This virtual-reality headset costs $1,500 and is designed for those looking to work in the Metaverse. Although the headset has facial-expression tracking and high-quality visuals, experts say it unfortunately has a short battery life. (Source: WSJ) Why this is important for your business: I’m a big believer in the Metaverse and truly believe that it will have an enormous impact on how business is done in the coming years. But based on this report, the Meta Quest Pro is a miss. I don’t see any sane manager or employee wearing these things without undergoing withering abuse from their colleagues. The Metaverse will happen when there’s a more user-friendly way to get on it – like a normal pair of glasses that can switch us between both worlds. Easier said than done, but that hardware will eventually happen. 2 – GoDaddy is offering small business training and networking at the Baltimore GoDaddy Open on October 19th. China’s Xi Calls For Military Growth As Party Congress Opens – ABC News https://collincountynewsonline.com/chinas-xi-calls-for-military-growth-as-party-congress-opens-abc-news/ BEIJING — Chinese leader Xi Jinping on Sunday called for faster military development and announced no change in policies that have strained relations with Washington and tightened the ruling Communist Party’s control over society and the economy. China’s most influential figure in decades spoke as the party opened a congress that was closely watched by companies, governments and the public for signs of official direction. It comes amid a painful slump in the world’s second-largest economy and tension with Washington and Asian neighbors over trade, technology and security. Party plans calls for creating a prosperous society by mid-century and restoring China to its historic role as a political, economic and cultural leader. Beijing has expanded its presence abroad including a multibillion-dollar Belt and Road Initiative to build ports and other infrastructure across Asia and Africa, but economists warn reversing market-style reform could hamper growth. “The next five years will be crucial,” Xi said in a televised speech of one hour and 45 minutes to some 2,000 delegates in the cavernous Great Hall of the People. He repeatedly invoked his slogan of the “rejuvenation of the Chinese nation,” which includes reviving the party’s role as economic and social leader in a throwback to what Xi regards as a golden age after it took power in 1949. The congress will install leaders for the next five years. Xi, 69, is expected to break with tradition and award himself a third five-year term as general secretary and promote allies who share his enthusiasm for party dominance. The party’s military wing, the People’s Liberation Army, needs to “safeguard China’s dignity and core interests,” Xi said, referring to a list of territorial claims and other issues over which Beijing says it is ready to go to war. China, with the world’s second-largest military budget after the United States, is trying to extend its reach by developing ballistic missiles, aircraft carriers and overseas outposts. “We will work faster to modernize military theory, personnel and weapons,” Xi said. “We will enhance the military’s strategic capabilities.” Xi cited his government’s severe “zero-COVID” strategy, which has shut down major cities and disrupted travel and business, as a success. He gave no indication of a possible change despite public frustration with its rising cost. The congress will name a Standing Committee, the ruling inner circle of power. The lineup will indicate who is likely to succeed Premier Li Keqiang as the top economic official and take other posts when China’s ceremonial legislature meets next year. Analysts are watching whether a slump that saw economic growth fall to below half of the official 5.5% annual target might force Xi to compromise and include supporters of market-style reform and entrepreneurs who generate wealth and jobs. Xi gave no indication when he might step down. During his decade in power, Xi’s government has pursued an increasingly assertive foreign policy while tightening control at home on information and dissent. Beijing is feuding with Japan, India and Southeast Asian governments over conflicting claims to the South China and East China Seas and a section of the Himalayas. The United States, Japan, Australia and India have formed a strategic group dubbed the Quad in response. The party has increased the dominance of state-owned industry and poured money into strategic initiatives aimed at nurturing Chinese creators of renewable energy, electric car, computer chip, aerospace and other technologies. Its tactics have prompted complaints that Beijing improperly protects and subsidizes its fledgling creators and led then-President Donald Trump to hike tariffs on Chinese imports in 2019, setting off a trade war that jolted the global economy. Trump’s successor, Joe Biden, has kept those penalties in place and this month increased restrictions on Chinese access to U.S. chip technology. The party has tightened control over private sector leaders including e-commerce giant Alibaba Group by launching anti-monopoly, data security and other crackdowns. Under political pressure, they are diverting billions of dollars into chip development and other party initiatives. Their share prices on foreign exchanges have plunged due to uncertainty about their future. The party has stepped up censorship of media and the internet, increased public surveillance and tightened control over private life through its “social credit” initiative that tracks individuals and punishes infractions ranging from fraud to littering. Last week, banners criticizing Xi and “zero COVID” were hung from an elevated roadway over a major Beijing thoroughfare in a rare protest. Photos of the event were deleted from social media, and the popular WeChat messaging app shut down accounts that forwarded them. Xi said the party would build “self-reliance and strength” in technology by improving China’s education system and attracting foreign experts. The president appeared to double down on technology self-reliance and “zero COVID” at a time when other countries are easing travel restrictions and rely on more free-flowing supply chains, said Willy Lam, a politics specialist at the Chinese University of Hong Kong. Xi was joined on stage by party leaders including his predecessor as party leader, Hu Jintao, former Premier Wen Jiabao and Song Ping, a 105-year-old party veteran who sponsored Xi’s early career. There was no sign of 96-year-old former President Jiang Zemin, who was party leader until 2002. The presence of previous leaders shows Xi faces no serious opposition, said Lam. “Xi is making it very clear he intends to hold onto power for as long as his health allows him to,” he said. Xi made no mention of Russia’s invasion of Ukraine, which Beijing refuses to criticize. He defended a crackdown on a pro-democracy movement in Hong Kong, saying the party helped the former British colony “enter a new stage in which it has restored order and is set to thrive.” Xi’s government also faces criticism over mass detentions and other abuses against mostly Muslim ethnic groups and the jailing of government critics. Amnesty International warned that extending Xi’s time in power will be a “disaster for human rights.” In addition to conditions within China, it pointed to Beijing’s efforts to “redefine the very meaning of human rights” at the United Nations. Xi said Beijing refuses to renounce the possible use of force against Taiwan, the self-ruled island democracy the Communist Party claims as its territory. The two sides split in 1949 after a civil war. Beijing has stepped up efforts to intimidate Taiwanese by flying fighter jets and bombers toward the island. That campaign intensified further after House Speaker Nancy Pelosi in August became the highest-ranked U.S. official to visit Taiwan in a quarter-century. “We will continue to strive for peaceful reunification,” Xi said. “But we will never promise to renounce the use of force. And we reserve the option of taking all measures necessary.” Taiwan’s government responded that its 23 million people had the right to determine their own future and would not accept Beijing’s demands. A government statement called on China to “abandon the imposition of a political framework and the use of military force and coercion.” The Communist Party leadership agreed in the 1990s to limit the general secretary to two five-year terms in an effort to prevent a repeat of power struggles from earlier decades. That leader also becomes chairman of the commission that controls the military and holds the ceremonial title of national president. Xi made his intentions clear in 2018 when he had a two-term limit on the presidency removed from China’s Constitution. Officials said that allowed Xi to stay if needed to carry out reforms. The party is expected to amend its charter this week to raise Xi’s status as leader after adding his personal ideology, Xi Jinping Thought, at the previous congress in 2017. The spokesperson for the congress, Sun Yeli, said Saturday the changes would “meet new requirements for advancing the party’s development” but gave no details.

A Lifetime movie. Not the words you would expect someone to use when describing their wedding day. But some North Texas brides say that’s how they feel, and they all blame their wedding photographer. Now the Better Business Bureau is stepping in with its own warning about the Collin County company. CBS11 spoke to 18 brides who said they hired Olivia Seymour Photography for their engagement and/or wedding photos. Fourteen of those brides say Seymour did not show up for their big days, and missed many engagement shoots as well. Sarah Barrington says Seymour messaged her hours before her ceremony to say she would not be there. “‘Family emergency going on, I need to be with my grandpa right now,'” she says she was told. Seymour’s contract allows her to send a substitute if she cannot make it. Barrington says her new photographer was nice but inexperienced. “She said that it was her second or third wedding that she’d done by herself, so she was going to try her best.” Later that day, Barrington and her husband, Ryan Burcham, say the substitute mentioned that she’d been hired days in advance. Text messages between Seymour and the substitute show a conversation took place eight days before the wedding. “It’s very disappointing, and such a big letdown,” said Barrington. “This was our special day and I barely have any pictures.” Macy Barrett hired Seymour for her wedding in February. She says on the day of the wedding a woman introduced herself as Olivia and shot the wedding; later Barrett learned that the woman with the camera was not Seymour.  “She said her name was Olivia,” said Barrett. “She answered me when I called her Olivia!” When Barrett confronted Seymour about it, she was told the woman was Seymour’s business partner. Barrett says only when she threatened to sue did she receive her photos. “I thought it was a Lifetime movie,” she said. “I really did. I was like, ‘This is a Lifetime movie because I don’t know where my pictures are, I don’t know if Olivia’s lying about it, I don’t know anything.'” Kaiden Songer says Seymour did shoot her engagement and wedding photos. While the first set of photos arrived, Songer says it took nearly six months – and the threat of a lawsuit – for Seymour to deliver her wedding photos.  She was not happy with the quality. “I feel like I should be grateful that I did receive them, but then I go through them and I’m just devastated,” said Songer. “How do I recreate this? How do I fix these?” It’s not just brides who are upset. We found several photographers who say they stepped in for Seymour but allegedly were not paid. “She messaged me on Facebook around 9 a.m. frantically telling me she had a sick kid,” said Rachael Stonecipher. “The wedding was at 2 p.m.” Stonecipher says she didn’t have much wedding experience and the pay wasn’t great, but she agreed to do the job. She says she submitted her own contract, which Seymour signed, along with an invoice. Seymour assured her, Stonecipher said, that she would pay half once she arrived at the venue and the other half once the photos were uploaded. Stonecipher says she never received any money from Seymour for working the August wedding. The bride – who had already paid Seymour in full – paid more money to buy the unedited photos from Stonecipher. In September, Seymour sent a mass email to 77 brides apologizing for her “communication not being the best,” explaining that she had “fallen a little big behind” because of personal issues.  That’s when the brides learned they were not alone.  They took Seymour off the email thread and began sharing their experiences. Soon they realized they were receiving the same explanations. At least three brides received the same photo of a thermometer, all on different days. Remember Sarah Barrington’s wedding day and the family emergency with the grandfather? That was the same morning another bride – who also expected Seymour at an event that day – says she received a text with the thermometer photo. Maggie Vaught says after several delays by Seymour she finally called off the engagement shoot out of frustration. She says Seymour promised extra bridal shots at the wedding. Even so, Vaught was skeptical that Seymour would show. CBS11 was there as Seymour called half an hour before her arrival time, saying she had been in a car crash on the way to the venue. “I’m laughing actually, because this is exactly what I thought would happen,” said Vaught. “I’m so blessed to have a backup.” Vaught said while she had time to make other arrangements, she’s upset about the brides who weren’t as lucky. “I just want [Olivia] to understand the damage she’s causing all of these brides – and the pain!” said Vaught. “I mean, this is a once in a lifetime thing.” Seymour is currently facing three civil lawsuits in Collin County from brides who say they haven’t received their photos. The day after our original report aired, Seymour’s attorney contacted CBS11 with the following statement: I represent Olivia Seymour. The allegations made against her are untrue and defamatory. Mrs. Seymour has not “scammed” anyone. As you are no doubt aware, contracts for services such as wedding photography often require deposits which are non-refundable. This is certainly the case in each of the contracts among Mrs. Seymour and her clients. Pursuant to such contracts, and as is customary in the industry, a person who decides to cancel and/or to use some other photographer does not result in the refund of a deposit. It is also typical in contracts for services, including wedding photography, that full payment of the contract price must be paid prior to the photographer having an obligation to appear and perform services. The contract provision is common because it prevents the photographer from being put in a situation in which her artistic services are provided, and the client later fails to pay for the services. It is expressly in Mrs. Seymour’s contract that full payment must be made before she has an obligation to provide services. As to the “complaint” that in some instances Mrs. Seymour sent another photographer to shoot some weddings in her place, that is absolutely true, and not surprising. It is expressly set forth in the contract with each client that this can occur. It is also not un-common in the industry for such a clause to be in a wedding services contract. The contract provision protects the client from being without a photographer if something unforeseen were to prevent the primary photographer from being able to shoot the wedding. While it is true that Mrs. Seymour is behind schedule in delivering final, edited photographs to a small number of clients, it is anticipated that all of those will be finished and delivered within the next week or so. Regardless of any displeasure with, or complaint against, Mrs. Seymour, none of it justifies the serious threats, cyber stalking, and harassment of her and/or of her family or children which is occurring. It should be noted by those who have and are doing this, that their actions, messages, photographs of her children that have been surreptitiously taken and sent to her, online bullying, and otherwise, are unlawful and are being reported to law enforcement. I trust this clears up the false allegations against my client, and would encourage anyone who has made false allegations, or is considering doing so, that defamation is serious, and lawsuits for damages can be filed. Further, with respect to those that are engaging in the above referenced criminal activity, prosecution will be sought. The Texas Professional Photographers Association says you need to do your research and check a few boxes before handing over money to a photographer. Meet face-to-face before the event. He was strip-searched at an airport in Amsterdam and arrested when visiting Turkey. He was banned from two Gulf states and fired from a trucking company. Nine years of such troubles, he came to believe, all arose from his placement on a list of suspected terrorists banned from air travel in the United States. Long, a veteran and Muslim convert, filed a lawsuit in federal court in Alexandria, Va. But as his lawsuit started moving forward in 2019, the government told him he had been removed from the list. Advocates say the reversal is part of a pattern from the government to evade scrutiny of the Terrorist Screening Database, a secret, FBI-maintained list of known or suspected terrorists subject to heightened security screening at borders, and of the smaller No Fly List of those barred from U.S. airspace. Hundreds of thousands of people have been placed on the lists since the Sept. 11, 2001, terrorist attacks. For years, civil liberties groups have challenged the process of determining who is on the two lists as unconstitutional but say they’re often hampered by the government’s tactics. “The Government removes people from their secret lists only when they fear that a court might impose restraint on their lawlessness,” said Gadeir Abbas, an attorney with the Council on American-Islamic Relations (CAIR) litigating Long’s case. “If the FBI has its way, delisting a person will become a kind of cheat code the federal government can use to deny people their day in court.” The group has eight such examples, he said. The latest involves Abdulkadir Nur, a Somali-born U.S. citizen who lives in Virginia and says in court filings he had been subjected to extensive, intrusive searches at U.S. airports since 2008. That year, Nur was part of a United Nations relief convoy in Somalia that local insurgents raided; he was questioned in the subsequent investigation but never accused of wrongdoing. Nur got no confirmation that he was ever on the terrorism watch list or taken off it. His attorneys say they can infer both from the scrutiny he consistently received at airports until this month, when he did not get searched or interrogated for the first time in 12 years. “The Government … merely has stopped violating the law against Nur, and only to wrangle out of a lawsuit it cannot win,” his attorneys wrote. A spokeswoman for the Justice Department did not respond to a request for comment. CAIR is arguing that Nur’s lawsuit should continue despite the apparent concession. But earlier this year, the U.S. Court of Appeals for the Fourth Circuit ruled that Long’s challenge to the No Fly List was moot because the government had taken him off. He can keep fighting his placement on the broader watch list. Because of a 2015 ruling in another federal court, Long was able to learn that he was on the No Fly List. (Placement on the broader watch list remains a mystery.) He was told by the Department of Homeland Security that he was on the list because he had “participated in training that may make you a threat to U.S. national security,” and that an arrest in Turkey in 2015 was also “of concern to the U.S. Government,” according to court records. Long says his only military training came from the U.S. government and that his arrest on a vacation in Turkey was a direct result of his placement on the No Fly List. Long served in the Air Force from 1987 to 1998. While stationed in Turkey, he converted to Islam and decided he could not be responsible for civilian deaths. Denied conscientious objector status, he ended up leaving the military with an “other than honorable discharge.” He stayed in the Middle East and became an English teacher. The DHS letter said the government “withheld certain information” about Long’s placement because of “national security concerns.” But in late 2020, when the case was before the U.S. Court of Appeals for the Fourth Circuit, he was informed he had been removed from the No Fly List and would not be put back on, absent new information; the Department of Justice made a similar guarantee in court. Long’s attorneys argued that his removal from the list shows “the Government is willing to place and maintain people on these lists even when they pose no national security threat.” A panel of Fourth Circuit judges said they could not agree. “While the government doesn’t concede constitutional error, we assume it removed Long from the list because, as he contends, he doesn’t belong on it,” the court ruled in June. “To say otherwise would be to suggest the government risked national security simply to moot a lawsuit. This we decline to do.” The Ninth Circuit ruled differently a month earlier, keeping alive a lawsuit from a man named Yonas Fikre, who alleges he spent years on the list for refusing to become an informant, even after he was removed. “The government has not explained why it added him to the No Fly List in the first place and why, years later, it spontaneously took him off of it,” that court wrote in 2018. “Nothing prevents the government from putting him back on the list.” The government subsequently issued a declaration similar to the one given to Long, saying Fikre would not go back on the list based on “currently available information.” But the Ninth Circuit said that was not enough, because the government “has not ‘repudiated the decision’ to place Fikre on the list, nor has it identified any criteria for inclusion on the list that may have changed.” Without such disavowal, the court said in a unanimous decision this May, “Fikre remained stigmatized ‘as a known or suspected terrorist.’” That was a “very powerful opinion,” said Jeffrey Kahn, a former Justice Department attorney who has studied the terrorism watch list as a law professor at Southern Methodist University. The goal of the government attorneys in these cases is “to end the case” before trial, he said, and just taking someone off the list “is an easy way to kill the lawsuit.” The government can track people in other ways and potentially put them back on the lists. The same U.S. judge in the Eastern District of Virginia presiding over Nur’s case, Anthony J. Trenga, ruled in 2019 that the watch list system violates due process rights. “The risk of erroneous deprivation of … travel-related and reputational liberty interests is high,’” the George W. Bush appointee wrote in response to a suit filed by 23 Muslim Americans. He noted that for an agency to nominate a name for the list requires only “reasonable suspicion” that someone is a “suspected terrorist,” which does not require any evidence of involvement or interest in criminal activity. Ninety-nine percent of nominations are accepted by the Terrorist Screening Center. According to court filings, as of 2019 there are roughly 1.1 million people on the broader watch list, of which 81,000 are barred from flying. “If there were that many terrorists in the world, we would be getting attacked all day long,” said Javed Ali, former senior director for counterterrorism at the National Security Council. “That’s not the way to use a tool like this — if people are in there in error, they should not be there in perpetuity.” He suggested a court similar to the one that oversees secret surveillance orders could evaluate Americans’ placement on these lists. The Fourth Circuit overturned Trenga’s decision last year, saying “the delays and burdens experienced by plaintiffs at the border and in airports, although regrettable, do not mandate a complete overhaul.”

The medicines – to be outlined at the International Congress on Obesity in Melbourne this weekend – include treatments for stomach ulcers and heart rhythm disorders and were identified using sophisticated computer programs. “New treatments with high activity and specificity are urgently needed to tackle a pandemic of chronic illness associated with type 2 diabetes and obesity,” said Professor Murray Cairns of the University of Newcastle, in New South Wales, Australia. “Our technology harnesses genetically informed precision medicine to identify and target new treatments for these complex disorders.” Drugs chosen as potential obesity treatments include baclofen, a muscle relaxant, and carfilzomib, a medicine used in chemotherapy. In the case of potential diabetes treatments, the researcher identified palbociclib, which is used to treat breast cancer, and cardiac glycosides, which are used to treat heart failure and heart rhythm disorders. In addition, they identified drugs that had the potential to treat both obesity and diabetes. These included sucralfate, which is used to treat stomach ulcers, and the cancer drug regorafenib. Repurposing existing drugs in order to tackle new conditions is becoming an increasingly attractive option for treating illnesses such as diabetes. The safety of these medicines will have already been studied during their original pharmaceutical trials and so should need less time and cost to bring to market. In addition, older drugs may no longer be subject to patent restrictions and should be cheaper for doctors and hospitals to administer. Cairns and his colleague William Reay studied data about the genetic pathways involved in the development of diabetes and obesity and then used software to compare this information about the pathways that existing drugs take through the human body. They were able to identify existing drugs that could be repurposed to tackle the two conditions. “We wanted to make an impact against these and other complex conditions through the discovery of drugs that target each individual’s genetically encoded biological risk,” said Reay. The possible development of new treatments for diabetes is encouraging because the number of cases has been rising steadily across the world in the past few decades and has been linked to increases in rates of obesity and lack of exercise by individuals “Diabetes and obesity are the major risk factors for dozens of chronic health disorders that contribute to astonishing levels of human morbidity and mortality,” said Reay. In the UK, two-thirds of adults are above a healthy weight and half of these are living with obesity, which is associated with reduced life expectancy and increased rates of cardiovascular disease, liver and respiratory disease and cancer.

(Source: Google) The Google Pixel 7 Pro has now been put through a Genshin Impact gaming test in an attempt to see just how well Google’s Tensor G2 chip performs. Results are damning, and pose the new Pixel 7 phones as inadequate for gaming purposes. While Google’s latest smartphones, the Pixel 7 and Pixel 7 Pro may boast incredibly impressive cameras, the phones appear to lack in some other aspects—most notably performance. The Pixel 7 Pro has now been put through a Genshin Impact gaming test, with the flagship only managing to make a horrid account of itself. As tested by Golden Reviewer, the Pixel 7 Pro fails to match up to even 2021 flagships with the Snapdragon 888 and also somehow manages to be worse than the Poco F3 with its Snapdragon 870. The Google flagship achieves an average frame rate of 37.2 FPS. Comparatively, the iPhone 14 Pro Max averages 58.4 FPS, the Xiaomi 12S Ultra 57.7 FPS, and the Dimensity 9000-powered Redmi K50 Pro 52.9 FPS. The aforementioned Poco F3? 46.5 FPS. The Tensor G2 is quite evidently the worst-performing premium SoC of this generation in terms of gaming performance. The Google Pixel 7 Pro doesn’t make up for that disappointing performance with great efficiency. The flagship still appears to offer worse efficiency numbers than its peers. Unlike chipsets like the Snapdragon 8 Gen 1 that saw sudden drops in performance due to throttling, the Google Pixel 7 Pro and its Tensor G2 just, well, appear to be poor at gaming in all conditions, with frame rates dropping from 59 FPS to around 40 FPS just 30 seconds into the test. The verdict is clear: Google’s new Pixel 7 phones are not ideal for gaming. The Hunt County Fairgrounds served as the staging area for the drill, which prepared personnel for the possibility of a child abduction. The drill was conducted by the Northeast Texas Child Abduction Response Team (CART). The agency’s commander, Mike Rambo, announced Monday that he had received “informal” notification from the U.S. Department of Justice that, based in part on the success of the exercise, the CART will be nationally certified. “We await receipt of the letter and recognition from the DoJ formalizing the certification,” Rambo said. “We join a group of 30 certified CARTS out of over 130 CARTs in the USA, and become the third certified CART in Texas.” The Hunt County Sheriff’s Office hosted the event. Members of the EastTex Regional Community Emergency Response Team (CERT) and Mark9 Search and Rescue met at the Fairgrounds and were notified that the exercise would be focused a short distance away, at the Oak Creek Park in Greenville. Once at the park, the teams were joined by representatives with the Texas Rangers, FBI, Fox Valley Technical College, Team Adam, Rockwall County Sheriff’s Office, Rockwall Police Department, Farmersville Police Department, Fate Police Department, Royse City Police Department, Wylie Police Department, Texas Highway Patrol Department, Texas Department of Family Protective Services and the Hunt County Child Advocacy Center. In all, 22 agencies were involved with the exercise. It tested the response of local law enforcement, CART- and CERT-vetted volunteers to a missing child incident, including the investigative process, command and control systems, family advocacy and victim assistance, and search rescue/recovery team operations During the exercise, evaluators from the Fox Valley Technical College and the National Center for Missing and Exploited Children were to assess the team’s response capabilities for National CART program certification. The Northeast Texas CART is dedicated to the investigation and recovery of a missing child, teen or adult deemed at risk in Hunt, Rockwall, Collin, Rains and Kaufman counties. Rambo said the drill was just part of a busy 2022 for the agency. “As of today, CART has assisted in 25 missing persons recoveries, including children, teens and adults, three weapon searches, and two cadaver investigations at the request of CART member agencies,” Rambo said. “This is significantly higher than 2021 due to the increasing number of runaway cases in our counties.”

The industry has since roared back to life, including in Las Vegas, though it still hasn’t recouped all of the business it lost. A panel of industry professionals gave their take on hotel sales and development, travel and other issues last week at the National Association of Real Estate Editors conference in Atlanta. The Review-Journal moderated the discussion with Charlotte Kang, national practice lead for hotels and hospitality at real estate brokerage Jones Lang LaSalle; Michael Ritz, senior vice president of investments at Peachtree Hotel Group; Ben Brunt, chief investment officer at Noble Investment Group; and T.Jack Bagby, principal at architecture and design firm Cooper Carry. This conversation has been edited for length and clarity. Review-Journal: The first thing I want to talk about is the pandemic’s impact on travel, tourism, conventions and the hotel real estate market. Take us back to those scary days in spring 2020 when basically the economy shut off and travel stopped. Brunt: We had a portfolio of roughly 50 assets when the pandemic started; we went to 2 (percent) to 5 percent occupancy across our portfolio in April of ’20. It’s kind of a blur to look back on that period of time. We were all looking for the traveling nurses, government-related demand, anything that would generate revenue for our hotels. Most of our assets had 35 to 50 employees, each hotel went down to a skeleton crew of about three to six people. It was a very difficult working environment for all of those folks. The person that was checking you in was likely cleaning your room as well as doing the laundry and doing whatever food prep was out there. (At the corporate level,) we certainly had a lot to manage. You had to modify every single loan; we chose to participate in some PPP loans. So there was a lot of paperwork, loan work, investor calls, you name it. Charlotte, can you talk about the pipeline of sales and what happened to all the deals that were in the works around the country when the pandemic hit? Kang: It was a very scary time. Sales that were in negotiation did get delayed, but we did see some sales that were far along enough that took place. But at the time, everybody was trying to understand what’s going on and how does the industry — as owners, lenders and operators — prepare for what might be coming. It was not until later, where there’s vaccine coming to roll out, we saw pockets of areas, especially areas that opened up for travel, where transactions started to take place. Did you and your team even attempt to do valuations at that time when hotels were closed and nobody was going on vacation? Kang: We certainly attempted to; our clients were asking us to do that. I was on the phone every day — almost felt like every hour, every half-hour — and our job was trying to get as much consensus as possible from market participants and try to get the information: If you were to buy the property today, what are you willing to pay? Ritz: Ninety percent of our company became an asset management practice, where we were trying to communicate to all of our lenders, our investors, keep everybody in the know and also be on the receiving side of that. One thing that was a little bit different was the other 10 percent of our team became capital markets, and we raised money. Fears were growing, people were liquidating their positions in the equity markets, trying to harbor cash. No one knew what the future of their investments looked like. Our principals founded the company in 2008 on buying distressed debt and saw an opportunity to potentially buy distressed debt and get into assets at lower valuations. We ended up spending about a billion and a half dollars through 2020 and mid-2021 buying hotels, doing bridge loans, construction loans. Basically while the market was turned off, we were trying to place capital in a dislocated environment. T.Jack, can you talk about your industry? Did bids disappear for work in hotels, or were you seeing hotel owners looking to change the interior to accommodate what was going on with COVID, like add new HVAC systems? Bagby: Around April of 2020, I would say that about 60, 65 percent of all of our jobs that were on boards went on hold. There were individuals and family investment groups who were trying to time the market, and some came to us looking to try to start design work. But for the most part, the industry really did dry up. Last year, record-low mortgage rates fueled a homebuying frenzy across the country. With tourism climbing back in 2021 and cheap money widely available, was there a similar surge in hotel purchases last year? Brunt: Yes, there was a significant amount of transaction activity starting at the beginning of 2021 through at least the first quarter of ’22. The transaction environment was really fueled by the ability to forecast, and certainly interest rates were at an all-time low, and lenders were eager to get back in the game, so that did spark a lot of transactions. Can you talk about how the sharp jump in interest rates this year has impacted hotel construction financing or hotel sales? Kang: For assets that are very good quality, in very good locations, we are still seeing very strong interest from buyers. If you have an asset that is well located with strong fundamentals in a strong economic environment, those are very resilient so far. Can you also talk about the pipeline of hotel construction that we’re seeing around the country, especially how it compares to the years leading up to the pandemic? Brunt: What I’ve recently read, and this is through Lodging Econometrics, a New Hampshire-based group that follows new construction, what they’re reporting is construction starts are down 40 percent versus the same period in ’19. Whether it is some combination of interest rates but also a significant piece is inflation and the overall cost to build. When you combine that in a supply chain-challenged environment, it does make it more difficult to build. Bagby: The supply chain is a portion of it when it comes to construction costs, but it’s also the labor. You’re seeing a significant shortage in skilled tradesmen, such that the ability to schedule subcontractors on jobs is becoming more and more difficult, and so the price of course is going up. Though we may figure out the supply chain issues, I’m not sure that we’re going to figure out the labor issue very quickly. Kang: Debt financing is also harder to get. Ritz: And will only get harder. Why is that? Ritz: Elevated rates. The Federal Reserve is committed to bringing down inflation, getting the economy to cool down. If they continue to, and they’re successful, then we should see elevated rates. Those rates, as they continue to go up, the cost of capital for debt providers and debt users needs to go up in tandem. We’re getting to a point where the cost of debt is approaching the cost of equity, and then deals don’t pencil. So that’s kind of when you get a spigot that just turns off. How has the pandemic affected interior hotel layouts or the guts of a hotel? Bagby: Some of the only lingering effects we’ve seen from COVID are this emphasis on wellness. It started pre-pandemic, but it really hit a boost with the pandemic. This idea of working into the hotel more connection to the outdoors, whether it’s bringing the outdoors in through greenery or more windows, or having physical outdoor space. We’ve seen more outdoor lounge areas, outdoor meeting spaces, trying to also maximize the use of spaces around the hotel, realizing they can monetize those areas. How is domestic travel doing in the U.S., and how does leisure travel compare to conventions, which at least in Las Vegas took longer to re-emerge from the pandemic. Ritz: I think a lot of our eyes are on the business traveler. It was such a big piece of our revenue streams prior to COVID. Return-to-office is a huge conversation, but to what extent does business travel really come back? It’s come back a little bit quicker than anybody anticipated, but it’s not necessarily the huge consulting firms that everybody thinks are back on the roads. It’s the smaller, hungry, new startup businesses — it’s two people on the road, not eight, but there might be six groups of them going to compete for that business and get in front of one of their potential new clients and have a face-to-face interaction. Perhaps we should have had our suspicions with the arrival of a global pandemic, not a good sign for things to come and clear there would be far reaching implications on the global economy as the world recovered. War in Europe, something we had hoped was assigned to the history books, rages in Ukraine; the tremors of destruction felt across the globe further hampering economic recovery and, crucially, creating uncertainty. Lucy Stephenson It is within this context we all operate; balancing the books is challenging, making material sacrifice a necessity. We have less which is costing more and this is not going to change in the near future. Local Government, which I have often described as the unsung hero and the workhorse of service delivery for our day-to-day lives, faces unprecedented crisis. Leicestershire faces an eye-watering £140m budget gap by 2026 and, according to Grant Thornton, ‘one in six councils could run out of reserves next year’. Rutland, you will be pleased to read, is not among the one in six. We have always taken a prudent approach to our medium-term financial plan, including maintaining a healthy level of reserves to make sure we can tackle challenges in a measured and a proactive way – always with an eye on the future. Ultimately, we need to have a council that is sustainable in its own right; one that does not wait cap in hand for annual announcements from Central Government. Regardless of the funding we are given, how we do things and what we deliver will have to change. With the ultimate aim of financial sustainability in mind, on Tuesday, October 18, cabinet will be debating our financial strategy, aiming to have balanced the books by 2027/28. This will not be without a huge amount of hard work and impacts on the services we deliver. Resources will be targeted at those most in need and some will disagree with what that assessment of need is. We, as Rutlanders, will need to be clear about what is important to us. The depth we will need to dig should not be underestimated. That we can dig is a given. We are likely to be unpopular; people will be vulnerable to the promise of The Emperor’s New Clothes. But let me be clear: there are no new clothes to be had. We will be patching and sewing the clothes we have, cloth cut to fit. If we don’t, then we will be joining the ranks of the one in six. The independence we so proudly fought for gone as central government come and manage our financial affairs.

The second generation of the AirPods Pro came out a few weeks ago, and just before that, Huawei launched their competing version, the Huawei FreeBuds Pro 2. We tested each of them out for fit, comfort and sound. Read on. Apple AirPods Pro 2nd Generation Above: Apple AIRPODS PRO (2nd generation) It’s been almost three years since the launch of the original AirPods Pro. This second generation version improves on everything such as having a H2 chip (more efficient!), better Active Noise Cancellation (it’s said to be double the noise cancelled compared to the original AirPods Pro), Touch Control (more intuitive), and Personalised Spatial Audio — an extension of Apple’s Spatial Audio, and a feature that’s supposed to precisely tune the surround sound experience to the user’s ears. The Personalised Spatial Audio feature is interesting; it uses the TrueDepth camera on the iPhone to capture the shape of the user’s ear, and then tuning and optimising the audio to suit that ear. The sound is supposed to be more full and immersive. This customisation works differently from the NURATRUE earbuds that use sound waves to map the ear. Above: it’s the same sized case as the 1st generation airpods pro, so you can reuse your favourite existing case cover. Sound: Full, rich, with a strong and clear bass. Music sounds delightful to listen to. Noise Cancelling: Noise cancelling is powerful. It silences the outside so the focus really is on the music. There’s a useful transparency mode, which blends in surrounding sound so you’re not totally unaware when crossing the road. Design: It’s sleek — after all, it’s an Apple design. The case is small and handy and has the same dimensions as the first generation AirPods Pro, so you can reuse your existing case covers. Comfort & Fit: There are four silicone ear tips with M fitted on as standard out of the box. The earbuds sit in the ear nicely and feel secure. There’s no need to fiddle with the angle of it in the ear since it’s obvious which way faces down. Controls: It’s a swipe up swipe down touch control on each of the earbuds. It’s intuitive to use and you’ll likely get it right on your first try. Wireless Charging: Yes. Just place the case on any MagSafe charger, Apple Watch charger, or Qi-certified charger. Battery Life: Up to 6 hours listening time on a single charge, and up to 30 hours with the MagSafe Charging Case. Price: $359, available at apple.com. Above: the earbuds are ergonomically shaped. NYLON’s Recommendation: It’s quite a step up from the standard AirPods and even the first generation AirPods Pro. It’s worth getting if you’re an audiophile and really enjoy listening to your music while on the go; plus if you own an iPhone. Because pairing and connecting to Apple devices is instant; just open the case and you’ll be prompted to pair your gadgets together. You can switch easily between Apple devices as well — it’s the Apple ecosystem at work. Overall, the audio experience really is excellent; I’d save up and spring for these as a travel essential. Huawei FreeBuds Pro 2 Above: Huawei FREEBUDS PRO 2 in ceramic white. So out of the box, these look really similar to Apple’s AirPods Pro, with the small design differences being a rounder case, and flatter earphone arms. I could pair this easily with the iPhone by pressing the “sync” button on the side of the charging case (you have to really look for it, I promise you, it’s there), and  once it’s paired by Bluetooth, the connection is pretty seamless. Above: Huawei freebuds pro 2 earbuds. Sound: Volume levels are louder than the AirPods Pro; these would work great for those who love to blast their music, and the audio doesn’t crack at all at these high levels. Quality of the audio is decent. It’s not as clear as what the AirPods Pro produces, but you do get more bass — and it can go louder. Noise Cancelling: Good noise cancelling, but not as powerful as the feature on the AirPods Pro. But do you really need to create a sound vacuum in your ear? Do you? That’s up to you and your wallet. Design: Can’t go wrong with this all-white design. The larger black accents on the sides of the earbuds work too and make this one stylish little gadget. This also comes in Silver Frost and Silver Blue colour options. Comfort & Fit: These feel like they sit in the ear more securely than the AirPods Pro — like they won’t fall out as easily. But that also means that you can “feel” these more in the ear. With the AirPods Pro, it’s like they aren’t even there. Good and bad. Controls: Controls are meant to straightforward with a swipe up and down to change volume and a squeeze and press to pause and play. On my first try, I couldn’t tell where the sensors were and got frustrated trying to get my music to play. It’s not terribly intuitive and could definitely be better. Wireless Charging: Yes, with any Qi-certified charger. Strangely, it wouldn’t charge with my MagSafe charger. Battery Life: Up to 4 hours listening time on a single charge with ANC enabled, and up to 18 hours with the charging case. With ANC off, you get up to 6.5 hours on a single charge, and up to 30 hours with the case. Price: $298, available on Shopee. NYLON’s Recommendation: This is a good $61 less than the AirPods Pro, plus Shopee always has some promotion going on (the earphones are $273 at the time of writing). It’s not an “AirPods Pro killer” as some other reviews have called it, but both products are appealing in their own way. Get the Apple one if you’re an iPhone user, and get this Huawei version if you want to save a bit of money and don’t need a fancy case cover for it (most earbuds case covers are made for the AirPods line). It’s not a bad choice at all, considering you can choose the cool Silver Frost (dark grey) or Silver Blue (pale blue) colour options this is available in. Jabra Elite 5 Above: Jabra ELITE 5 in Gold Beige. I’ve always liked Jabra earphones. They are comfortable, feel secure, look good, and sound pretty good too for its price. The Elite 5 came out not too long ago last month and is positioned as an all-rounder that’s good for listening to media or taking calls. Above: Jabra elite 5 earbuds. Sound: Just when I thought that the Huawei FreeBuds Pro 2 was bassy, along come these Jabras that take it up another notch. The sound is full and feels like it’s pumping — which makes this great for workouts! Music and audio isn’t as clear and nuanced as the AirPods Pro, so if you’re getting earphones just for the listening pleasure of music, consider forking out more for the ones from Apple. Noise Cancelling: There’s ANC and it works well, but it’s not as powerful as noise cancelling with the new AirPods Pro. Design: I really love the earbud design; it’s compact and looks beautiful when worn (especially this Gold Beige version). I do like the matte finish as well, which sets it apart from many earbuds in the market now. This comes in a full black version too, which is very sleek. Young Wealthy Americans Prefer Cryptocurrencies to Stocks Bank of America released its 2022 Private Bank Study of Wealthy Americans this week. The report highlights the results of an online survey, conducted from May to June, of 1,052 people who were over the age of 21 with household investable assets of more than $3 million. The bank noted that the respondents are a nationally representative sample of the U.S. high-net-worth population and not necessarily clients of Bank of America. “Conventional investment advice suggests that younger investors hold more stocks, not fewer, than older investors. Yet the 21 to 42 age group holds just a quarter of their portfolio in stocks, compared with 55% of investors aged 43 and older,” the report details, noting: If the youngest cohort isn’t confident in stocks, where do they see opportunities for investment growth? Alternatives, including cryptocurrencies, which are their No. 1 choice. “While 29% of younger people said crypto presents a leading opportunity to create wealth, only 7% of the older group agreed. The younger group is generally more interested in private equity or debt, as well as sustainable or environmental, social and governance (ESG)-related investments,” the report adds. Bank of America emphasized that age is “the dominant factor when it comes to interest in cryptocurrencies,” elaborating: While overall usage is low, younger people are 7.5 times more likely to hold crypto in their portfolios and five times more likely to say they understand it quite well. The SpaceX Crew Dragon capsule dubbed Freedom, carrying three U.S. NASA astronauts and an Italian crewmate from the European Space Agency, parachuted into the sea at the conclusion of a five-hour autonomous flight home from the ISS. Splashdown under clear skies, at about 4:55 p.m. EDT (2055 GMT), was carried live by a joint NASA-SpaceX webcast. Freedom began its stay in orbit on April 27. The crew consisted of NASA astronaut Kjell Lindgren, 49, fellow Americans Jessica Watkins, 34, and Bob Hines, 47, as well as Italy’s Samantha Cristoforetti, 45, who was commander of their ISS expedition. Watkins became the first African-American woman to join a long-duration ISS mission. In less than an hour, recovery teams had hoisted the heat-scorched Crew Dragon onto a retrieval vessel before opening the capsule’s side hatch and helping the four astronauts out by one for their first breath of fresh air in more than 24 weeks. Still garbed in their helmeted white-and-black spacesuits, their strength and balance left shaky from 170 days of weightlessness, the four crew were assisted onto special gurneys as they waved and gave thumbs-up for cameras. Among those greeting them on the deck of the ship was the vessel’s namesake, veteran NASA astronaut Megan McArthur. Each of the returning astronauts was to receive a routine medical checkup aboard the ship before being flown by helicopter back to Florida. SCORCHING RE-ENTRY, THEN PARACHUTES The return from orbit followed a fiery re-entry plunge through Earth’s atmosphere generating frictional heat that sent temperatures outside the capsule soaring to 3,500 degrees Fahrenheit (1,930 degrees Celsius). Two sets of parachutes billowed open above the capsule in the final stage of descent, slowing its fall to about 15 miles per hour (24 kph) before the craft hit the water off Jacksonville, Florida. During their space station stay, the crew orbited Earth 2,720 times – about once every 90 minutes – to log some 72 million miles (116 million km) in space, according to NASA. The team was designated “Crew-4,” the fourth full-fledged long-duration group of astronauts launched to ISS by SpaceX since the private rocket company founded by Tesla Inc CEO Elton Musk began flying NASA personnel in May 2020. As for most ISS crews, their primary mission was science-based, encompassing scores of experiments and technology demonstrations. Highlights included research on microgravity-induced changes in human cells resembling those associated with aging, and documenting effects of dietary improvements in orbit on immune function, gastrointestinal health and nutrition indicators. They also participated in studies of fire and fuel behavior in weightlessness, and cultivation of plants in liquid- and air-based growth materials in place of soil. Their exit came a week after their replacement team, Crew-5, arrived aboard the station – a Russian cosmonaut, a Japanese astronaut and two NASA crewmates, including the first Native American woman in orbit. Crew-5 is remaining on ISS with two other Russians and a third American who shared a Soyuz flight to the ISS in September. One of those cosmonauts, Serge Prokofiev, assumed ISS command from Cristoforetti before Crew-4’s departure. ISS, spanning the length of a U.S. football field, has been continuously occupied since 2000, operated by a U.S.-Russian-led partnership that includes Canada, Japan and 11 European countries.

City leaders, small-business owners and residents want to know what growth means for their communities. Greenville is well on its way to experiencing this growth within the next half decade. GISD just passed 5,400 students in daily attendance. As recently as last week, 874 new permits have been issued for new construction within the city and well over a 1,000 are in the pipeline. This imposes significant areas requiring attention that can be resolved with the upcoming bond election, which calls for construction of a middle school and early childhood center. The prospect of adding hundreds of homes within 24 months is on the horizon. Greenville hasn’t added a new school in two decades. Apart from the replacement of Bowie, which only replaced infrastructure in place, the last schools that housed actual students where a bond paid for new buildings were Carver and Lamar in 2001. We can’t expect to absorb growth and only build one elementary school every decade. In light of the fact that the majority of our schools average age is 50+ years (and few at 70 years), the cost to repair these schools is fast becoming more than replacing, as we did with Bowie. This is a reasonable upcoming bond election and it meets the immediate needs of the district. We will know shortly if we are on track for explosive growth and requiring express action to address our remaining oldest facilities. The best time right now for a bond is now, since we largely have missed 20 years of opportunity. With interest rates rising, waiting is less the option, and addressing before we need more portables at every school site is imperative. The lending is the most optimum at this time for a number of reasons, since the district is positioned high with credit rating agencies, and we have been good stewards of our bonds the last 30 years. The fact that GISD is the lowest taxed district in three counties indicates this sound stewardship. The CTE building was absolutely needed, it was strategic, and remains a shining value to this school district. We are behind on a strategy for growth; we are acting now on necessity. We don’t truly want to be in the situation of Forney in the next five years, where a $1.3 billion bond is needed to address unmitigated growth. Greenville is unique in that it has purchased land to accommodate both elementary schools and middle schools; this was remarkable forethought that not all districts have the luxury of, especially when land values rise as they have in places like McKinney and Frisco and the school districts couldn’t afford to get ahead of it. The fact that we don’t have to budget $50 to $100 million to purchase a single site is a huge windfall to taxpayers. We can pivot now or resort to 20 years of the usual. It takes three to four years to proceed from an approved bond to buildings ready to walk in. Today, we find ourselves starting on another decade of more portables at all our schools. It’s not every day that you can build new facilities and meet immediate needs and raise taxes only minimally. It’s not palatable to pay $1.3 billion in bonds as Forney has done. Let’s get ahead of this in November. Greenville ISD has been fortunate to maintain 70+ year old buildings as well as manage minimal growth to a few portables, but that is changing beyond anything imagined. Texas as a whole is a destination state and the counties bordering Collin and Dallas can only grow up and not out, impacting our city and others around us. The best time to take action to address needs is now before interest rates and other barriers become impossible to overcome. Our architects and partners on this project indicate supply chains have eased, and they are committed to managing the bond project with the inherent challenges. We haven’t effectively addressed growth in 20 years, but we have saved our community an incredible amount of money on this journey to where we are today. The next chapter is on us to address the influx of more homes and families that add to the school population of Greenville. The school board went ahead and provided us building plans and useful mockups of what the middle school and like elementary school could look like in the next decade. This too, is funds well spent. We don’t have to duplicate this effort for anymore projects of like magnitude. Money saved again with careful forethought. I am confident GISD will remain good stewards of the assets entrusted to them the last 80 years. It’s our turn to return the favor. We have much to lose with inaction at this crucial juncture of Greenville’s plan to stay regionally relevant while cultivating a growth-minded workforce. We can achieve both through this election.
