The IPhone 14 Plus’ Appeal – Malay Mail https://clarkcountynewsnow.com/more-screen-more-utility-the-iphone-14-plus-appeal-malay-mail/ The iPhone 14 Plus might just be the better iPhone you didn’t know you wanted. — Picture by Erna Mahyuni Follow us on Instagram, subscribe to our Telegram channel and browser alerts for the latest news you need to know. By Erna Mahyuni Saturday, 15 Oct 2022 11:25 AM MYT KUALA LUMPUR, Oct 15 — The interesting thing about the iPhone mini’s brief existence is it demonstrated that sometimes customers don’t actually know what they want. “We want a small phone”, cried some very vocal users. Yet from sales figures it seems that most people wanted or were just really used to larger phones. Now is the iPhone 14 Plus the phone some people didn’t realise they wanted all this time? Larger phone, lighter feel It would be easy to just say the iPhone 14 Plus is a super-sized iPhone 14. There’s the same processor, an A15 that you saw on the iPhone 13 Pro models as well. Yet everything about it is bigger ― the 6.7-inch OLED display with its sharp 2778×1284 pixel resolution at 458 ppi is a big reason behind its price. It’s one of the biggest (yes) reasons to get the model as the only other large-display iPhone is the very powerful and very expensive iPhone 14 Pro Max. Sure, it doesn’t have the fancy Dynamic Island, variable refresh rate and ProMotion but unless you’ve actually used the iPhone 14 Pro before, it doesn’t feel like a big downgrade. What might also be appealing is the mere 203g of weight. Considering there’s nothing cheap-feeling about the phone’s construction, it makes for a pleasant hand feel and speaking from experience, heavy phones can feel like lead weights when using them for longer periods of time. Speaking of longer times, the iPhone 14 Plus manages to eke slightly longer times that the 14 Pro Max for ordinary usage. While I could stretch the 14 Pro Max to about 30 per cent by the end of the day, the iPhone 14 Plus would only reach the 30 per cent mark somewhere around 4pm the next day. It meant for other phones, I would dutifully charge them overnight but forgetting to charge the iPhone 14 Plus won’t hamper your day much. Performance is that old iPhone-consistent butter fluidity and unlike the iPhone 14 Pro’s quirks, the phone has proven to be stable without getting too hot during more demanding apps such as games like Genshin Impact. Like the iPhone 14, the iPhone 14 Plus offers a decent camera with accurate colour and good detail even indoors. — Picture by Erna Mahyuni That camera What else can be said about the iPhone 14 Plus’ cameras that wasn’t said about the iPhone 14? It’s a solid set of cameras. Not as fancy as the iPhone 14 Pro 48MP main camera but the 12MP wide and 12MP ultra wide duo with 2x optical zoom are still a solid pair. I’d say the Photonic engine has improved the quality of iPhone 14 cameras across the board. Perhaps not enough to upgrade from an iPhone 13 model to an iPhone 14, but obvious enough. Though the iPhone 14 and 14 Plus don’t have the extra optical zoom that’s exclusively on the iPhone 14 Pro, they’re just as capable if you want to shoot video. Though you could argue that Sony’s new Pro models are giving Apple a good fight in the video stakes, what can’t be denied is that the better video camera and editing apps are more easily available on the App Store than Google Play. With other features such as Action mode that lets you take photos outdoors during more vigorous activity without needing an extra stabiliser such as a tripod or gimbal, there’s a lot of utility to squeeze out of the iPhone 14 Plus. While the iPhone 14 Plus and the iPhone 14 Pro Max both have the same size display, the 14 Plus is much lighter and easier to carry around. — Picture by Erna Mahyuni A good or bad proposition? As much as the iPhone 14 Pro models are great phones, they’re not for everyone and they were never meant to be. The iPhones offer good performance, premium build and the key to Apple’s inviting walled garden that it calls an ecosystem. Yes, the argument is that Android phones are cutting-edge feature-wise and each year, the Samsung Flip phones keep getting almost cool enough for me to get one. If you want the latest in phone tech, Huawei and Samsung still lead while Apple is content to wait, see and refine further, while charging a lot more for it. Still, at least Apple has finally got onboard with repairability so if you do damage your new iPhone it will be easier to fix, especially now they’ve made parts like the glass back easier to remove and replace. Get the iPhone 14 Plus for the larger screen. Get it for the portability and much better battery. Everything else, like the new Crash Detection sensor is a bonus. The iPhone 14 Plus is available now starting at RM4,699 at your usual Apple retail store in six colours (blue, purple, midnight, starlight, and Product Red) and 128GB, 256GB and 512GB storage options.

Farm Bill, Crypto Priorities For Next Term | News, Sports, Jobs – Timesobserver.com https://clarkcountynewsnow.com/farm-bill-crypto-priorities-for-next-term-news-sports-jobs-timesobserver-com/ The status of a proposal for the downtown riverfront was part of what brought Congressman Glenn Thompson to Warren on Monday. “I thought it was a great project,” he said of the development that has taken place in the former Loranger building. Thompson said he put an earmark in for $1.5 million in dedicated funding for the downtown riverfront, citing significant local investment in that area. He said he put an earmark in for $1.5 million in dedicated funding for the downtown riverfront, citing significant local investment in that area. “I’m trying to be very discerning with the projects I support,” he said. “(I was) disappointed when it didn’t make the final cut in this year’s appropriation.” Thompson said he is still looking for funding for the project and said that was part of why he was in Warren Monday. “I want to be optimistic anyways,” he said. “Good projects take forever.” Looking ahead to the 118th Congress, the farm bill and cryptocurrency regulations are shaping up as priorities for the next two years. Thompson does have a Democratic challenger in next month’s election but the seat is safely red. Thompson’s closest election was his initial election in 2008 which he carried by 16 points. In 2020, he carried the district by nearly 50 points. As the current ranking Republican member on the House Agriculture Committee, he’s got his eyes set on a potential chairmanship should the Republicans take back the majority in the House. That makes his priorities pretty easy. “For me, obviously the Farm Bill,” he said. According to the Congressional Research Service, that bill spans multiple years and “governs an array of agricultural and food programs. It provides an opportunity for policymakers to comprehensively and periodically address agricultural and food issues.” The bill, per the CRS, typically focuses on “farm commodity program support for a handful of staple commodities– corn, soybeans, wheat, cotton, rice, peanuts, dairy, and sugar.” Thompson said the current iteration is set to expire in Sept. 2023 and called it the “single most important piece of legislation that impacts rural America.” He said there are three options – let it expire which he called “not an option” as it would take farm regulations back to the era of the Dust Bowl; extend the current bill which is just “kicking the can” or institute a new bill which is the “only option.” “We’re way behind,” he stressed. “Under Democratic leadership we have not been doing our due diligence. If given the opportunity to chair, we’ll change that come January. It’s going to be pretty intense.” The other major legislative priority might not sound like an agricultural issue at all – regulations regarding crypto-currency. He explained why that issue is before the Ag Committee – when a crypto-currency is first created, it is traded and overseen by the Securities and Exchange Commission; but once it is traded, it is considered a commodity, which brings it under the auspices of the Department of Agriculture. “There’s an urgency,” he said, “with putting some guidelines, legislative guardrails around crypto-currency.” He’s introduced legislation – the Digital Commodity Exchange Act that, he said, would “do no harm, protect people in the marketplace” while also fostering innovation with the underlying technology. “Blockchain… it will be transformational to our economy,” he said, explaining that countries ranging in size from China to Malta are developing these rules. “The US is way behind,” he said, “but the US is where people want to do business.” The legislation, he said, would still allow state regulation as many states have already done but would implement a national standard. Failing to tackle this issue, he said, could result in the nation losing its “competitive space in the world economy…. Let’s keep it simple and do what we need to do.” His proposal, he said, “is close” and he hopes it is moved out of committee this fall. “(It) hasn’t happened yet,” he said, but the effort is “further along than it has been in the past.” Today’s breaking news and more in your inbox

Join us at: U.S. Embassy to Italy – Ambasciata Americana a Roma | Facebook  Be an Active Voter by taking the necessary steps to vote in the 2022 U.S. elections and participating in Absentee Voting Week! In some states voter  registration  and ballot request deadlines for the November 2022 are as early as October 5th.  Whether you are a first-time voter or have already received ballots and voted absentee in past elections, we recommend that you complete a Federal Post Card Application (FPCA)  each year to ensure you are able to participate in elections as an overseas absentee voter. If you have already completed a Federal Post Card Application (FPCA) in 2022 and requested electronic delivery of your ballot, you will be receiving your blank ballot or instructions for how to access your ballot soon if you have not already received it.  If you are not sure about the status of your absentee ballot request you should contact your local election officials in the United States or check the status of your registration via your state’s voter registration verification website. You can get voting assistance from the Embassy/Consulate General or drop off your completed voting forms and ballots, addressed to your local election officials, during the following hours: a. U.S. Embassy Rome – Voting materials can be dropped off at the American Citizen Services window during regular business hours (0830-1300; 1400-1730) b. U.S. Consulate General Milan – Voting materials can be dropped in the ballot box at the public entrance for access between 0800 and 1700, Monday-Friday. c. U.S. Consulate General Florence – Voting materials can be dropped in the ballot box located at the public entrance between 0800 and 1700, Monday-Friday. d. U.S. Consulate General Naples – Voting materials may be deposited in the ballot box at the public entrance between 0800 and 1700, Monday-Friday. If you have never voted while overseas before, it is not too late. The process is easy ¬– just follow these steps: 1. Complete a Federal Post Card Application (FPCA) Whether you are a first-time voter or have voted absentee in past elections, we recommend that you complete an FPCA to receive your ballot this fall.  It allows you to register to vote and request absentee ballots for all elections for federal offices (presidential and state primaries, run-off, special, and the November general elections) during the course of the year in which you submit the FPCA.  Local election officials in all U.S. states and territories accept the FPCA. The online voting assistant available at FVAP.gov is an easy way to complete the FPCA.  It will ask you questions specific to your state and tell you if electronic ballot delivery is possible.  No matter which state you vote in, we encourage you to ask your local election officials to deliver your blank ballots to you electronically (by email, internet download, or fax, depending on your state).  Be sure to include your email address to take advantage of electronic delivery.  The online voting assistant will generate a printable FPCA, which you can then print and sign. 2. Submit the Federal Post Card Application (FPCA) a. U.S. Embassy Rome – FPCAs can be dropped off at the American Citizen Services window during regular business hours (0830-1300; 1400-1730) b. U.S. Consulate General Milan – FPCAs can be dropped in the ballot box at the public entrance for access between 0800 and 1700, Monday-Friday. c. U.S. Consulate General Florence – FPCAs can be dropped in the ballot box located at the public entrance between 0800 and 1700, Monday-Friday. d. U.S. Consulate General Naples – FPCAs may be deposited in the ballot box at the public entrance between 0800 and 1700, Monday-Friday. If it’s more convenient for you, you can have a friend or family member drop off your FPCA at the most convenient U.S. Embassy or Consulate General, on your behalf or you can send your FPCA or ballot directly to your local election officials via international mail or professional courier service at your own expense. 3. Receive Your Ballot After submitting your FPCA, most states allow you to confirm online your registration and ballot delivery selection.  States are now required to send out ballots 45 days before an election (September 24) for federal office (President, U.S. Senate, or U.S. House of Representatives) to any overseas U.S. citizen who has completed an FPCA. 4. Return Your Ballot We recommend that if you plan to return your paper ballot to your election officials via the the most convenient U.S. embassy/consulate, please return your ballot to them by October 5 to account for transit times between overseas posts and local voting districts.  If you wish to drop off your ballot, or have a friend or colleague drop it off for you, place it in either a postage-paid envelope or envelope bearing domestic U.S. postage addressed to your local election officials. You can download the postage paid envelope from the FVAP.gov website. Specific Ballot Instructions for Each Embassy/Consulate General: a. If there isn’t enough time to receive and send back your ballot before the election, use the Federal Write-In Absentee Ballot (FWAB).It is a backup ballot you can use if you don’t receive your ballot in a timely manner. If your official absentee ballot arrives after sending in the FWAB, fill out and send in the official ballot too. Only one will be counted. After you send in your ballot, you can check if it was received by your election office. Your Vote Counts Many U.S. elections within the past ten years have been decided by a margin of victory of less than 0.1%.  All states are required to count every absentee ballot as long as it is valid and reaches local election officials by the absentee ballot receipt deadline (differs by state). Be an educated voter.  Check out the FVAP page for helpful resources that will aid your research of candidates and issues.   You can also read national and hometown newspapers online, and search the Internet to locate articles and information. Week 8 Football Roundup: Webster Groves Snaps 21-Game Losing Streak With First Win Since 2019 – St. Louis Post-Dispatch https://clarkcountynewsnow.com/week-8-football-roundup-webster-groves-snaps-21-game-losing-streak-with-first-win-since-2019-st-louis-post-dispatch/ Qwalan Miller threw a pair of second-quarter touchdown passes Friday as Webster Groves broke a 21-game losing streak with a 27-13 win over Northwest in a Suburban Conference Orange Pool football game at Cedar Hill. The Statesmen (1-6 overall, 1-3 league) had gone 1,078 days without a win. Their last triumph was a 49-6 victory over Ritenour on Nov. 1, 2019. Trevion Hulsey got the ball rolling with a 56-yard TD run on the first possession of the game. Hulsey finished with 143 yards on 15 carries. “The guys believed in what we were doing, they stayed confident,” first-year Webster Groves coach Conner White said. “Tonight, they kept plugging and they finished it off.” The Statesmen were outscored 814-164 during the streak. “It was frustrating, but our players never wavered,” White said. “We talked about doing the right things and making winning decisions.” The senior class claimed its first win. “I couldn’t be happier for them,” White added. Northwest (0-8, 0-4) has lost nine in a row. Rockhurst 17, SLUH 14 (OT): Logan Kuechler hit a 28-yard field goal in overtime to lift the Kansas City-area school to a win in this non-league affair at SLUH. The Junior Billikens (3-5) took a 14-7 lead on a 25-yard scoring strike from Marco Sansone to Joseph Harris on the first play of the fourth quarter. Ryan Wingo also hauled in a scoring toss from Sansone. SLUH (3-5) had won three of its previous four contests. Parkway South 30, Fox 20: Drew Heimlich returned a fumble 51 yards for a score to help the Patriots to a win on the road. Tristen Sutton recovered a blocked punt in the end zone to get South off and running. Ethan Schaefferkoetter added a 29-yard field for the winners. La’Ron Eason sealed the triumph with a 45-yard TD run with 3:20 left in the contest. South (5-3) snapped a two-game losing streak. Fox fell to 2-6. MICDS 35, St. Dominic 0: Seniors Steven Hall and Winston Moore each rushed for two scores in the opening half as the Rams cruised in St. Charles County. MICDS (7-1) won its second in a row after a 34-18 loss to Lutheran North on Oct. 1. The Rams have won five in a row and eight of the last nine against the Crusaders (3-5). Mountains Of Good Spirit | News, Sports, Jobs – Parkersburg News https://clarkcountynewsnow.com/mountains-of-good-spirit-news-sports-jobs-parkersburg-news/ I got to take a vacation recently — a few times zones away, to a place where the pools are still open. It was nice, though it seems I missed a few good leaf-peeping days. But during the trip, our group of traveling friends stopped at a pool party hosted by someone we knew from our days at West Virginia University. We weren’t the only guests there, of course, but we might have been the most enthusiastic about jumping into water that was already deemed too cold by the locals. (It’s a funny thing to look around and realize ‘Whoops, only West Virginians still in the pool.’ Everyone else is out, wrapped up and huddled around the fire pit.) Once we dried off, one of our hosts was talking to a co-worker about the set of patio furniture that was pushed off to the side, and they came to an agreement. Then the receiver of the furniture said “OK, how am I going to get this all into my RAV4?” Without discussion or hesitation, each of the Mountain State residents walked over, picked up a piece of furniture and then walked out to the driveway, where we used our expertise to fit an entire patio set — cushions and all — into her vehicle. She watched us open-mouthed and then said, with genuine curiosity “Why are you helping me?” It struck me as such an odd question. Why wouldn’t we help? Then I looked around and realized, no one else had volunteered. No one else had even come out to the driveway to offer moral support. In fact, when we walked back around the corner, one of the guests was guiltily folding towels and placing them neatly on a ledge, declaring “I’m helping!” But the receiver of the furniture again turned to us and said “seriously, why did you help me? Thank you.” One of our crew sheepishly scuffed his feet and said “it’s what we do.” Yes, I thought. There it is. It’s just part of who we are; and I was raised believing that was part of what people knew about West Virginians. We help. We figure it out. In fact, it seems, our helpful nature and ingenuity were quite a surprise. What people think they know of us these days is dramatically different from what we here in the state tend to think of ourselves. Particularly farther away from West Virginia (again, this particular interaction was happening in the Pacific time zone) many people form their opinions of us based on our more attention-getting elected officials, what they read of us in the news, and the impression they get from those who claim to represent the Mountain State on social media. Blech. We can’t all travel to meet people in person and change minds, but we can start to work toward changing those who are creating a false impression of West Virginia on our behalf. We were brought up to be the kinds of people who can figure out how to get an entire patio set crammed into the back of a RAV4, for goodness sake. Surely we can figure this one out, too. *** And because I know the people who live in this valley are the kinds of people who help, I’m looking forward to seeing some of you this weekend at the Chick Crites Annual Veterans Food Drive, here at the News and Sentinel parking lot, starting at 8 a.m. Saturday. Donations of non-perishable foods and hygiene items will benefit the Old Man Rivers and Disabled American Veterans Wood County Chapter 32 food pantries. Expect Demand For Senior Living Projects To Increase Multi-Fold In Non-Metro Cities: Ankur Gupta Ashiana Housing The Financial Express
Expect Demand For Senior Living Projects To Increase Multi-Fold In Non-Metro Cities: Ankur Gupta Ashiana Housing The Financial Express
Expect Demand For Senior Living Projects To Increase Multi-Fold In Non-Metro Cities: Ankur Gupta, Ashiana Housing – The Financial Express https://clarkcountynewsnow.com/expect-demand-for-senior-living-projects-to-increase-multi-fold-in-non-metro-cities-ankur-gupta-ashiana-housing-the-financial-express/ In an exclusive interview, Ankur Gupta of Ashiana Housing shares his views on changing homebuyer preferences in post-pandemic times, growth expectations for senior living projects, and what prompted them to foray into kid-centric homes. As the population of seniors has been steadily growing, the demand for senior living housing will continue to rise. And pioneers like us will scale up, says Ankur Gupta, JMD, Ashiana Housing. In an exclusive interview with Sanjeev Sinha, Mr Gupta shares his views on changing homebuyer preferences in post-pandemic times, growth expectations for senior living projects, and what prompted them to foray into kid-centric homes. Excerpts: Real estate, particularly the housing segment, is said to be doing well post the pandemic. Do you think the festive season will give the sector a further push? The festive season is a good time to buy or invest in the housing segment. We are witnessing satisfying growth in terms of business and festive seasons are adding into it. As mentioned, this festive season will likely bring cheers to millions as it comes after the two-year pandemic. Having the July-Sept period already witnessing stupendous growth, the upcoming quarters will continue to perform. The current inflation could be a worry for many. Despite the inflationary pressure, the current interest rate regime favors homebuyers, as the levels are still lower as compared to the peaks that we witnessed during the pre-pandemic levels. Hence, prospective homebuyers should enter the market and buy. With affordability remaining high, employment numbers are strong again favoring a buying phase. Has there been any impact of the pandemic on senior living housing? How is this segment doing currently & what is the future outlook? The pandemic has impacted all the sectors of economy, but post pandemic things changed to a great extent and interestingly, the demand for senior living housing has increased. As per a recent report by National Statistical Office (NSO)’s Elderly in India 2021, India’s elderly population (aged 60 and above) is projected to touch 194 million in 2031 from 138 million in 2021, a 41% increase over a decade. As the population of seniors has been steadily growing, the demand for senior living housing will continue to rise. And pioneers like us will scale up. The types of services and amenities on offer in these projects will continue to evolve as the industry will grow. We observe that metros cities are already witnessing a surge in such projects. However, in the longer run, suburbs and tier-II cities will also see healthy supply. Some of the tier-II cities include Bhiwadi, Coimbatore, Puducherry, Vadodara, Bhopal, Jaipur, Mysuru, Dehradun and Kasauli, among others. Metros where we have seen the supply are Chennai, Pune (Lavasa) and Bengaluru. We expect that over the next 4-5 years, the demand for senior living projects will increase multi-fold in non-metro cities. There are reasons behind this: Attractive financing options available, availability of land and plenty of space to build sprawling complexes have made these cities more attractive. And seniors love these open spaces. Although growth rates vary by region, there is a growing trend that a majority of seniors would prefer living in cities with low population densities. The trend of seniors moving into cities with low population densities is also contributing to this growth. It creates opportunities for developers to create new projects in these markets, where there is less competition. Medium to long-term market predictions suggest that as compared to metros, many more senior living communities would come up in these markets. What sets Ashiana Housing apart from other senior living facilities? What is your USP? Ashiana Housing is a pioneer in Senior Living Homes in the country, offering top-class facilities. We currently serve more than 1800 happy seniors across our three projects, in which we take care of everything for our residents – from an active and healthy lifestyle to healthy vegetarian meals, an active routine, and regular health check-ups. We’ve recently launched our most premium Senior Living Home yet – Ashiana Advik, with innovative and first-in-class ‘Active scapes’. Advik comes with spacious apartments as well as independent villas. With Advik, we aim to further revolutionize Senior Living in India. Advik is spread over 16.9 acres of lush green spaces and brings in new and innovative Active scapes which are designed to keep senior citizens active at all times. Retirement Life with Ashiana Senior Living is a whole different experience that you can’t get anywhere else. Our primarily focus is on providing ample facilities to our senior citizen residents. The facilities include taking care of one’s mental agility attained by befriending books in the library, having lively conversations with like-minded people or by attending classes for cooking, dancing, arts and more, keeping at bay the everyday worries and strife. All our Senior Living Homes are well laid out and well designed. Our locations are such that there is little to no pollution and a breath of fresh air always awaits our residents. We take care of everything from residents’ activity, routine, and social life to safety, security, and health. Ashiana Senior Living Homes give senior citizens a sense of independence while at the same time not compromising on their security. All our SLHs come with age-friendly design and amenities like – skid-resistant tiles, chamfered wall edges, grabrails in the bathroom, Night Lamp in the master bedroom, switches with LED indicators, flats fitted with Emergency Response System, wheelchair-accessible campus and flats, 24×7 ambulance, on-call doctors, pharmacy and utility stores, etc. What prompted Ashiana Housing to foray into kid-centric homes? Why is this concept gaining popularity in India? What are your future plans for this segment? With the increasing urbanization and growing nuclear families with working parents, there is a need for a space that provides safety and security to the children while parents are away to work and at the same time, exposes kids to several sports and co-curricular activities. At Ashiana we worked towards the need of the hour which has given rise to a new reality trend, i.e., kid-centric homes. Typically, a kid-centric home is a gated community which provides all the facilities that are needed for children’s development and their all-round growth. Ashiana kid-centric homes are a finest example of BehtarParvarishKaPata. The facilities provided here are made keeping in mind to nurture and empower children for their successful future. A special learning hub is provided here, where children develop multifaceted personalities. With the inclusion of world-class facilities to address core necessities related not just to proper infrastructure but other pivotal areas such as learning and talent enhancement, inculcating important moral values and learning to share with their fellow beings in addition to others, the kid-centric homes are designed to nurture the crucial years of a kid’s life. Our newest kid-centric homes project is Ashiana Amarah at sector-93, Gurugram. Amarah is spread over an area of 22 acres, of which 6.7 acres are lush green exteriors. The project is full of innovative and luxurious amenities for kids centered around four key elements i.e. Learning, Nurturing, Support & Care. Our all kid-centric projects are perfect blend of learning, growth, fun, and overall development altogether with kid-centric amenities. At Ashiana, we are known for providing a holistic fun, and nurturing environment to the growing kids which will ultimately lead them into becoming multi-faceted personalities and responsible citizens of tomorrow. What are you currently doing in view of the changing preferences of homebuyers and what are your future plans? Do you have any plans to foray into new cities as well? The pandemic has induced home buyers to reassess their preferences and this is driving some fascinating changes in their attitudes. Now, buyers are looking for a house which provides them with different types of facilities, amenities and enough space for working. At Ashiana Housing, we work towards different aspects i.e. well-designed concept home, lush green environment, vast open areas with fresh breeze. Our goal is to provide buyers a safe haven at a prime location. In terms of expansion, we have recently launched two new projects – in senior living we have launched Ashiana Advik with over 900 residential units, including 37 villas, at Bhiwadi & in kid-centric homes we have launched Ashiana Amarah in Gurugram, in which in phase one 224 units got sold off on the first day of launch. In the future, Ashiana intends to grow in the cities where we are already present, such as Pune, Chennai, Bhiwadi, and Gurgaon.

Lyco Looks To Snap Losing Skid | News, Sports, Jobs – Williamsport Sun-Gazette https://clarkcountynewsnow.com/lyco-looks-to-snap-losing-skid-news-sports-jobs-williamsport-sun-gazette/ RALPH WILSON/Sun-Gazette Correspondent Lycoming’s Elijah Shemory looks to throw against King’s during a game this year. The Lycoming College football team’s season has been a bit of a roller coaster so far, with highs and lows, but the Warriors are well-positioned to take control of their own fate moving forward. Delaware Valley — one of the top five Division III football programs in the country along with Central College of Pella, Iowa, The University of Mount Union of Alliance, Ohio, Hampden-Sydney College of Hampden-Sydney, Virginia, and North Central College of Naperville, Illinois — was the latest opponent for the Warriors after two difficult losses. The disheartening loss against Delaware Valley, 21-0, made the Lycoming offense appear sub-par at times. With the game in hand, Lycoming ultimately coughed it up with a turnover, a few missed field goals, and two major plays that went uncovered by the Warrior defense, losing to King’s 28-23 in heartbreaking circumstances. This weekend’s contest between the Warriors and Stevenson, who have also lost their last two games, is intended to be a get right game for one team as the Lycoming squad hopes to return to the win column. The game is scheduled for a 1 p.m. kickoff this afternoon. “This year has been different, we don’t know where we are as of now, we’re two and three currently so it’s hard to say that you feel good about yourself and where you are,” said Lycoming coach Mike Clark. “We lost to two teams that are in the top 25, both of them have a lot of guys that are fifth-year guys and that are also really good players that are in the top of their class, Susquehanna University is probably easily one of the best offenses that we’ve played, Delaware Valley’s defense is well no disrespect to Susquehanna and King’s but their defense is really good too,” he added. Lycoming lost to Susquehanna, 45-16, in its season opener before posting back-to-back wins against Lebanon Valley (21-20) and Albright (45-0). Lycoming then dropped its last two to King’s (28-23) and Delaware Valley last week. “As it stands our three losses are to teams that are 13-1, so I don’t really know, I think we’re in an OK spot but you never know, I feel as though in the King’s game we could have won that one,” he said. Stevenson enters today’s game with a 4-2 record. Brandon Walker leads the team with 242 rushing yards and four touchdowns and Maurice Hammond has 188 rushing yards and four scores. “They lost their last two games just like we lost our last two games,” Clark said. “Ed Hoddle is their coach and he’s done a really nice job there and has built a nice program.” Stevenson has a solid quarterback in addition its backfield as Ryan Sedgwick has thrown for 1,062 yards on 106 for 12 passing. In addition to his 61.6% completion percentage, Sedgwick has eight touchdown passes. “We both are in similar spots but ultimately we both lost two games in a row so somebody has to win this weekend, they lost to King’s last weekend and Del Val a week before, so I think we’re comparable teams,” Clark said. “I think a lot of the teams in our league are us, King’s, Stevenson, Wilkes a number of us are pretty similar so we’re very excited about the challenge, the physicality and the opportunity for this game this weekend.” After the Mustangs the Warriors will face Alvernia at home, Wilkes away, Widener at home, and finish the season against Misericordia away. Team leaders for Lycoming thus far include Heath Jones (a Montoursville graduate) in rushing with 236 total rushing yards and quarterback Elijah Shemory (a Jersey Shore graduate) in passing with 636 total passing yards. Receiver Brandon Timothy has 192 total receiving yards, Cole Senior leads the defense with 39 tackles. Both Austin Rowley and Hunter Campbell lead Lycoming with two interceptions each. EveryRealm has collaborated with Hometopia to launch a home design game on Roblox. Dubbed the metaverse “game for adults”, Hometopia will allow users to build their ideal homes and communities alongside their friends. Everyrealm is a metaverse real estate company engaged in building virtual buildings in immersive 3D worlds. The company is backed by some of the leading web3 venture capital firms, including Andreessen Horowitz (a16z), which led its $60 million fundraising in February. Other notable backers include Coinbase, the Weeknd, Actor Will Smith and US rapper Nas, among others. EveryRealm claims that Hometopia is the world’s first mainstream metaverse game for home design, building and renovating virtual real estate. Axie Infinity, the world’s biggest metaverse NFT game based on the market cap of its native token $AXS allows players to build structures and communities. Based on Everyrealm’s description of Hometopia, the game allows users to build ideal homes, not just structures created to boost gaming experiences. “Hometopia will capture those looking for a more realistic home design and world creation game as they age out of the homebuilding games they loved as a kid. Hometopia stands to become this generation’s The Sims, one of the best-selling PC games of all time, which sold more than 11 million copies generating more than $5 billion in revenue,” says Alex Ahlund, founder and developer of Hometopia. The games gaming concept is closer to popular Roblox-based home design games Bloxburg— with over 5 billion visits and 11 million likes since 2015, and Brookhaven— which regularly clocks 450,000+ concurrent users. Janine Yorio, CEO of Everyrealm, said, “As a gamified combination of Pinterest, Houzz and Wayfair, Hometopia is poised to capture those looking for more adult-versions of Roblox interior design games they grew to love as children, and will particularly appeal to a female demographic that has been overlooked by most metaverse gaming projects but which represents a disproportionate amount of spending power.”  EveryRealm is one of the largest metaverse real estate holders on Decentraland, Axie Infinity and The Sandbox. Some of its notable virtual real estate projects include Fantasy Islands and The Row. Stay up to date: Google News Twitter Telegram LinkedIn Facebook TikTok

Crypto Hackers Gross Over $3 Billion From 125 Hacks So Far This Year – Featured Bitcoin News – Bitcoin News https://clarkcountynewsnow.com/crypto-hackers-gross-over-3-billion-from-125-hacks-so-far-this-year-featured-bitcoin-news-bitcoin-news/ Data from blockchain analytics firm Chainalysis shows that October is “the biggest month in the biggest year ever for hacking activity.” The firm added that crypto hackers have grossed over $3 billion across 125 hacks so far this year. Crypto-Hacking Activity Soars in October Chainalysis shared some crypto-related hacking statistics Wednesday. The blockchain data analytics firm explained that back in 2019, most hacks targeted centralized exchanges. However, a vast majority of targets are now decentralized finance (defi) protocols. Chainalysis wrote: After four hacks yesterday, October is now the biggest month in the biggest year ever for hacking activity … So far this month, $718 million has been stolen from defi protocols across 11 different hacks. Total value hacked and number of hacks by month. Source: Chainalysis The four hacks that took place on Tuesday involved Rabby wallet, QANPlatform, Temple DAO, and Mango Markets. The biggest exploit of the four was the Solana-based defi protocol Mango Markets hack which saw about $115 million stolen. “Cross-chain bridges remain a major target for hackers, with 3 bridges breached this month and nearly $600 million stolen, accounting for 82% of losses this month and 64% of losses all year,” Chainalysis detailed, elaborating: At this rate, 2022 will likely surpass 2021 as the biggest year for hacking on record. So far, hackers have grossed over $3 billion dollars across 125 hacks. What do you think about the findings by Chainalysis? Let us know in the comments section below. Herschel Walker And Raphael Warnock Trade Blows In Georgia U.S. Senate Debate – Reuters https://clarkcountynewsnow.com/herschel-walker-and-raphael-warnock-trade-blows-in-georgia-u-s-senate-debate-reuters/ WASHINGTON, Oct 14 (Reuters) – Democratic U.S. Senator Raphael Warnock and Republican challenger Herschel Walker sparred over a range of issues from abortion and policing to personal integrity on Friday, as a key Georgia contest that could help determine control of the Senate came to a head in a contentious televised debate. Walker, a one-time football star and political novice backed by former President Donald Trump, sought to brand the incumbent as a rubber stamp for Democratic President Joe Biden’s agenda, which Republicans have painted as responsible for inflation, crime and other social ills. “This race ain’t about me. It’s about what Raphael Warnock and Joe Biden have done to you and your family,” Walker said. “I’m here to fix it.” Register now for FREE unlimited access to Reuters.com Warnock, pastor at a historic Atlanta church who has served less than two years in the Senate, presented himself as a committed public servant who has worked to cap the price of insulin, control gun violence and protect rights. Their showdown is one of the most closely watched contests in the Nov. 8 congressional elections. During the hour-long debate in Savannah, Walker accused Warnock of attacking the police, empowering criminals and allowing the powerful painkiller fentanyl into Georgia by not protecting U.S. borders. “We will see time and time again tonight, as we have already seen, that my opponent has a problem with the truth. And just because he says something doesn’t mean it’s true,” Warnock responded. “One thing I have not done, I’ve never pretended to be a police officer and I’ve never threatened a shootout with the police,” he added in reference to media reports that Walker has falsely claimed to have worked in law enforcement and once talked about having a shootout with police. Walker then flashed what appeared to be a badge and was admonished by a debate moderator for using a prop. The Republican has acknowledged struggling in the past with mental health and was asked if he still receives treatment. “I continue to get help if I need it. But I don’t need any help. I’m doing well,” Walker said. Former college football star and current senatorial candidate Herschel Walker speaks at a rally in Perry, Georgia, U.S. September 25, 2021. REUTERS/Dustin Chambers/File Photo The race had already been rocked by media reports that Walker, who has voiced opposition to abortion without exceptions, paid for an abortion in 2009 to terminate the pregnancy of a woman he was dating and who later gave birth to one of his children. Walker has called the allegation a “flat-out lie.” Reuters has not independently confirmed the claim. During the debate, Walker repeated his statement that the reports are false and reiterated his position on abortion: “I’m a Christian. I believe in life.” Democrats hold slim majorities in the Senate and House of Representatives. Senate control could be decided by the outcome of races in Georgia, Arizona, Nevada, North Carolina, New Hampshire, Ohio, Pennsylvania and Wisconsin. Georgia was a reliably Republican state, with two Republican senators, until Biden beat Trump in the 2020 presidential election. Warnock and fellow Democrat Jon Ossoff then claimed the state’s two Senate seats in January 2021 run-off elections. Warnock dodged a question about whether he would support Biden for a second term in 2024, saying: “I’ve not spent a minute thinking about what politicians should run for what in 2024.” Walker said he would back Trump: “Yes, I would. And let me tell you, because President Trump is my friend.” A recent opinion poll conducted by the University of Georgia showed Warnock leading Walker 46% to 43% among likely voters. Walker has been known to make confusing statements on policy issues such as climate change, while Warnock is an eloquent speaker who is senior pastor at Atlanta’s Ebenezer Baptist Church, where slain civil rights leader Martin Luther King once preached. Andra Gillespie, a political science professor at Emory University in Atlanta, said the debate was too inconclusive to make a difference in the race, with Walker demonstrating little more than a grasp of Republican talking points and Warnock failing to dominate the exchange. If neither candidate gets more than 50% of the vote on Nov. 8, the race would be decided in a Dec. 6 run-off election. Each candidate pledged to accept the outcome of the election. New Corruption Charges For 4 Edison Police Officers – New Jersey 101.5 FM https://clarkcountynewsnow.com/new-corruption-charges-for-4-edison-police-officers-new-jersey-101-5-fm/ EDISON — A Middlesex County Grand Jury has returned a 24-count indictment against four suspended township police officers, first accused four years ago of padding their paychecks with extra-duty jobs they never showed up for. Middlesex County Prosecutor Yolanda Ciccone and Edison Police Chief Thomas Bryan on Friday announced the host of charges against Sgt. Ioannis (John) Mpletsakis, 43, of Edison, Patrolman James Panagoulakos, 36, of Jackson, Patrolman Gregory Makras, 38, of Cranford and Sgt. Brian Rossmeyer, 45, of Bridgewater. Each of the four men faces counts of: — racketeering — conspiracy — bribery — theft — money laundering — official misconduct, pattern of official misconduct — hindering apprehension, fabricating evidence — falsifying documents, failure to pay income tax, filing fraudulent tax returns — witness tampering, retaliating against a witness and retaliation for past official action Charges were first announced against the officers in October 2018, along with a fifth officer — the latest in a decades-long history of criminal behavior among township cops. Paul Pappas took a plea deal a year later, MyCentralJersey reported. The remaining four men pleaded not guilty. In April 2020, Middlesex County Superior Court Judge Pedro Jimenez dismissed the case against Mpletsakis, Panagoulakos, Makras and Rossmeyer during a remote hearing. The judge’s order allowed for the state to re-present the case once grand jury proceedings had resumed after the public health emergency. A lengthy internal affairs investigation determined that from 2016 to 2018, officers were involved in a scheme aimed at exploiting the Edison Police Department’s extra duty job assignments, prosecutors said. Mpletsakis, Panagoulakos, Makras and Rossmeyer have been accused of signing up to direct traffic for utility companies or providing security for local businesses at times when they still had their regular police responsibilities to carry out. Investigators said Mpletsakis also stole from the Police Benevolent Association. According to Ciccone, he used his executive position on the Edison PBA Local 75 to cheat Edison Township and the police union, using a PBA debit card for his own personal use. Rocky history In 2017, Judge Jimenez sentenced an Edison officer to 20 years in prison for firebombing his supervisor’s home. Michael Dotro had pleaded guilty to attempted murder and arson. Before that, Dotro had agreed to a plea deal in 2016, along with three fellow township officers stemming from a retaliation case involving a North Brunswick police officer, according to New Brunswick Today. There were also more than a dozen officers investigated for illegal steroid use in 2018, NJ.com reported. That evidence had come to light while Pappas was being investigated for allegedly stalking his ex-girlfriend while on duty in his unmarked police cruiser, according to a report by NJ.com. Unbelievably Expensive Divorces These are the best hiking spots in New Jersey A trip to New Jersey doesn’t have to be all about the beach. Our state has some incredible trails, waterfalls, and lakes to enjoy. From the Pine Barrens to the Appalachian Trail to the hidden gems of New Jersey, you have plenty of options for a great hike. Hiking is such a great way to spend time outdoors and enjoy nature, plus it’s a great workout. Before you go out on the trails and explore some of our listeners’ suggestions, I have some tips on hiking etiquette from the American Hiking Society. If you are going downhill and run into an uphill hiker, step to the side and give the uphill hiker space. A hiker going uphill has the right of way unless they stop to catch their breath. Always stay on the trail, you may see side paths, unless they are marked as an official trail, steer clear of them. By going off-trail you may cause damage to the ecosystems around the trail, the plants, and wildlife that live there. You also do not want to disturb the wildlife you encounter, just keep your distance from the wildlife and continue hiking. Bicyclists should yield to hikers and horses. Hikers should also yield to horses, but I’m not sure how many horses you will encounter on the trails in New Jersey. If you are thinking of bringing your dog on your hike, they should be leashed, and make sure to clean up all pet waste. Lastly, be mindful of the weather, if the trail is too muddy, it’s probably best to save your hike for another day. I asked our listeners for their suggestions of the best hiking spots in New Jersey, check out their suggestions: New Jersey’s license plates through the years New Jersey’s license plate designs through the years Every NJ pizzeria Barstool’s Dave Portnoy has reviewed Every NJ pizza joint Barstool’s Dave Portnoy has reviewed Dave Portnoy, commonly known as El Presidente, is the founder of Barstool Sports. New Report Outlining Economic Impact Of Short Term Rentals Restrictions Met With Mixed Reviews – Kuna Noticias Y Kuna Radio https://clarkcountynewsnow.com/new-report-outlining-economic-impact-of-short-term-rentals-restrictions-met-with-mixed-reviews-kuna-noticias-y-kuna-radio/ Both La Quinta and Palm Springs are currently considering adding more restrictions to some short term vacation rentals. A new study shared by Visit Greater Palm Springs on the economic impact of restricting short term rentals is getting mixed reviews. The findings were reported by Toursim Economics, an Oxford Economics company. While cities like La Quinta and Palm Springs consider possible limits on short term rentals, some residents support them. Kay Wolf, a volunteer with Neighbors for Neighborhoods of La Quinta says, “Across the valley, every city is having to go through this same kind of a struggle. They’re trying to decide how many vacation rentals, how long can they stay.” Senior Director of Community Engagement at Visit Greater Palm Springs says the study looked into housing affordability. “In a study that they reviewed and analyzed for this report, there was no significant impact from short term vacation rentals on housing affordability,” says Meyer. The report also looked into crime. “It does actually look at crime and if it’s related to short term vacation rentals and found no evidence that the two are correlated. So whether or not a community has short term vacation rentals does not appear to have any impact on crime,” says Meyer. We shared the findings with volunteers with Neighbors for Neighborhoods, a group advocating to restrict short term rentals in La Quinta. John Guerrini, a volunteer with the organization says, “You first have to look at the source, the cities that are against this, they’re obviously hiring consulting firms that do work for cities, and their job is to present numbers that will convince people to oppose these measures.” In response to Neighbors for Neighborhoods, Meyer with Visit Greater Palm Springs shared, “Toursim Economics is a well respected independent research firm. They have specialized knowledge of the travel space, hence their name. One thing I would note is that we do not ask for studies just to prove a result we’re looking for. We ask for unbiased analysis of data. It’s important to Visit Greater Palm Springs that our decisions are guided by the most accurate data and research possible.” Overall the study finds that communities that restrict short term vacation rentals see a loss in revenue. “The study analyzed 10 communities that had short term vacation rental restrictions or bans in place for at least two years. And after two years, those communities lost about $377 million in visitor spending,” says Meyer. However Neighbors for Neighborhoods say the revenue can be made up. “Simply because there’s a loss of revenue doesn’t lead to the inescapable conclusion, that it’s a bad thing. Because what we get in return, we get our neighborhoods back, I get my neighbor back instead of, instead of a weekend visitor,” says Guerrini. You can read more about La Quinta’s ballot measure A here. Along with Palm Spring’s consideration to ban short term rentals in their upcoming city council meeting here.

Pakistani Finance Minister Sees Gradual Recovery From Floods – 69News WFMZ-TV https://clarkcountynewsnow.com/pakistani-finance-minister-sees-gradual-recovery-from-floods-69news-wfmz-tv/ WASHINGTON (AP) — Pakistan’s new finance minister estimated that it could take “close to three years’’ for the south Asian country to recover from devastating floods that killed more than 1,700 people and displaced another 7.9 million. Ishaq Dar, who last month took the finance post for the fourth time in his career, told The Associated Press Friday that losses from the floods were estimated to surpass $32 billion and that the cost of rebuilding damaged infrastructure will exceed $16 billion. Monsoon rains, likely made worse by climate change, hammered Pakistan for months starting in mid-June, damaging or washing away 2 million homes. Rebuilding, Dar said, “can’t be done overnight” and will take “ maybe close to three years’’ though he acknowledged that he was “not an engineer.” The World Bank last month pledged $2 billion in flood aid. Dar is returning to the finance ministry at a difficult time for Pakistan. Moody’s Investors Service, citing Pakistan’s decreased foreign currency reserves, this month downgraded the country’s government debt. With inflation running at more than 20% year-over-year, Pakistan’s currency, the rupee, has fallen 19% against the U.S. dollar this year. But Dar, who earned a reputation for supporting a strong rupee during his earlier tenure as finance minister, noted that the currency rallied upon his return to the job; it’s up nearly 10% against the dollar since late September. Dar was in Washington this week for the fall meetings of the International Monetary Fund and World Bank. The visit got off to a rocky start. He was heckled and called “a thief’’ by an unidentified individual upon arrival Thursday at Dulles International Airport. On Friday, he shrugged off the incident, which was captured on video and shared online, as the act of a political opponent of the government of Prime Minister Shahbaz Sharif. “Obviously, this is domestic politics which has gone cross border,’’ Dar said. “That shouldn’t be.’’ Copyright 2022 The Associated Press. Study: Certain Cancers Becoming More Common In Younger People – News 12 Long Island https://clarkcountynewsnow.com/study-certain-cancers-becoming-more-common-in-younger-people-news-12-long-island/ Oct 15, 2022, 2:53amUpdated 9m ago By: News 12 Staff A Harvard University study showed troubling results that more young people are being diagnosed with early onset cancer. Dr. David Rivadeneira, a colorectal surgeon at Northwell Health, says there has been a significant trend in about 14 different types of cancers showing up in people under the age of 50. The revelation comes after the Harvard study looking at cancer registry records for 44 countries. “Most commonly breast cancer, colorectal cancer, pancreas, esophagus, stomach, kidney, endometrial cancer, head and neck cancer and thyroid cancer,” Rivadeneira says. Some of the causes of the cancers showing up in younger people could be multi-bacterial, environmental, dietary or hereditary, according to the doctor. Hilary Levine is a breast cancer survivor who was diagnosed during the pandemic. A year earlier, her mother was diagnosed with breast cancer. “I felt something during quarantine – my husband said, ‘You’ll go for your appointment and everything will be fine,'” Levine says. She says the appointment may have saved her life and that it’s really important to have mammograms and sonograms. Levine says the sonogram is what caught her cancer. Rivadeneira also says people can reduce the chances of getting early onset cancer by living a healthy lifestyle and maintaining an ideal body weight. Medical experts also say lifestyle choices like eating processed foods, smoking and alcohol consumption could lead to early cases of cancer.

Urtopia Carbon E-Bike Review: The Most Advanced Bike In Existence Is Also A Ton Of Fun Windows Central
Urtopia Carbon E-Bike Review: The Most Advanced Bike In Existence Is Also A Ton Of Fun Windows Central
Urtopia Carbon E-Bike Review: The Most Advanced Bike In Existence Is Also A Ton Of Fun – Windows Central https://clarkcountynewsnow.com/urtopia-carbon-e-bike-review-the-most-advanced-bike-in-existence-is-also-a-ton-of-fun-windows-central/ Urtopia packs a computer (“smartbar”), GPS, 4G LTE, and an app all with a peddle-assisted ultra-light carbon fiber frame making it the most technologically advanced bike you can buy today. If you’re into tech and want to get outside, this is your ride. For Super light frame (33lbs) Smartbar, GPS, LTE, blinkers, lights, and tons of features Competitively priced Very comfortable Easy setup and assembly Against Expensive for average people Frame scratches easily New, untested company This review is unconventional for Windows Central, but there is some overlap for those who love technology and always-connected 4G LTE devices, like me. When Urtopia offered to send me its new e-bike, I rolled my eyes until I read the specs and what it could do. I was impressed and had no idea that so much could be tucked into a lightweight e-bike while also being absurdly simple to use. I’ve been using the Urtopia Carbon E-bike for the last month, and if you need an excellent road city bike and love gadgets, I can easily recommend it. It’s simply fun, cool, and innovative.   It’s the first and likely the last e-bike you’ll ever need. Urtopia Carbon E-bike: Price, specs, and availability The big, but light box the Urtopia E-bike ships in.  (Image credit: Daniel Rubino) The Urtopia Carbon E-bike is produced by Urtopia, based out of Hong Kong, with manufacturing in China. The company is new and began crowdsourcing for its carbon e-bike in 2021 via IndieGoGo, but you can now purchase it outright from its website for $2,799. There is a 2-year warranty (opens in new tab) on the bike and components (except wear and tear) and a 14-day free return period. Urtopia has teamed up with numerous regional bicycle shops in California, New York, and other states where you can see one in person and test-ride it (opens in new tab). More shops are expected to sign on as well. The company ships the Urtopia Carbon E-bike to the United States and Germany, with more markets to follow. The total shipping weight of the bike, packaging and support materials is 64lbs (29kg), although the bike itself is only 33lbs (15kg) due to most of the frame being carbon fiber. There are three color choices to choose from including Sirius (used here), Lyra (nearly all black), and Midnight in Paris (the most colorful).  The bike is 90 percent assembled already. (Image credit: Daniel Rubino) Being a street/urban bike, the front fork is rigid with no shocks and can handle a total rider weight of 240lbs (110kg). It has a Class 1 e-bike classification. The motor is a 250-watt rear-hub single-gear Gates Carbon belt drive with a maximum speed of 20mph (32km) in the US and 16mph (25.7km) in the EU. The battery is a removable 36V 10Ah, 360Wh from Samsung that also locks in place. Braking of the Kenda Kwest 700 x 35c puncture-resistant tires is handled by front and rear dual-piston hydraulic disc brakes. The range of the Urtopia Carbon E-bike is 30 to 80 miles depending on the speed of the motor used for travel. The total charge time is 2.5 hours. (Image credit: Daniel Rubino) The built-in smart headset houses a dot-matrix display, a 3W speaker, dual microphones, a front 100-lumen StVZO headlight, and vibration motors (for alerts). Safety features include GPS tracking (Find My Bike), movement alerts (Alarm), thumbprint unlock, a digital bell, low battery alert, tail light with projected turn indicator lights, and a locking battery pack. Software, including firmware updates, occur over local Wi-Fi and are mediated by the Urtopia app available on iOS and Android. Users get a free year of eSIM always-connected service with purchase, after which it costs $29 per year. The model we reviewed is one of the latest versions with multiple revisions to the hardware, including a brighter dot-matrix display, louder speakers, and better-tuned microphones. Urtopia Carbon E-bike: What I like The rear light in action. (Image credit: Daniel Rubino) Looking at the Urtopia and this bike certainly looks unique. In fact, it was designed by former BMW I series designer Mathis Heller. He reportedly found inspiration for the design via a Möbius strip (a mathematical object with a non-orientable surface). Getting a bike “in the mail” is always an experience, but Urtopia ships the carbon e-bike 90 percent already assembled. Even the FedEx shippers were shocked at how light the box was when removing it from the truck, as e-bikes can range up to 70lbs (31.7kg). Some of the settings in the Urtopia app (Android). (Image credit: Future) What minor assembly there was assisted by an easy-to-follow how-to video (opens in new tab) on Urtopia’s website, and it took me around 25 minutes to get it finalized. Everything you need is included in the box, including a small tire pump. Urtopia recommends downloading its app, where you can create an account and pair the bike to it via a generated QR code on the bike’s dot-matrix display. Once connected, you can link the bike to your local Wi-Fi network for software and firmware updates, of which I have already had two since getting the bike in July. Urtopia’s front light and blinker work well.  (Image credit: Future) The next step is registering your thumbprint, which is integrated into the power button to turn on the bike. Without it, you could still ride away with the bike, but nothing will work on it, especially the pedal-assist system. Powering on the Urtopia, you get a pleasant chime, and the screen lights up, indicating the current speed and level of pedal assist you have engaged. Zero is off, where you can ride Urtopia like a standard, gearless bike. Next are levels 1 through 3, which increase the assistance dramatically. Finally, there is a level 4 “Turbo” mode, where the cycle takes off with little pedaling. Setting up the fingerprint reader and sounds. (Image credit: Future) Changing levels is done via the left thumb controller – up to increase, down to decrease, and left/right to engage your rear blinkers. It’s all very intuitive. Pressing the power button when the bike is on rings the “bell,” which is a clever addition. Setting the volume to level II or higher results in a deafening sound peaking at a whopping 92db, above a hair dryer and just below a helicopter. The entire setup process was not only painless but quite fun. Urtopia is more of a smart device with a bike built on top of it, and there’s nothing like it on the market. Here are just some of the things the Android and iOS apps can do with Urtopia: Urtopia’s smartbar connecting to the internet. (Image credit: Daniel Rubino) Find my bike Alarm under mode “lock the bike” Track routes rode, including a “replay” of your ride with full data Battery status / Alarm of low battery Change volume Set lights on/automatic, rear braking Change sounds for level changes, bell, power on, and alarm Bike health diagnostic check Vibration level There’s also just a lot of fun with the bike. You can change the bell ring to a dog barking or a horse nicker. To get to Turbo mode, you must hold and press “up” so you don’t accidentally engage it. Doing so shows an animated rocket taking off. That app itself is very gamified. The company even added the classic game Snake, which can be experienced on the smartbar. Adding to all this whizbang tech is also voice control. Hold the power button when the bike is on, and the display reveals a face awaiting your command. You can tell the cycle to change levels, toggle your lights, or even power down. For the headlamp, you can have the bike auto-sense darkness and put your lights on automatically, an excellent safety and convenience feature. The 250-watt rear-hub single-gear Gates Carbon belt drive. (Image credit: Daniel Rubino) Find My Bike combines GPS and the eSIM so that if someone takes your bike, you can track it on a map to recover it. You have an excellent anti-theft system combined with the alarm, which engages if the bike is moved. Of course, you’d still want to lock the bike since anyone could take it, but these features give some peace of mind. Urtopia has even posted a real-world example of how this tech worked for one customer. Hopping onto the bike, it all feels familiar, albeit more comfortable than my trusty Specialized Crosstrail. I was pleasantly surprised by the seat’s comfort, considering Urtopia offers an upgraded seat on its website for $59 (opens in new tab). The LED is always visible no matter the lighting conditions. (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) (Image credit: Daniel Rubino) After riding the bike for over an hour on a semi-hard trail, I was smitten. I could ride the bike with pedal assist off with comfort, but when I hit a hill, just going to level 1 peddle-assist was enough to save my legs from extra hard work. Going to level 2 was more than enough speed for me where I could comfortably ride at 11+ mph. Turbo, where you can hit 20 mph, feels borderline too fast, and you should wear a helmet at that speed and have plenty of room to decelerate. Despite the odd frame design, the Urtopia fit our Thule bike rack with no problems. With its light 33lbs weight, loading and unloading the bike (or carrying it up to an apartment) was a breeze. Urtopia Carbon E-bike: What I don’t like (Image credit: Daniel Rubino) Assembly was fine, although I didn’t love fitting the seat in the frame with the power wire and nut system. It works, but it can be a bit tricky. I wouldn’t say no to rubber covers for a few exposed screw holes on the frame. Speaking of the frame, it can scratch and scuff easi...

Top Trending Crypto Coins Today 14 October – Ethereum Name Service (ENS), Quant (QNT), Algorand (ALGO), Tamadoge (TAMA) – Cryptonews https://clarkcountynewsnow.com/top-trending-crypto-coins-today-14-october-ethereum-name-service-ens-quant-qnt-algorand-algo-tamadoge-tama-cryptonews/ The global cryptocurrency market unexpectedly sparked into life on Thursday despite negative inflation data following the US Consumer Price Index (CPI) being released. The news that inflation was once again 8.2% prompted a quick and drastic sell-off of coins – with Bitcoin dropping to a low of $18,319.82 – before an unexpected and massive recovery in both the crypto and traditional markets. BTC pumped to $19,835.17 – an 8.2% gain on the low – in 12hrs with volume surging by 76% on the previous day. As CryptoNews reported earlier on Friday, many Bitcoin traders and analysts are expecting more short-term gains with $21,000 in play. The total crypto market saw a 5% increase to $950 billion as volume reached $355 billion – marking just the second time volume had beaten $300 billion since early August. A number of altcoins have been performing even better:  Ethereum Name Service (ENS) Ethereum Name Service (ENS) was arguably the top performing coin on Thursday and Friday, reaching highs of $20.25 as trading volume increased by 95% to over $250 million. ENS is now up 11% in the last 24hrs at the time of writing and nearly 12.5% on the seven-day chart. The price had been as low as $16.18 on Tuesday, October 11, meaning the coin saw a 25% rise in that time. ENS, which has more than 2 million addresses and a userbase of 500,000, could be set for more gains in the coming weeks. At the end of September, Coinbase announced its intention to give out ENS domains to users who want simplified transactions. Buy ENS on eToro Quant (QNT) Quant has retraced a little, but the QNT token is still up nearly 6% after volume increased by 59%. Its 24hr high saw the token almost reach $175 – its highest price since January. Quant has been flying in recent weeks and is now up nearly 20% in seven days, 67% in a month and nearly 300% since June’s lows. Quant has continued to push for its use in central bank digital currencies (CBDCs) and increased chatter around the implementation of that technology appears to be driving its growth. Buy QNT on eToro Algorand (ALGO) Algorand is another sleeping giant – and another coin linked to CBDCs – that has found some love recently after a tough 2022. Algorand (ALGO) is one of the most scalable and energy efficient blockchains around and its links to world-leading university MIT – its founder is a professor – indicate it should be well placed for institutional adoption in the near future. ALGO saw a huge sell-off just after CPI data was revealed – falling to $0.2887 before rallying 14% to $0.3289. It remains down on the seven-day chart, however.  Buy ALGO on eToro Tamadoge (TAMA) The TAMA token has endured a lot of volatile movement in the past week, but the new project ticked off two major marks of its roadmap this week. The first 100 Tamadoge NFTs went on sale on OpenSea and became the top trending collection on the site after seeing 258ETH worth of sales.  Investors paid as much as 6ETH for one of the Ultra Rare Pets, which will be at the centre of the new play-to-earn game based on 90s craze Tamagotchi. The projects developers also released screenshots and development pictures of the secondary game, Enter the Tamaverse, which was extremely well received in the community as it evoked memories of popular side-scrolling platform games Mario and Sonic the Hedgehog. India A Leader In Digitalisation Says IMF Official Republic World
India A Leader In Digitalisation, Says IMF Official – Republic World https://clarkcountynewsnow.com/india-a-leader-in-digitalisation-says-imf-official-republic-world/ Last Updated: 15th October, 2022 07:19 IST Digitalisation has taken on added importance as the world exits the COVID-19 pandemic, Anner-Marie Gulde-Wolfe, deputy director at the IMF’s Asia Pacific Department, told reporters at a news conference here on Friday. Image: blog.mygov.in/Govt of India India has been a leader in digitalisation over the last few years and has overcome some of the administrative bottlenecks through increased innovation, a senior International Monetary Fund official said. Digitalisation has taken on added importance as the world exits the COVID-19 pandemic, Anner-Marie Gulde-Wolfe, deputy director at the IMF’s Asia Pacific Department, told reporters at a news conference here on Friday. “As is well known by now, India has been a leader in digitalisation over the last couple of years, particularly with the provision of digital infrastructure… this has increased innovation and it has overcome some of the administrative bottlenecks that there were before,” she said. “Under Covid, there has been significant scarring in Asia and elsewhere and digitalisation promises to be one of the avenues to increase productivity of firms,” she said in response to a question. “We do have some empirical evidence for that. Our forthcoming Regional Economic Outlook will have a chapter that looks at productivity of firms and it shows that from the Covid recession that firms that were at the forefront of digitalisation did in fact perform better. Of course, there is still a way to go. Further progress should be made by narrowing the digital divide and by increasing digital literacy,” she added. The IMF has a programme that looks at digitalisation and how it helps governments in implementing reforms. The IMF is also increasingly providing technical assistance in that area, Gulde-Wolfe said. She said the IMF also works very closely with India on this and the country is at the forefront of digitalisation of government services, which was also used during the pandemic for distributing benefits. Responding to a question, Gulde-Wolfe said in the global context, India, with a growth rate of 6.1 per cent, is still a bright spot. “But it’s absolutely true that one needs to look at what else can be done and we were talking about scarring before. So, a lot of the issues that need to be addressed are more on the structural side,” she said. “We don’t see a lot of room for fiscal support given where we stand on the debt level,” she said. Similarly, on the monetary policy, given the inflation situation, there has to be a tightening bias there, the IMF official said. “But it is important to, you know, whatever can be done on the structural front to not create impediments for growth and to try and also create an expectation of continued forward movement,” she said. “I think that is really important. But let me just come back with, you know, the gross downgrades that we have seen in other countries, I think India is still in the relatively bright spot,” Gulde-Wolfe said. Frankfurt Spotlight: Library E-Books Have Leveled Up Publishers Weekly
Frankfurt Spotlight: Library E-Books Have Leveled Up Publishers Weekly
Frankfurt Spotlight: Library E-Books Have Leveled Up – Publishers Weekly https://clarkcountynewsnow.com/frankfurt-spotlight-library-e-books-have-leveled-up-publishers-weekly/ For more than a decade, the library e-book market in the U.S. has been a contentious balancing act, with librarians long complaining of high, unsustainable prices and license restrictions, and publishers wary of the impact of digital lending on their consumer sales. But during the pandemic, library e-book lending surged—and so too did consumer sales. Now what? In 2021, vendors in the digital library space all reported significant jumps in their digital circulation. In a January press release, leading vendor OverDrive announced that digital lends surpassed the half a billion mark for the first time, a 16% jump over 2020. And while the pace of growth has understandably cooled since the early days of the Covid-19 crisis, when libraries, schools, and bookstores were forced to close their doors, librarians say the demand for digital content has hit a new level and isn’t expected to come down. “At this point I don’t expect to see the kind of large gains in digital demand we saw during the pandemic, but demand is going to continue to grow slowly,” says Michael Blackwell, director of the St. Mary’s County Public Library in Maryland, during a panel at the 2022 U.S. Book Show in May. In fact, librarians say anecdotal evidence suggests that many people who were forced to experiment with digital reading during the pandemic found the digital reading experience a good one, and will continue to check out e-books. “We can’t put the genie back in the bottle,” Blackwell says. “Now that people know those titles are there, they are going to want to continue to have access to them.” And that’s a good thing, says Kelvin Watson, executive director of the Las Vegas–Clark County Library District. “Within my library, e-book usage continues to grow as we don’t have as many people coming back into our libraries as before the pandemic,” Watson notes, adding that, given that reality, he’s been encouraging the use of the library’s digital resources in the community. “We want to increase the number of users and readers, so we’re taking advantage of the technology, which is really transforming the world around us, not just libraries.” Blackwell acknowledges that the demand for digital library content “went crazy” during the pandemic in 2020 and 2021. However, even with digital demand falling by about a third in the first half of 2022 from the teeth of the pandemic years, demand in Maryland libraries is still up about 55% over the prepandemic years of 2018 and 2019. The question now is: can libraries and publishers work together to meet this leveled-up digital demand? During the height of the pandemic, a number of publishers relaxed terms and prices for library e-books, helping libraries meet digital demand. But as pandemic restrictions have eased and libraries, schools, and business have gotten back to some version of normal, budgets are now strained while digital prices are rising again, and librarians say they don’t know how they will meet the increased digital demand. The rising cost pressure is already evident, says Carmi Parker, ILS administrator at the Whatcom County (Wash.) Library System and committee member for the Washington Digital Library Consortium, which manages the digital catalogs of some 45 libraries statewide. At the U.S. Book Show, Parker noted that while total circulation for her consortium was also down from the pandemic highs through the first part of 2022, costs during the same period are up 30%. Furthermore, one notable factor that may be contributing to these rising costs: a sharp spike in “replacement” copies, a trend that became noticeable after three major publishers in 2018 and 2019 stopped offering perpetual access in favor of two-year metered licenses. Blackwell says he has noticed the same trend: Maryland libraries are spending 25% more on replacement copies in the first part of 2022. Funds, Blackwell notes, that could and should be going to new books—print and digital—and to new authors and more diverse collections. Meanwhile, librarians are also quick to point out that the surge in digital library lending has coincided with a sharp rise in consumer sales. While librarians and vendors say digital circulation rose by as much as 30%–40% during 2020 and 2021, the AAP’s recently released final statistics show that trade book sales rose 6.1% in 2020 and jumped 11.6% in 2021. Total sales for all publishing sectors in 2021 hit $29.33 billion—a major improvement over the previous four years, when annual sales ranged between $25 billion and $26 billion. That kind of performance, librarians say, should prove that digital library lending is not the drag on publishers’ sales that some publishing leaders believe it is, and in fact, suggests that the marketing and discoverability libraries provide drive sales, as librarians have long maintained. With a slowing postpandemic economy, high inflation, fears of a global recession, and—most crucially—a widely acknowledged need for broader, more diverse collections in libraries and bookstores, librarians say now is time for publishers to reevaluate their traditional approaches to the digital library market. “One of the things that has always surprised me is the level of fear among traditional publishers,” Parker says. “I don’t think there is nearly as much to fear from digital content in libraries as they seem to think. And I would invite publishers to take this opportunity to inspect very, very closely what their fears are, and how their fears are driving them.” Andrew Richard Albanese is senior writer at Publishers Weekly. Bay Area Ballot Measures Seek Tax Increases On Hotels, Vacation Rentals – Napa Valley Register https://clarkcountynewsnow.com/bay-area-ballot-measures-seek-tax-increases-on-hotels-vacation-rentals-napa-valley-register/ The Archer Hotel in Napa, one of four Napa County cities where ballot measures to increase transient occupancy taxes passed in the November 2018 election. Nick Otto, Register KATY ST. CLAIR Bay City News Foundation Several Bay Area cities have bed taxes on the Nov. 8 ballot in an attempt to collect more revenue from hotels, motels, inns and share-rental sites such as Airbnb and Vrbo. Proponents argue that their municipalities need to generate more revenue in the wake of economic impacts from COVID-19, but opponents question whether now is the time to raise rates on an industry also hit hard by the pandemic — hospitality. Support local news coverage and the people who report it by subscribing to the Napa Valley Register.  One thing is certain: People are ready to spend their tourist dollars in California. According to the nonprofit Visit California, in 2021, travel-related spending in the state increased 43% over 2020, with tax revenues increasing by 23%. Total travel-related spending in 2021 in the state was a little over $100 billion. Measures to increase transient occupancy taxes are on the ballot in unincorporated areas of Santa Cruz County, the city of Alameda, and some cities of San Mateo County, including Belmont and Millbrae. Brisbane is asking voters to approve a tax on hospitality business owners, not on guests like the other Bay Area cities. In Healdsburg, Measure L wouldn’t increase the 14% tax already collected, but earmarks for the money generated by the TOT would specifically go to capital improvements. Proponents of the TOT increases say that the money is needed for essential services such as police, fire and infrastructure, though COVID-19 American Rescue Plan funds were specifically designated for such things and injected millions into local coffers. In most cities, if passed, money from the measures increasing room taxes would go into each municipality’s general fund. Alameda is asking voters to approve Measure F, a jump of its current 10% rate up to 14%, to keep it in line with Oakland and San Leandro’s TOT rates. Alameda City Councilmember Trish Herrera Spencer opposes the measure, questioning its timing after the pandemic. But the city’s TOT hasn’t been raised since 1990 and Alameda predicts that the additional money will amount to between $700,000 and $900,000 per year that could go toward essential services like 911, fire and police, fixing potholes and maintaining parks. In unincorporated areas of Santa Cruz County, supervisors put Measure B on the ballot. Though the money would go into the general fund, the board said it would apply the funding toward affordable housing, mental health services and wildfire prevention. Supervisors want to increase the current rate of 10% to 12% for hotels, motels and inns, and 14 percent for in-home vacation rentals, generating as much as $2.3 million annually. The argument in favor of the measure in the county voting guide says that the measure would increase needed county revenues without taxing residents. San Mateo County cities Belmont and Millbrae are proposing measures K and N respectively, which would raise their TOTs from 12% to 14%, raising an estimated $660,000 annually for Belmont and $1.5 million for Millbrae. Brisbane is taking a different approach — raising taxes on hospitality business owners instead of increasing its 14% bed tax. Measure O would impose a tax on hospitality business owners of $2.50 per day per stay, generating an estimated $250,000 per year. According to the city, the current tax structure on the businesses is paid from gross receipts and only generates less than $2,000 per year. This guide from the Napa Valley Register will guide you to the nearest ballot drop sites and voting centers, and includes important dates leading to Election Day, information on registering to vote, and contact information for the Napa County Election Division. The submitted ballot arguments for and against the measure in Brisbane are colorful. The Silicon Valley Taxpayers Association wrote the opposition and calls the move “theft.” “Basically, our public servants want a free ride, to stick out-of-towners with the bill and to compel esteemed local businesses to serve as tax collector,” reads the argument. “Would you do that to your friends or coworkers? No! That would be immoral, as a form of theft.” In the ballot argument in support of the tax measure, penned by the City Council, the body describes the tax as “reasonable” and a way for businesses to “pay their share” in supporting essential services. The council also refers to the tax as “a modest proposal,” perhaps unaware of the allusion to Jonathan Swift’s 1729 satirical essay that suggested impoverished Irish sell their children to wealthy noblemen for food. In the Sonoma County city of Healdsburg, voters will be asked to decide on Measure L, which keeps the TOT rate the same — 14% — but specifies that the money goes toward affordable housing and the issuing of bonds. Voters across Napa County faced a similar decision in 2018, when ballot measures in the unincorporated county and all five cities proposed an increase in room taxes from 12% to 13%, which each local government able to use fresh revenues as it saw fit. All of the measures passed except for American Canyon’s, which fell just short of the required two-thirds of yes votes needed for approval. IRDAI Proposes Conditions For Private Equity Funds In Insurance Companies – The Indian Express https://clarkcountynewsnow.com/irdai-proposes-conditions-for-private-equity-funds-in-insurance-companies-the-indian-express/ The Insurance Regulatory and Development Authority of India (IRDAI) has proposed terms and conditions for investment by private equity funds as promoters in insurance companies. A private equity fund will be allowed to invest in any insurer in the capacity of “promoter” if it has completed 10 years of operation and the funds raised by the PE fund, including its group entities, is US $ 500 million or more (or its equivalent in rupee, IRDAI said. “The investible funds available with the PE fund should not be less than $ 100 million,” the regulator said in its exposure draft on Registration of Indian Insurance companies (Regulations) 2022. Investment by PE funds is expected to bring in more foreign investment to the country. In 2020, the government had increased the foreign direct investment limit in insurance firms from 49 per cent to 74 per cent under the automatic route. IRDAI had given in principle approval to PE funds to invest in insurers in 2017. While private investment in insurance is big business in the US and Europe, it’s yet to take off in India. In 2021, private investors announced deals to acquire or reinsure more than $200 billion of liabilities in the US. IRDAI said the equity contribution of promoters and other investors will have a lock-in period of five years at the time of granting the final approval or even before that. The lock-in for investment after five years but before 10 years will be three years or 12 years from the date of grant of registration, whichever is earlier, and after 10 years, the lock-in will be two years or 11 years from the grant final registration, the regulator said. According to the IRDAI draft, investment in the capacity of an investor, directly or indirectly, in an Indian insurer should be less than 25 per cent of the paid-up equity capital of the insurer. Investment in the capacity of investors should be restricted to not more than two life, two general, two health and two reinsurers, it said. The regulator has proposed that the minimum shareholding of promoters should be maintained at above 50 per cent of the paid-up equity capital of the insurer. Promoters may dilute their stake in the insurer below 50 per cent but not below 26 per cent of the paid-up equity capital if the insurer has a track record of solvency ratio above control level during 5 years immediately preceding the dilution of stake by promoter and the shares of the insurer are listed on the stock exchanges. In an Indian insurer having foreign investment, a majority of its directors, key management persons, and at least one among the chairperson of its board, its managing director and its Chief Executive Officer should be resident Indian citizens, it said. Further, in an Indian Insurer having foreign investment exceeding 49 per cent, not less than 50 per cent of its directors should be independent directors. If the chairperson of its board is an independent director, at least one-third of its board should comprise independent directors, the regulator said. Moreover, for a financial year for which dividend is paid on equity shares and for which at any time the solvency margin is less than 1.2 times the control level of solvency, not less than 50 percent of the net profit for the financial year should be retained in general reserve, IRDAI said. Earlier, in 2016, IRDAI had proposed that the board of directors was required to have a minimum of three “independent directors”. However, this requirement is relaxed to ‘two’ independent directors, for the initial five years from grant of certificate of registration to insurers. “This rule is going to be tightened in the new scheme of things,” said an official.
