At the same time, Trump-endorsed Masters, a Republican, said his incumbent opponent, Democrat Mark Kelly, has done little to stem the national security crisis since he took office and should be held accountable. “Where’s Mark Kelly on this? I think Mark Kelly should have to attend some of the funerals of the [fentanyl victims] on this,” said Masters during a Republican gathering in Sun City, Arizona, on Oct. 1. “Do you ever get the feeling they’re doing this on purpose?” Masters said. (Allan Stein/The Epoch Times) A crowd of over 400 people attended the event sponsored by the Sun City West Republican Club, during which former Arizona U.S. Senate 2022 primary candidate Jim Lamon voiced support for Masters’ run for Congress. “This is a huge election for this country,” Lamon said. “We all have to stand united—just like the Marxists, right? They all stand united.” “One thing I bet we agree on, our country needs us.” Masters began by asking the cheering crowd, “Who’s waiting for a red wave in a couple of weeks?” “We have to stay in the fight. We have to act as if our country depends on it.” Swing State Masters said Arizona remains pivotal in the election, after having to bear the “brunt” of the illegal immigration and fentanyl crises. He blamed the Democrats’ failed policies in handling the emergencies. “They have failed in so many respects. Many people talk about the border crisis as some abstraction, as if it’s some act of God. Biden caused it. His policies, right? Thanks to President Trump, we had operational control over our border,” Masters said. “I knew it was going to be bad, you knew it was going to be bad but, man, I didn’t know it would be this bad … Democrats have exceeded our expectations.” On Sept. 19, U.S. Customs and Border Protection said the number of illegal alien encounters nationwide in August was 157,921—a 2.2 percent increase from July. The total number of illegal alien encounters during the past fiscal year ending in September was nearly $2.5 million. Masters said Biden’s executive order ending border wall construction in 2021 not only “incentivized” illegal immigration but also continued the immigration policy of former President Barack Obama. The only sanctuary community where illegals are not welcome is Martha’s Vineyard, Masters said to laughter. In September, Florida Gov. Ron DeSantis gained national attention when he sent two planes carrying illegal aliens and potential asylum seekers from Venezuela to affluent liberal Martha’s Vineyard, to the dismay of locals. The illegals were taken away voluntarily to a military base to receive food and shelter. Good Policy, Bad Policy Since Biden became president, Masters said the U.S. Department of Justice, Internal Revenue Service, and FBI have become weapons of the Democratic Party. “Why does every federal agency need a mini-military police force? It’s really dangerous,” he said. Inflation is rampant with the economy in tatters, and thousands of people die yearly from fentanyl overdoses, he said. Masters said the Biden administration is pushing for federalized elections to remove state control. He described his U.S. Senate race as a “propaganda war” waged by Democrats, costing his campaign $400,000 weekly in advertising in Maricopa County, Arizona’s most populous. “In a weird way, Mark Kelly’s [negative] ads are helping me. They are what they call us. It’s projection,” Masters said. Saying Kelly “votes more in lock-step with Biden, “now we can see the whites of their eyes,” with the Nov. 8 election now 37 days away, he said. “Mark knows he’s vulnerable,” Masters said. “Look at everything that’s crumbling around you because of Democrat policies. Why believe Democrat attack ads?” Masters said Democrats fear an America First platform, having “put America last” themselves. Attorney General Race Saturday’s gathering also featured Abe Hamadeh, Republican candidate for Arizona Attorney General in the general election. His Democratic opponent is Kristin Mayes. “My opponent wants to fight the weather; I want to fight criminals,” Hamadeh said, lampooning Mayes’ stance on climate change. “My opponent wants to hunt down businesses.” Hamadeh called on a united Republican front in a critical election, perhaps the most important in recent history. “We all understand that we can’t do this alone,” he told supporters. Of this aggressive border control policy, Hamadeh said on “day one,” he would declare Mexican drug cartels “terrorist organizations.” Both candidates said they view the 2022 election as a struggle for national survival. “We have to win. Students from kindergarten through 12th grade took the time to reflect on their faith while leaning on each other. KETK visited Overton and Tyler ISD to ask what they were praying for. “I’m praying for my family and what we’re going through and my surgery on October 10th to make sure that goes all right. Hopefully, next year I can play football again,” said Gabriel Miller, an Overton 8th grader. Students and families also prayed for Florida as it braces for Hurricane Ian. “I’m praying that everything turns out in Florida because it’s going to be bad,” said Cheryl Gardner, a grandmother of one of the students. Students sang gospel songs together as well with schools across the area sending us pictures and videos from their morning of prayer.  “I’m hoping that they’re encouraged just to see their friends out here, said Bullard ISD student Collin Sosebep. “You know, sometimes walking with Jesus can feel lonely.” The photos show how students are standing together and holding tight to faith during a time when many need it most. It started out as a 1989 370LE Airstream Motorhome but is now the perfect family vacation home that can sleep up to seven people: the six members of the family and one guest. It also provides basic creature comforts and, to boot, it doubles as a private cinema. A home on wheels and a rolling movie theater, all wrapped up in a beautiful, shiny package, what more could you want? Loretta is a project by Colorado-based Timeless Travel Trailers, which boasts of being the “largest and most experienced custom builder in North America,” with an impressive portfolio of private and corporate customers. Done on commission for a family of six from New York City seeking “a getaway that still resembles their home in the city,” Loretta has a “modern and minimal aesthetic, [while] the interior is simple and fresh.” Words can only do this much in terms of conveying the message, so the photos in the gallery will offer whatever proof is still needed that this is a beautiful project in every way. The interior is clean and functional, modular yet still very elegant and inviting. The exterior is top-notch, with the shiny aluminum skin extending within the walls, which forms a beautiful contrast with the natural wood-engineered white oak flooring. The company behind the conversion says that they removed all the original aluminum skins and added the new type of skin that Airstream uses in its current models. Inside, there’s a lounge that doubles as a dining area and sleeping area, depending on the time of day. Couches offer comfortable seating during mealtimes, convert into beds, or into lounges when the projector screen comes down for movie nights. There’s a double couch that becomes a king-size bed and another couch reserved for sleeping one guest. At the rear, in a separate room, Loretta has two more couches that join to become a bed and two elevated bunks for kids. In total, there’s sleeping for seven people, and the size of the motorhome allows for some sense of privacy despite the high number of people inside. Speaking of which, Loretta is 37 feet long (11.2 meters). The three-axle motorhome also has space for a kitchenette, which comes with a sink, pantry, storage, microwave, induction cooktop, and a fridge with a freezer compartment. The entire family can sit down for dinner at the fold-down tables, and there’s a certain sense of refinement to the space thanks to the marble-like waterfall countertops. Since Loretta was designed to travel, no real marble was used, as it would have added too much weight; a real marble stone veneer on a plywood substrate was used instead. One of the counters integrates a bar with a wine chiller and a secret liquor compartment that comes up from the countertop. Fancy – and most welcome after a long work week. The bathroom is small but practical, with a toilet, a shower with a stainless steel pan, and a duckboard. The lounge area can become a private cinema thanks to an ultra-short-throw LG projector and projector screen, coupled with a Sonos stereo system with a hidden soundbar. A 32-inch television is also available in the kitchen, on a swivel arm for more convenience. Further upgrades include new wiring and plumbing, a new generator, water heater and pump, furnace, AC and two fans, new fresh, gray, and black water tanks, and a security system with surveillance cameras for peace of mind when the family leaves this beauty unattended. According to Timeless Travel Trailers, Loretta remains one of their most popular projects. She said the eight years of “electoral football” between the National Democratic Congress and the New Patriotic Party had impoverished the populace, hence the need for a merger to ensure a return to Ghana’s development trajectory through the time-tested ideals of the CPP and PPP. Nana Sarpong Kumankumah made the appeal in a solidarity message at the  PPP’s 10th Anniversary at Elmina in the Central Region on Saturday. It was on the theme: “10 Years of Progressive Focus to Bring Change in Ghana’s Democratic Governance – The Way Forward.” She restated the critical need for the CPP and PPP to lay to rest their systemic ideological differences and unite to save the country from the economic doldrums. The CPP Chairperson regretted  the internal deep-seated squabbles that led to the unfortunate exit of Dr Papa Kwesi Nduom from the party to form the PPP. She touted Dr Nduom’s immeasurable contributions to the rank and file of the CPP and said if he were to be with CPP for the 2020 polls, the narrative could have been different. “… But you know that the enemies of progress will go all out to ensure people who mean well for the country will not have their intentions realised,” she said. “Nonetheless, I want my presence here to ignite the spirit of Dr Nduom, which is the same as Dr Kwame Nkrumah, for us to merge. I am asking in all humility that all members of the PPP, your intentions are noble and as to why you left, we understand. Come home!” Nana Kumankumah added that a unified front was the only panacea to unseat the governing NPP that had “failed to meet the aspirations of Ghanaians.” Although the CPP could not make significant strides in previous elections, the masses were calling for the return of the party into governance, but the fragmentation, wrangling, and bickering were hindering its intended mission to move forward, she said. She expressed disappointment over the disunity and bickering within the CPP and appealed to its leading members not to sit on the fence but support in reviving its fortunes in the 2024 polls. “We must work hard to organise the party and eschew all personal ambitions to ensure its progress, which I strongly stand for.” The PPP in 2013 began talks with the CPP and the Peoples National Convention (PNC) for a possible merger. It broke away from the CPP after its leader, Dr Nduom was accused of creating disunity in the party. October Starts but Fails to Ignite Crypto Prices The opening of the historically crypto boom month of October bore a stronger resemblance to the recent dreary days of September. Bitcoin was recently trading slightly above $19,200, down 0.5% over the past 24 hours and roughly where it stood at the start of the weekend. The largest cryptocurrency by market capitalization rose briefly above $20,000 last week before descending to the ledge it’s occupied for much of the past month. “Indecision and lack of buying above $20,000 are pushing Bitcoin to test its recent lows,” Joe DiPasquale, CEO of BitBull Capital, wrote in an email, adding optimistically: “If we do drop sharply, the price may bottom soon and put up a nice rally. However, most bulls may be scared out of their longs before that happens.” Ether was recently changing hands a little below $1,300, off approximately 1.5% from the previous day. The second largest crypt spent much of the past two weeks trading comfortably above this level. Most other major cryptos were recently off with XRP and ATOM falling more than 4% and 3%, respectively, as investors continued to process a range of largely deteriorating, economic indicators and the latest hawkish comments by U.S. central bank Vice Chair Lael Brainard in a speech Friday. Cryptos tracked equities, which closed a dismal month with a final dismal trading day on Friday. The tech-focused Nasdaq, S&P 500, which has a strong technology component, and Dow Jones Industrial Average (DJIA) all finished down at least 1.5% amid ongoing fears that the struggle to end high inflation is leading inevitably to a harsh recession – a so-called hard, economic landing. By the traditional definition of two, consecutive quarters of negative gross domestic product (GDP) growth, the U.S. has already entered a recession, although its severity and length remain uncertain. The Nasdaq and S&P have decline six of the last seven weeks, and the DJIA recently became the latest index to fall into bear market territory, meaning that it has dropped at least 20% from its last high. A third consecutive monthly decline in pending home sales offered the latest evidence of the once hot housing market’s cooling and wider, economic slowing. Yet the core personal consumption expenditure (PCE), the Federal Reserve’s preferred measure of measuring U.S. inflation, was higher than expected in August, rising 4.9% on a year-over-year basis after increasing 4.7% in July. The reading indicated that inflation will continue to plague the U.S. economy and beyond. Meanwhile, the cost of Hurricane Ian in structural damage and economic disruption to the Florida presents a fresh wildcard, as First Republic Bank noted in a weekly review to investors. “The total cost of the hurricane is unknown, but given the scale of this natural disaster, it’s possibly one of the most expensive in U.S. history,” the bank wrote. The overall economic effects depend on the breadth and duration of the disaster.” Investors will be eyeing the release on Monday of September’s ISM Manufacturing index, which is expected to remain unchanged, and the September unemployment rate on Friday, which is expected to remain at its current 3.7% reading. On Saturday, citing three unnamed sources, CoinDesk reported that Indian exchange WazirX had laid off about 40% of the company’s workforce. And U.S. crypto exchange giant Coinbase temporarily halted transactions from U.S. customers, according to a status update made by the crypto exchange at 7:57 a.m. ET Sunday morning. Later Sunday, the Financial Times reported that Alex Mashinsky, the embattled founder and former CEO of Celsius Network, removed $10 million from the now bankrupt crypto lender weeks before Celsius halted customer withdrawals in June. “A terrible week, month, and quarter for stocks was not exactly mirrored by Bitcoin,” wrote Oanda Senior Market Analyst Edward Moya in an email, adding that last week’s declines in bond yields had provided “some relief for crypto.” “Bitcoin’s hodlers remain unfazed and if Wall Street avoids any major de-risking moments, the world’s largest crypto could continue to stabilize here,” he wrote. Biggest Gainers Biggest Losers The Dollar Can Be a Protocol for the Future of Money This week in San Francisco I attended Circle Internet Financial’s star-studded Converge conference and was struck by the wide array of projects working with its USDC stablecoin. Participants included Latin America-based payments company Ripio, which is seeing surging demand for USDC transfers in Brazil and Argentina, or the Web3 service provider Recur, which solely accepts the stablecoin from users of its various metaverse worlds, including Star Trek Continuum. It seems USDC, the second most-traded stablecoin, is developing its own “ecosystem,” a word (perhaps overused) that open-source advocates apply to networks of third-party developers and providers that build on a tech platform. Below I’ll get to a lesson I see here for U.S. lawmakers contemplating what digital form the dollar should take. But let’s first reflect on these ecosystem ideas as they pertain to a stablecoin like USDC. It’s not an obvious concept, though its implications are profound. The Washington State Department of Transportation announced a closure for US 2 between milepost 49 to 50 around 2 p.m. The road was re-opened after a flurry of fire activity was wrapped up around 9:00 p.m. “It’s devastating,” said James Lorkowski, who drove a stretch of US 2 and witnessed fire crews working. “On the side of the road coming up there was a bunch of branches smoldering,” he said. “A lot of smoke right on the road.” FOX 13 caught up with a group of firefighters that were battling flames in the open section of US 2 on Sunday afternoon. They dumped roughly 3,000 gallons of water onto a hot spot, knocking back flames that were a few feet from the road. Fire crews said there was even more activity in the area that was shutdown Sunday afternoon. Several stretches of US 2 have closed and reopened as crews fight the wildfire in the area.  Bolt Creek Fire: All evacuation orders lifted All evacuation orders are lifted in King and Snohomish counties for those near the Bolt Creek Fire. Emergency management officials recently said that all evacuations had been lifted in the area. The Bolt Creek Fire is more than 12,070 acres in size and officials say it was human-caused. Hot and dry conditions have contributed to the fire and smoke spreading. Officials said the fire was at 28% containment as of Oct. 2. This is a developing story. Check back for updates.

It is used to recognize a faculty member who has creatively used technology to enhance their teaching at the U of A. The award consists of a recognition plaque and a $500 Teaching Enhancement Grant from the Cordes TFSC. The inaugural award has a second grant that is funded by the M.D. Matthews Chair in Information Systems currently held by Cronan, which also supports excellence in teaching. “It’s good to see so many great applications and such expertise in teaching; the students are the winners,” says Paul Cronan, who served as one of the judges for this inaugural award. About the Winners David Fredrick of the Classical Studies Department has been deeply involved in using the technology and interdisciplinary creativity of video games to enhance student experiences at the U of A. This includes on-campus and Study Abroad courses in archaeological visualization, video game criticism, virtual reality, immersive retail and game design itself. He has won national and international awards for his creative use of technology. Stephen Caldwell, of the Music Department, used technology during the pandemic to create a virtual choir. Students recorded themselves on their smart phones, which Caldwell then put together. The video of the performance of the U of A Choir singing became a viral sensation. Additional videos were created throughout the Fall 2020 semester. The Schola Cantorum, which Caldwell directs, took the idea a step farther and created original music and used video technology to create a combined performance. Caldwell won a national award for the creative use of technology during the pandemic.  Each awardee was recognized at the Faculty Teaching Awards Reception on Sept. 27. Award nominations will open again in the spring of 2023.

That continues to be far above the 69 percent of counties that were historically less affordable in the third quarter of 2021 and marked yet another high point reached during the country’s 11-year housing market boom. However, the report also shows some potential relief for homebuyers as the portion of average wages nationwide required for median major home-ownership expenses has dipped slightly from 30.9 percent in the second quarter of the year to 30 percent in the third quarter. “Homeownership remains largely unaffordable for the majority of homebuyers in the majority of markets across the country,” said Rick Sharga, executive vice president of market intelligence at ATTOM. “While home prices have declined a bit quarter-over-quarter, they’re still higher than they were a year ago, and interest rates have essentially doubled. Many prospective homebuyers simply can’t afford the home they hoped to buy, and in many cases no longer qualify for the mortgage they’d need.” The third-quarter figure does remain above the 28 percent ceiling lenders generally like to see when issuing a mortgage. It also is well above the 23.4 percent level from a year ago. But the current decline in the portion of wages needed to afford the typical home nationwide marks the first quarterly improvement in almost two years and comes as the median national single-family home price has taken a rare third-quarter fall. The latest median value of $340,000 is down 3 percent from the second quarter of 2022 – the first Spring-to-Summer decline since 2008. The report determined affordability for average wage earners by calculating the amount of income needed to meet major monthly home ownership expenses — including mortgage, property taxes and insurance — on a median-priced single-family home, assuming a 20 percent down payment and a 28 percent maximum “front-end” debt-to-income ratio. That required income was then compared to annualized average weekly wage data from the Bureau of Labor Statistics (see full methodology below). Compared to historical levels, median home prices in 574 of the 581 counties analyzed in the third quarter of 2022 are less affordable than in the past. The latest number is up from 568 of the same group of counties in the second quarter of 2022, 398 in the third quarter of 2021 and just 284, or less than half, two years ago. The increase has continued as the median national home price – despite dipping quarterly – is still up 10 percent over the past year, while average annual wages across the country have grown just 6 percent. Affording a home remains slightly out of reach but may begin to get easier for average workers amid a time if significant headwinds stall or even reverse a boom in prices that dates back to 2012. Some recent measures point to the market’s ongoing strength: prices are still historically high, home-seller profits have surpassed 50 percent and homeowner equity keeps rising across the country. That has happened as homebuyers continue chasing an extremely small supply of properties for sale. Elevated demand has helped push the national median home price up over the past year faster than the pace of wage growth. But home sales are down as mortgage rates have steadily climbed this year from just above 3 percent to near 6 percent for a 30-year loan, driving up expenses for buyers. Higher interest rates, growing inflation, elevated fuel costs and a declining stock market all strain the finances of prospective homebuyers, and threaten to stall or reverse a nearly unrelenting rise in home values that began when the market started recovering in 2012 from Great Recession of the late 2000s. Amid those mixed trends, major home-ownership expenses on typical homes are still unaffordable to average local wage earners during the third quarter of 2022 in 400, or 69 percent, of the 581 counties in the report, based on the 28-percent guideline. Counties with the largest populations that are unaffordable in the third quarter are Los Angeles County, CA; Maricopa County (Phoenix), AZ; San Diego County, CA; Orange County, CA (outside Los Angeles) and Kings County (Brooklyn), NY. Home prices still up at least 10 percent annually in slight majority of country but dip quarterly in close to half Median single-family home and condo prices in the third quarter of 2022 are up by at least 10 percent over the third quarter of 2021 in 302, or 52 percent, of the 581 counties included in the report. However, typical values have dropped from the second to the third quarter in 230, or 40 percent, of those counties, which has contributed to the nationwide decrease. Data was analyzed for counties with a population of at least 100,000 and at least 50 single-family home and condo sales in the third quarter of 2022. “Home price appreciation has slowed dramatically in most markets – and there are even price corrections in some areas – as home sales have declined significantly over the past few months,” Sharga added. “But mortgage rates have risen more rapidly and dramatically than they have in several decades, and as a result a monthly mortgage payment today is 35-45 percent higher than a year ago, making affordability too much of a challenge for many would-be buyers.” Among the 48 counties in the report with a population of at least 1 million, the biggest year-over-year gains in median sales prices during the third quarter of 2022 are in St. Louis County, MO (up 37 percent); Collin County (Plano), TX (up 25 percent); Hillsborough County (Tampa), FL (up 24 percent); Palm Beach County (West Palm Beach), FL (up 21 percent) and Tarrant County (Fort Worth), TX (up 19 percent). Counties with a population of at least 1 million where median prices have stayed the same or gone up the least, year-over-year, during the third quarter of 2022 are Philadelphia County, PA (no change); Honolulu County, HI (up 1 percent); Alameda County (Oakland), CA (up 1 percent); Contra Costa County, CA (outside Oakland) (up 2 percent) and Cook County (Chicago), IL (up 2 percent). Counties with a population of at least 1 million where median prices have dropped most from the second quarter of 2022 to the third quarter of 2022 are Alameda County (Oakland), CA (down 11 percent); Travis County (Austin), TX (down 9 percent); Santa Clara County (San Jose), CA (down 8 percent); Contra Costa County, CA (outside Oakland) (down 7 percent) and Fairfax County, VA (outside Washington, DC) (down 7 percent). Annual price gains still outpacing wage growth in more than 80 percent of markets Annual home-price appreciation has been greater than weekly annualized wage growth in the third quarter of 2022 in 488 of the 581 counties analyzed in the report (84 percent), with the largest including Los Angeles County, CA; Harris County (Houston), TX; Maricopa County (Phoenix), AZ; San Diego County, CA, and Orange County, CA (outside Los Angeles). Average annualized wage growth has surpassed home-price appreciation in the third quarter of 2022 in only 93 of the counties in the report (17 percent). The largest of those counties include Cook County, (Chicago), IL; King County (Seattle), WA; Santa Clara County (San Jose), CA; Alameda County (Oakland), CA, and Philadelphia County, PA. Share of wages needed for home ownership declining, but still exceeds 28 percent in two-thirds of the nation The portion of average local wages consumed by major ownership costs on median-priced, single-family homes has decreased from the second to the third quarter of 2022 in 45 percent of the 581 counties analyzed, helping to drop the level nationwide. But the amount needed remains more than 28 percent of average local wages in 400 of those (69 percent), assuming a 20 percent down payment. That is up from the 66 percent figure in the second quarter of 2022 for the same group of counties and from 43 percent in the third quarter of last year. Counties that require the largest percentage of wages are Kings County (Brooklyn), NY (106.1 percent of annualized weekly wages needed to buy a single-family home); Santa Cruz County, CA (98.9 percent); Marin County, CA (outside San Francisco) (96.1 percent); Napa County, CA (86.4 percent) and Monterey County, CA (84.5 percent). Aside from Kings County, NY, counties with a population of at least 1 million where major ownership expenses typically consume more than 28 percent of average local wages in the third quarter of 2022 include Orange County, CA (outside Los Angeles) (76 percent); Queens County, NY (73.8 percent); Nassau County, NY (outside New York City) (67.2 percent) and Alameda County (Oakland), CA (67.2 percent). And then – after “a small vacation” – there is some unfinished business in Australia, where the Netherlands will play in the November Davis Cup quarter-finals. Van de Zandschulp was a big part of the victory in Glasgow, Scotland, where he and his team defeated Kazakhstan, Great Britain and the United States to win Group D. This season, he said, has involved a steep learning curve. With access to so many tournaments, it’s been difficult to keep his schedule manageable. Previously, when he was playing Challengers, his travel was generally restricted to Europe, with two major trips to Australia and the United States. Traveling more and playing fewer matches – against better opponents – has been challenging. “You learn a lot from the experience,” Van de Zandschulp. I want to finish the season strong and be in the Top 30 at the end of the year – seeded in Australia. That’s the end goal for the year.” Unlike Mannarino, he fully understands what is at stake here in Astana. If he manages to defeat Zhukayev, 21-time Grand Slam champion Novak Djokovic could await in the second round. “On paper, Novak’s the toughest one in the draw,” said the Netherlands star. “Never played him before, and hopefully I can if I win my first match and he wins his. So, yeah, really looking forward to it. “It’s always nice to play someone for the first time, especially him.”

Tracking trends in sustainable home building has been a decades-long passion of Michael Halflants, FAIA—an award-winning design principal with the Tampa/Sarasota firm, Halflants + Pichette. On September 22, he shared his insights at the Interior Design Society (IDS) Environmental Design Conference: Green Building, Healthy Lives! on the New College of Florida campus. Halflants served on a panel called “Design for Sustainability and Environment,” and focused on the topic of “Sustainable Density.” He joined two other speakers: landscape architect David Young, who discussed “Environmental Landscape Design”; and interior designer Sarit Marcus, who talked about “How to Create an Eco-friendly, Healthy Home.” Q: What are some ways that Sarasota is moving in the direction of sustainable building? A: In Sarasota County, 76 percent of households consist of one or two people, yet most of what’s on the market is living spaces with three bedrooms or more. When the Sarasota Chamber of Commerce surveyed young professionals, almost 80 percent of them stated that they wanted to live in an apartment, and 62 percent of them said they were hoping to find a one- or two-bedroom apartment. If a municipality restricts the number of residential units per acre to an unreasonably low number, as the City of Sarasota does, it encourages the construction of large condominiums to the exclusion of all others. It’s neither sustainable nor equitable to build an entire city of luxury units. The average unit size should be in the range of 1,200 square feet rather than 4,000. A smaller footprint will use less resources to build and bring more residents in close proximity to restaurants and work. Higher density generates less traffic and a smaller carbon footprint per resident. Many municipalities around the country are subjected to a zoning code that makes it difficult to create smaller units, even though they are more sustainable to build and more inviting to a diverse population in terms of income, age and background. These codes can be described as exclusionary zoning where one is excluding potential buyers who can’t afford an enormous unit. It’s not really possible to create affordable units unless we allow for higher density. Many of the building issues we have in the states and worldwide could be improved if we went away from the model of single-family lots. In the U.S., land development is growing twice as fast as population growth. In terms of the global population, we’re already spending resources faster than can be sustained, and it’s something that needs to be addressed. (Enterprise photo — Lauren Yates) LAKE PLACID — A cool Saturday morning wind whipped around Mark Wilson as he leaned over the side of his boat and reeled in a water clarity-testing tool from the middle of Lake Placid, his eyes squinted and eyebrows furrowed as he stared into the water with concern. Wilson is a former president and current member of the Lake Placid Shore Owners’ Association, and he’s been collecting data as a citizen scientist to test the lake’s water quality for the past 27 years. In the last few years, he’s noticed a new, “cautionary” trend appearing in his data sets: Lake Placid’s “legendary” water clarity has shown long-term deterioration. This year’s data hasn’t been fully processed yet, Wilson said, but he’s noticed that the new clarity readings are even worse than last year’s. He calls this trend “the crossing of an unhappy threshold.” “(There’s) no indication that the trend is changing,” Wilson said. Lake Placid’s water quality and clarity are important, Wilson said, and not just to the community pride that’s accompanied the lake’s reputation for clarity. The lake is the source of the village’s drinking water. “There’s always the Adirondack credo of, ‘leave a place better than when you found it,’” Wilson said, “and we’re clearly failing in that regard.” Wilson tests the clarity of Lake Placid’s water with a Secchi disk on Sept. 24. (Enterprise photo — Lauren Yates) Though the Lake Placid Shore Owners’ Association has worked to encourage healthy vegetative buffers and environmentally sound practices on the lake, the association doesn’t have the power to enforce these practices. Wilson thinks that maintaining Lake Placid’s water quality is everyone’s responsibility — including local governments that could implement more regulations on the lake. “It’s a problem that should be of concern to the entire community,” he said. “Over the years, people who are privileged to be on the lake have urged more protections from the village, and that waxes and wanes.” – Culprits – Wilson pours water from Lake Placid into a jug. He sends water samples from the lake to a lab for quality testing, which produces data that is ultimately compiled and analyzed by the DEC. (Enterprise photo — Lauren Yates) On the morning of Sept. 24, Wilson gathered a few supplies — water jugs, a Secchi disk, some forms on a clipboard, a steaming mug of coffee — and climbed into his small motor boat at his dock on Lake Placid. He was on his way to collect water quality and clarity data from Lake Placid for the eighth and last time of the season. It was a classic autumn morning in the Adirondacks, evidenced by the cold motor of Wilson’s boat that refused to start several times before finally warming and shuddering to life. But nearby, an unusual sight floated in the bay: A large swath of Northern Pipewort. Pipewort itself isn’t harmful, Wilson said. It’s a native plant that grows in Adirondack marshes and bays. But over the last few years, its presence has grown in the lake. Wilson said he’s never seen this much of it before. He thinks the increase in pipewort is not only a symptom of increasing phosphorus and nitrogen levels in the lake — which can be caused by excess water runoff, sewage and chemical fertilizers, according to the state Department of Environmental Conservation — but that it could also be one cause of Lake Placid’s decreasing water clarity. But Wilson said that one of the biggest culprits for decreasing water clarity in Lake Placid — and in any lake — is shoreline development. He said there’s been a lot of turnover in shoreline properties on Lake Placid over the last four to five years, and some people have cleared their land all the way up to the shoreline. Heavy rainfalls there can create excess stormwater runoff that can wash dirt and sediment into the lake as well as increase its nitrogen and phosphorus levels. “People come in, you know, with their own kind of ideas of how they want their place to look,” Wilson said. “And a lot of it’s kind of imported notions from places that don’t have the same environment (as the Adirondacks),” he said. “A lot of it involves clear lawns right down to the water’s edge. That lack of a vegetative buffer just increases the type of runoff that’s most likely to both increase the nutrients in the lake but also increase the sediments in the lake.” Heavy boat traffic is another big contributor to decreasing water quality, Wilson said. He thought that there was growing popularity in wakeboarding on the lake, with boats weighed down in the back to create as much wake as possible. On a lake known for its placidity, the manmade wake stirs up more organic matter than is usually present in Lake Placid. – Citizen science – Citizen science efforts to track Lake Placid’s water quality and clarity started in 1991. The data is compiled through the DEC’s Citizens’ Statewide Lake Assessment Program — CSLAP — with samples and physical data gathered eight times a year from June to September. Each year, Wilson collects surface water samples and deep water samples, as well as water clarity measurements with a Secchi disk, for the program. A Secchi disk is a flat disk used to test water clarity. Measuring clarity with the disk isn’t a perfect science, Wilson said, because the measuring process relies heavily on the human eye. But Wilson doesn’t think his eyes are deceiving him when it comes to decreasing water quality. On his last sampling foray this September, Wilson lowered the disk into the lake by a measuring tape attached to its center. As soon as the disk disappeared out of his sight, he measured how far the disk was from the water’s surface. Then, he raised the disk and measured the distance to the point at which it reappeared. The Secchi measurement is the average of those two numbers. Usually — and in perfect conditions, according to Wilson — Lake Placid’s Secchi measurement is somewhere between eight and nine meters. Wilson said that’s been dropping to between six and seven meters in recent years as the water’s clarity decreases. On Sept. 24, the final measurement was 6.7 meters. Media coverage of Forever 21 metaverse news Experience As soon as I entered the Forever 21 shop city, your avatar gets is asked to pick a ready-to-customise shop and you have no idea of the location, features, etc; all shop options look identical. I just picked a random shop. I got 2000 points (Roblox money) for building the shop setting up clothing racks, furniture etc. and instructions give you an idea of how to do it but the items are priced too high to fill the shop or do much with the decore. Forever 21 shop from Forever 21 Shop city It is heavily promoted that Forever 21 shop city metaverse features four themed divisions- entertainment, obstacle course, food court, and yellow carpet. After running around in circles, I could only identify three areas viz shop, food court, and the yellow carpet that leads to the Forever 21 Store. I tried using different devices and joining at different time of the day, but the navigation in the metaverse was difficult. In the game, you are expected to set up a shop, earn points to add features to your shop like exterior and interior designs, architectural themes, lights, and seating arrangements. I tried decking racks with stock from the shop builder but the clothing was not available. The instructions suggested did not work for me on any device. Since, this was the main function in the metaverse, I tried harder and I watched few videos of influencers who have built their shops. But the influencer videos are made from level 3 or above so it is difficult to explain how to reach the level where clothing is available. Also, I had to figure out how to earn the points on my own by watching multiple videos on YouTube. When you reach the Forever 21 Store, a yellow carpet is laid out to welcome you (I guess). The Forever 21 Store is a four floor hyper-urban building with each floor dedicated to clothing, collections (Collab 21), store furniture and décor. Just outside the store entrance, there is a herd of paparazzi waiting for your pictures and cheers every time you enter or exit the Forever 21 Store in the metaverse (refer promo video). It was quite a unique element and a good add on. Inside the Store, you will find more furniture and design elements than the actual products. The Store sells furniture set-up for shops too. But this is the place where we expected Forever 21 to put more of its own products from the fashion line. Even though the mannequins are decked up in Forever 21 clothing and accessories, you get the option to buy only a few items that are in the display, not the entire look. Forever 21 Store Collection Collaboration displayed on second floor There are some unique and interesting elements like you can collect goodies laying on the road or just roam around the city or eating from street food vendors. I was more interested in checking out different food vendors on the roads than doing the runs between the Store and my shop. No food was served to me though. Clearly, the current experience is flawed and would need improvement in every aspect. A Hit Or A Miss? Reach: As per some reports, Forever 21 Shop City metaverse has had 49.4 million daily active users after a month of its launch. The Roblox game page of Forever 21 Shop City tells a different story though. It shows the game has 0 active players as of today. There were 255.4k+ visits till date in total ever since the game launched on December 14, 2021. The concept was interesting; however, the experience fails to be sticky. There are various flaws in the game. The brand is too pushy with putting itself out there way too much on the street, store and floor. The game plan of users creating their own shops was different but the routine execution of ‘sell apparels, manage the shop customers, and run from shop to the Forever 21 Store to collect inventory and repeat’ is all too generic and bland. There are technical flaws in the game where your avatar might get stuck and you will have to figure out how to get out and get going. I felt, there is an opportunity for the brand to do a lot more with the metaverse given the space, time, and concept of a real market to make the experience more engaging. Conversion: The brand claims certain products became too popular in the game such as digital black beanies with the word “Forever” were a massive hit on the virtual world platform. It sold about 2,000 units a day at 50 cents each, and is on track to sell 1.5 million units by the end of this year. The cost to create them however, was less than $500 total. Virtual Brand Group makes a number of claims on its website about Forever 21 brand presence, community, and sales. However, these claims are to be verified. In my honest opinion, Forever 21 has a long way to go in the metaverse to achieve what they have envisioned in terms of engagement and conversion. The brand could have achieved the current short term benefits in a much lesser cost just by selling NFTs or add-ons with other game collaborations. By venturing into a dedicated gamified fashion retail metaverse, they over-complicated things for themselves. I think the brand realises this and that is why they launched a digital store for wearables (a collection of NFTs only) in the Decentraland and threw a massive launch party on March 27, 2022.

Matt Cardy | Getty Images News | Getty Images Pro-Russian groups are raising funds in cryptocurrency to prop up paramilitary operations and evade U.S. sanctions as the war with Ukraine wages on, a research report published Monday revealed. As of Sept. 22, these fundraising groups had raised $400,000 in cryptocurrency since the start of the invasion on Feb. 24, according to TRM Labs, a digital asset compliance and risk management company. The research revealed that groups, using encrypted messaging app Telegram, are offering ways for people to send funds which are used to supply Russian-affiliated militia groups and support combat training at locations close to the border with Ukraine. One group TRM Labs identified raising funds is Task Force Rusich which the U.S. Treasury describes as a “neo-Nazi paramilitary group that has participated in combat alongside Russia’s military in Ukraine.” The Treasury Department’s Office of Foreign Assets Control (OFCA) has sanctioned Task Force Rusich. On a Telegram channel, TRM Labs discovered this group was looking to raise money for items such as thermal imaging equipment and radios. The Novorossia Aid Coordinating Center, which was set up in 2014 to support Russian operations in Ukraine, raised about $21,000 in cryptocurrency, mainly bitcoin, with the aim of buying drones, the report said. Russia was hit by a number of sanctions after its unprovoked invasion of Ukraine earlier this year that aimed to cut it off from the global financial system. At the time, there were concerns that Russia could use cryptocurrency to evade these penalties. However, experts said that there is not enough liquidity in the crypto system on the scale Russia would require to move money. But with the paramilitary groups, they’re moving money on a smaller scale, which is enough for the items they need to buy. These groups are likely using exchanges that don’t necessarily comply with anti-money laundering and other regulations, according to Ari Redbord, head of legal and government affairs at TRM Labs. “They’re probably using non-compliant exchanges to off-ramp those funds [into fiat currency],” Redbord told CNBC. “And you can do that. You just can’t do that at scale. And I think that’s that that’s where … we’ll say, will there be more? Of course, there’ll be more. But will it be billions of dollars? Highly unlikely.” Redbord said TRM Labs used a combination of publicly available wallet addresses as well as cross-checking other websites and activity online to identify the Russian-linked groups. However, he did say it’s not possible to know whether these groups were working with the Russian government or are in any way backed by the Kremlin. Cryptocurrencies have been thrust into the spotlight during the Russia and Ukraine war. Ukraine has been seeking donations via digital coins, which can be sent quickly across the world. But they’re now also being used by Russian paramilitary groups. “I think an interesting part of this story is that crypto is just a form of payment in these cases. It’s a way to move funds. And there’s an example of it being used for good and example of it being used for bad in this context,” Redbord said.

By spamming L1 and R1 on the DualSense, players can get the entire Trophy List cleared in 30 seconds or less. These also have PS4 and PS5 versions, giving players an opportunity to double up on some ridiculously easy Platinums. Frogo 2 is another extremely simple one, as it is essentially just Frogger. Qump Jump is also a breeze, as players simply need to jump from platform to platform as they ascend to the top of a single level. While Maggie the Magnet and Casual Challenge Players Club are both on the longer side, players are essentially getting two Platinum Trophies for $5 since both games are cross-buy. As such, it could be more viable than some of the quicker Platinum games that players need to buy twice if they want two Platinums. Ultimately, the numerous Trophy games of September show how easy Trophy hunting on PlayStation has become.
