By referencing science-based outcomes like a longer life, improved sleep and some social incentives – like better sex – my hope was that a consolidated presentation would supply the power to grab men’s attention and prompt them to take action. While diet and exercise are at the core of one’s physical regimen, healthy habits include behaviors that improve mental health and well-being, and also can be a source of fun! So, as promised, here’s a look at a broader set of ideas to be active.  Mindset matters  As always, I like to anchor my case in science, so before I offer the new ideas, let me offer touch on the importance of your frame of mind. A 2021 paper from Frontiers in Psychology suggests that there is an ever-expanding number of behaviors included under the umbrella of healthy behavior. This prompted the authors to characterize being healthy as a process in which traditional views of physical activity and healthy eating as boring and depriving are replaced by a mindset in which they are appealing and valued, and can ultimately produce a culture in which they are enjoyed! In short, they argue that mindset matters when it comes to overcoming this barrier to behavior change. Leveraging this expanded menu of behavior will enable you to ditch the notion that fitness is drudgery, find the attraction and sustain your engagement over the long haul.   More tips   With the right perspective in place, here are some additional tips on the widening portfolio of healthy tactics. The Mayo Clinic reminds us that movement outside of normal structured exercise can generate similar benefits. Activities like house cleaning, making the bed, shopping, mowing and gardening are all forms of physical activity that can help, particularly if you log the number of minutes per week recommended for standard exercise – 150 minutes per week of moderate physical activity or 75 minutes of vigorous aerobic activity. In a reference to diet, the Mayo Clinic recommends keeping a journal to track your reaction to meals and snacks so you can modify your diet to maximize achievement.   Another thought on changing your lifestyle comes from the Harvard Medical School, which recognizes that “every individual has his or her own lifestyle and needs an individualized approach to changing it.” For those looking to adopt healthy behaviors, the experts at Harvard encourage their patients to connect their desired behaviors with what matters in their lives, and help them build the confidence so important to behavior change. With an extended and diversified bundle of healthy activities, you can tailor a regimen that works for you and supports the more conventional dimensions of diet and exercise.  Fun stuff  Michigan State University presents a number of alternative activities for individuals and families – with fun in mind. They include dancing, walking, swimming and hiking. And the U.S. Department of Veterans Affairs adds bicycling with family or friends, or a beginner’s exercise class.  25 ways to stay healthy For my closing argument, I pulled from my PhillyVoice archives to assemble my top 25 healthy behaviors outside the realm of standard diet and exercise. All are grounded in science with the link to the original article so you can easily get the details. Consistent with my previous column, the shear number of alternative strategies makes the point that there’s a lot you can do for yourself that produces both health and happiness. MOUNT UNION — Mount Union fought with everything it had, but ultimately fell to Southern Fulton, 3-0, in boys soccer action Thursday afternoon. “They have come a long way from the beginning of the season compared to how we played last time when we played them,” Trojans coach Jacob Scott said. “They got better but we just got gassed early and we don’t have the depth to make all the subs that would benefit us. Like I said, coming off that game yesterday really gassed us and it definitely hurt us today.” The Trojans came out of the gate with some intensity and put constant pressure on Southern Fulton. Anytime an Indian player had possession of the ball, there was a Mount Union player who immediately applied pressure. In fact, for the early part of the opening half, the Trojans had control of the ball on the Southern Fulton side of the field. But with just under 30 minutes in the period, the Indians broke loose as Leland Fox slipped through the Mount Union defensive line and scored a goal. The Trojans continued to attack the Southern Fulton net and created several opportunities to put the ball to the back of the net. Some of those plays included one from Cailyn Skopic who sent a cross pass over to Evan Shaver who’s shot was stopped. Brady Shaver created some chances for himself with one opportunity that smacked off the crossbar. Another came again a little later on but the shot went wide left. “We’ve worked on that, I think it’s more of knowing where to shoot, where to have that foot on the ball,” Scott said. “Just fundamental stuff we have to work on in the offseason.” From there on it became the Brody Cirtwell show as Cirtwell scored a goal in each half with the first goal being off a rebound to make it 2-0. And then later in the second half, Cirtwell again scored with a direct kick that sailed just out of the reach of Mount Union keeper Izik Copenhaver. But despite all that, the game could have really gotten out of hand if not for the efforts of Copenhaver in the net. As Southern Fulton had 19 shots on goal for the whole game and Copenhaver managed to pump the brakes on the runs. “As a freshman, he needs work, but he has definitely held it,” Scott said. “He is getting the job done. He has some really good saves.” It was senior day for the Trojans as Mount Union was honoring its four seniors in Brady Shaver, Brayden Kline, Dyson Jenkins and Landon Johnson. After the game Shaver wanted to thank all the coaches and people who have helped create this young third-year program and hopes to see it grow more in the future. “I’m hoping in the future years this team can succeed,” Shaver said. “But until then I will come back and always support it.” Mount Union will play its third game in a row today as the Trojans host Fannett-Metal. According to a report in The Verge citing internal memos, Meta’s VR social network called ‘Horizon Worlds’ holds little promise in its current avatar. Vishal Shah, Meta’s VP of Metaverse, apparently told the employees that the metaverse team would remain in a “quality lockdown” for the rest of the year to “ensure that we fix our quality gaps and performance issues before we open up Horizon to more users”. “Simply put, for an experience to become delightful and retentive, it must first be usable and well crafted,” he wrote. In August, Meta Founder and CEO Mark Zuckerberg was forced to post new screenshots on Facebook and Instagram, showing off a more life-like version of himself, after he faced memes on his poorly-designed metaverse avatar. In the same month, Vivek Sharma, the Indian-origin VP of Meta’s Horizon social media virtual reality (VR) platform, departed, at a time when Zuckerberg doubles down on his $10 billion metaverse dream. Sharma’s team now reports to Shah. Shah wrote in an internal memo that “currently feedback from our creators, users, playtesters, and many of us on the team is that the aggregate weight of papercuts, stability issues, and bugs is making it too hard for our community to experience the magic of Horizon”. Horizon Worlds is a social VR experience where you can discover new places with friends, build unique worlds of your own, and form teams to compete in action-packed games. The Horizon Worlds social metaverse platform is currently available only on the company’s Quest VR headsets. Share further wrote that for “many of us, we don’t spend that much time in Horizon and our dogfooding dashboards show this pretty clearly” “Why is that? Why don’t we love the product we’ve built so much that we use it all the time? The simple truth is, if we don’t love it, how can we expect our users to love it?” he added. Meta was making a plan to “hold managers accountable” for having their teams use Horizon at least once a week. “Everyone in this organisation should make it their mission to fall in love with Horizon Worlds,” read another memo. Binance Smart Chain hit the brakes Thursday after the blockchain with ties to the world’s largest crypto exchange suffered what it called a “potential exploit” that on-chain evidence suggested could have targeted hundreds of millions of dollars in crypto. “Due to irregular activity we’re temporarily pausing BSC,” BNB Chain tweeted from its official account, later confirming that the activity was a “potential exploit,” that it characterized as contained. Initial token movements suggested that up to two million BSC tokens were targeted by an attacker late Thursday, but the true losses may be much lower. BNB Chain estimated $100 to $110 million in assets were moved off chain but said in a tweet that $7 million was already frozen. That such a small (comparatively speaking) sum of assets were stolen underscored the upside of BNB’s gamble to halt the chain rather than risk more assets escaping. Blockchains are purportedly decentralized beasts designed to operate beyond the whim of singular entities: you aren’t supposed to just flip an off switch. BSC confirmed that it coordinated a shutdown of the chain after spotting issues with the BSC Token Hub protocol, the clearinghouse for crypto transactions moving between the Binance-linked blockchain’s interlocking parts. It thanked validators for moving quickly. “We are humbled by the speed and collaboration from the community to freeze funds,” one tweet read. The specter of an attack rocked BSC’s native BNB token, which after a sleepy day of trading dipped to $280.40 from $293.10, according to CoinMarketCap, which Binance owns. On-chain data shows that this afternoon two massive withdrawals of 1 million BSC tokens from BSC token hub by an attacker that nabbed crypto assets with cross-chains swaps, bridges, and borrows. Regardless, BNB’s Twitter promised “all funds are safe” and said it will “help freeze any transfers.” Twitter sleuths point out that Tether – the largest stablecoin provider – has blacklisted the offending address, suggesting that the firm suspects the movement of tokens was the result of an attack rather than something more benign. The Labor Department’s closely watched employment report on Friday is also expected to show the jobless rate unchanged at 3.7% last month, with strong annual wage gains. The labor market has largely been resilient to the higher borrowing costs and tighter financial conditions, with economists saying businesses are reluctant to layoff workers following difficulties hiring in the past year as the COVID-19 pandemic forced some people out of the workforce, partly due to prolonged illness caused by the virus. Nonfarm payrolls likely increased by 250,000 jobs last month after rising 315,000 in August. While that would be the weakest reading since December 2020, it would be way above the monthly average of 167,000 in the 2010s. Estimates for payrolls growth ranged from as low as 127,000 to as high as 375,000. “That’s a performance that we feel would not change the Fed’s assessment of a labor market that is still too tight,” said Sam Bullard, a senior economist at Wells Fargo in Charlotte, North Carolina. “And that is not conducive to getting inflation back down to the Fed’s 2% target.” The U.S. central bank has hiked its policy rate from near-zero at the beginning of this year to the current range of 3.00% to 3.25%, and last month signaled more large increases were on the way this year. September’s consumer price report next Thursday will also help policymakers to assess their progress in the battle against inflation ahead of their Nov. 1-2 policy meeting. Financial markets have almost priced-in a fourth 75-basis points rate increase at that meeting, according to CME’s FedWatch Tool. While government data this week showed job openings dropped by 1.1 million, the largest decline since April 2020, to 10.1 million on the last day of August, there are still 4 million more vacancies than there are unemployed Americans. An Institute for Supply Management survey on Wednesday also showed several services industries reporting labor shortages in September. There is a risk that the unemployment rate fell last month after being boosted in August by 786,000 people who entered the labor force, the most since January. That together with seasonal adjustment issues around summer employment patterns lifted the labor force participation rate, or the proportion of working-age Americans who have a job or are looking for one to 62.4% in August from 62.1% in July. But most of the entrants were prime-age workers, which raised the labor force participation rate for this cohort above the average rate for 2019. A repeat was not expected. NOT IN RECESSION “This suggests still positive monthly job gains, in excess of 100,000, will continue to put downward pressure on the unemployment rate,” said Veronica Clark, an economist at Citigroup in New York. “Evidence of a still very tight labor market will likely keep the Fed hawkish.” The Fed is projecting that the unemployment rate will rise to 3.8% this year and to 4.4% in 2023. That would be above the half-percentage-point rise in unemployment that has been associated with past recessions. With the labor market still tight, wage gains remain solid. Average hourly earnings are forecast increasing 0.3% after a similar rise in August. That would lower the annual increase in wages to 5.1% from 5.2% in August. The Atlanta Fed’s wage tracker, which controls for compositional effects like skill level, occupation and geography, is running above 6%. The average workweek is forecast unchanged at 34.5 hours, indicating firms are opting to hang on to their workers instead of cutting jobs for now. Indeed, first-time applications for unemployment benefits remain at very low levels. “It tells you that the economy is not exactly booming but not contracting either,” said Sung Won Sohn, a finance and economics professor at Loyola Marymount University in Los Angeles. But with the headwinds from higher borrowing costs and slowing demand rising, economists expect companies will significantly pull back on hiring, with negative payrolls likely next year. Economists say businesses have been backfilling open positions as they struggled to expand headcount to match increased demand for their products, driving up job gains. Yet, this country, perhaps more than most others, needs a searchlight on her environmental matters, given its huge population of about 200 million, the massive neglect of the environment and the corresponding negative impact on health. Certainly, air pollution is a problem that has not been sufficiently acknowledged as one. The time to address it concertedly should not be further postponed. In the wake of the apparently unending air pollution across the world especially among industrial nations like China, America and Britain, the United Nations had every reason to take the gong the other day ahead of the third-year celebration of International Day of Clean Air for blue skies and called for cleaner air globally. Indeed, the UN is right to be worried as the world continues to face the ordeal of air pollution. Over the years, the evidence base for the harm caused by air pollution has been growing rapidly and points to significant risks to the world and particularly so, to people living in lower-income countries. In its bid to achieve cleaner and safe air globally, the UN has outlined certain steps to reduce air pollution and keep people and the planet healthy and safe. This year’s event aimed to raise awareness and facilitate actions to improve air quality around the world. According to the UN Secretary-General, Antonio Guterres, climate change and air pollution are a deadly duo. Therefore, all countries must strive and work together to combat air pollution and invest in renewable energy and swiftly transit from fossil fuel as well as rapidly move to zero-emission vehicles and alternative modes of transportation. In addition, efforts need to be made to increase access to clean cooking, heating and cooling; and recycle waste instead of burning it. Insofar as air pollution persists globally among both the rich and poor nations, polluted air may continue to be one of the burdens and greatest environmental threats to public health even as it accounts for an estimated seven million premature deaths every year. Air pollution and climate change are closely linked as all major pollutants have an impact on the climate and most share common sources with greenhouse gases. As the UN scribe noted: “Today, air pollution is denying billions of people their rights. Failure of the major pollutants to strictly adhere to regulations constitutes a major problem. The unrelenting air pollution and climate change around the world would impact negatively on the people’s livelihood and increase restiveness among regions in Africa. In Nigeria, the environment is a largely neglected issue over the years. Hence, oil pollution and gas flaring in the Niger Delta region have lasted for decades with no end in sight as the goal post to stop gas flaring continues to be shifted due to a lack of political will by the government as well as the pretext that oil industries cannot stop flaring gas so long as they prospect for oil. As expected, the unabated pollution and gas flare has degraded both land and water surfaces, thereby rendering fishing and farming impracticable in the region. To make matters worse, the few fertile portions of land have become a regular disorder between farmers and herders overgrazing and destruction of farm produce. The danger and health implications these portend are enormous, as people are dying from hunger and disease, much against the Sustenance Development Goal (SDG) 3 2030 that stipulates the imperative to ensure healthy lives and promote well-being for people of all ages. Regrettably, neither the Federal Government nor state governments see air pollution as a national security threat. Aside from the deadly situation in oil-producing areas, air pollution is pervasive in cities through industrial and vehicular emissions, cooking with firewood, refuse to burn, improper disposal of waste and other uncontrolled human activities. Most of these activities undermine existing laws that governments, even at the local level, could enforce but for negligence and official ineptitude. It is important for all governments to have a change of attitude in this regard. Findings have prompted the United Nations to annually highlight the importance of clean air for blues skies. The theme for this year is, “The Air We Share,” essentially, these are mere expressions used by the international body to deliver beautiful keynote speeches and rehearse the same air pollution problems plaguing the world without holding pollutants to account. Over the years, the world has been unable to be on the same page in tackling climate change and air pollution in order to ensure a healthy and sustainable planet. There has been no curtailment of the massive annual air pollution and climate change crisis. The consequence of climate change and the catalogue of air pollution plaguing the world is too numerous to mention. For instance, the sustainable management of water resources and access to safe water and sanitation which are essential for unlocking economic growth and productivity should be sustained in order to fulfil the needs of the growing population as well as provide significant leverage for existing investments in health education. It remains worrisome that the issues often end up as the subject of international diplomatic discussion leaving the people and planet to suffer. It is time for the UN to work out a coherent approach and call on all countries to work together and combat air pollution. Such collective and affirmative action would save millions of lives each year, slow climate change and speed up sustainable development. It is important for the world body to monitor air pollution, make laws to implement WHO guidelines and deliver credible plans to reduce emissions from vehicles, power plants, construction and industry. It is more important for individual countries, including Nigeria, to take the campaign for clean air beyond the present rhetorical level.

And that includes himself,” Spray said. Randy Adkins, a University of Nebraska at Omaha political science professor, said it would be a no-brainer for Ricketts to give himself the job. Track record not good Appointing oneself to the U.S. Senate has some political risks, historically. One famous case involved Minnesota Gov. Williams, the public forum consisted of Cox responding to written questions submitted by Utah Tech students at the beginning of the meeting. Cox said the purpose of his traveling political tour is “to meet with as many people and organizations as possible,” including high school students, college campuses, business organizations, medical professionals and chambers of commerce.  Cox’s comments about specific topics are outlined by topic in the sections below. Water conservancy “Water is a big deal everywhere in the state of Utah,” Cox said. “This is the question I get asked most. Water is foundational for our survival … We have to use less across the board.  “I believe that weather is cyclical and the climate is changing … All I know is I have to deal with what we have right now, and right now … the Great Salt Lake is drying up, and there is not enough water in the Colorado river or in Lake Powell for what we want to do here.” Regarding solutions, the governor spoke about the Lake Powell pipeline and delegating most of the water conservancy to local levels. “I’ve been very clear, and I know this is controversial, but I’m on record as supporting the late Lake Powell pipeline. “The question is, if the pipeline takes longer, if it’s delayed, what does that look like? If we can get it built and we have all the resources, what does that look like? That’s not up to us. There are other decision makers that have to weigh in on that. “The concrete (solutions) I expect to come from Washington County,” Cox told St. George News. “Our job is to support. You guys know better. Obviously, the conservation piece is really important, and you’re doing that.” Gov. This is a Utah problem, and we are committed to work with you to solve the problem.” Reducing housing costs Cox said supply rates of housing in Utah need to increase if Utahns want housing costs to decrease. “If we can’t build houses, we can’t have people live here,” Cox said. “I will tell you right now what will happen. The only people that will end up living in St. George are billionaires in California. That’s what will happen if we can’t continue to build.” Voter fraud and public transportation Addressing concerns about voter fraud, Cox said he joins Sen. Mike Lee (R-Utah) in supporting the integrity of Utah’s elections and county clerk offices, and he invited anyone doubtful of the elections to ask a county clerk for a tour and explanation about the election process. The governor also spoke about how he hopes public transportation increases across the state. “My biggest dream in life,” he said, “and I know it’s a long ways out — would be a high-speed rail from Salt Lake to St. George.” Partisan ‘contempt’ Cox spent a significant amount of the forum discussing what he described as animosity between political parties in the United States. “We have to get back to a time,” Cox said, “when we were willing to see each other as Americans first and partisans second. “Politics for too many people has become their religion. There are fewer Americans now attending church regularly than any time in our country’s history. If we don’t have those things that bring us together as a community and politics become our religion, then anybody that disagrees with us is equal to a heretic.” Cox said social, philanthropic clubs like Rotary Club used to be highly active and filled with members for the betterment of local communities, but now these organizations lack community volunteers. Social media is replacing those groups, Cox said, and social media allows individuals to collectively hate others without producing healthy communities. “I’m not interested in ‘owning’ the libs,” Cox said. “I’m interested in trying to convince the libs that there’s a different way, a better way. Many will disagree with me, but if I can at least start having a conversation and listening to them, then I have an opportunity to show them why I believe what I believe, and they’re more likely to listen and respect that. I think that’s how we fix politics.” Advice for Generation Z Following a question from Williams about the upcoming generation’s involvement with politics, Cox spoke directly to Generation Z in the room. “I’m so worried that our children are so cynical,” he said. “You’re being led to believe that this is the worst time in the history of the world, that we’re all going to die because of … war, climate change. These are serious issues, but you think it’s the worst economy ever. There’s never been a better time in the history of the world to live in Utah. Gov. We have stuff to fix, and we can fix it together …  We can solve every single problem that we’ve ever faced. There are more jobs available right now than ever before in our state’s history.” Mainstream media The governor spoke plainly about his thoughts about mainstream news media. “Cable media is evil,” Cox said. “CNN, Fox News, MSNBC, — they’re all evil. They are trying to brainwash you. They have psychologists that help them program this stuff to get you addicted to … contempt. It is addicting.” Cox spoke of how a close family member of his constantly consumed mainstream news and became overtly negative about life until the family member stopped being “addicted to outrage coming through cable news.” “Once he got away from that,” Cox said, “he started seeing joy again, started loving people again, started seeing how much good there is in the world.” “The best decision I ever made was nine years ago, we turned off cable news. I’m nine years sober.” Instead of listening and watching mainstream news commentary, Cox said, Utahns should draw information from local news and hard, factual newscasting in mainstream sources. “What I encourage you to do is to look at sources from different points of view,” he said. The institution of the family Cox explained how American trust in institutions is at an all-time low in the country, and he’s concerned most about the institution of the family. “If you look at all of the problems that we face as a society — homelessness, drug addiction, mental health … our prison population — all of these societal problems, the best place to get upstream from that is when we have strong families, resilient families. So I created the first Office of Family.” Cox expressed his concern that Utah’s birth rate has decreased to 1.9 births per female, which is below state replacement rate “That’s happening across the United States as marriage rates are declining, and sometimes the government makes it worse. “We want to make sure we have policies that support families that uplift families and help families through difficult times, because if we can do that, we’ll save billions of dollars of taxpayer money … and we’ll have happier people. Cox explained how Utah used to not offer maternity leave to mothers, but now the state offers three weeks of maternity leave. “I would like to get more than that, but maternity leave is one area where we could help families. We need to be more thoughtful, especially in light of the DOPS decision and the changes with abortion to make sure we’re supporting mothers, especially single mothers, supporting families and helping them do what they want to do.” Gov. TEXAS, USA — An earlier version of this story originally appeared in the Dallas Business Journal, a WFAA news partner.  The Dallas Business Journal is kicking off a new real estate series called “Hottest Neighborhoods in North Texas,” and it’s starting with a look at the 50 neighborhoods in Dallas-Fort Worth with the highest median values — also called typical home values. The king of the hill for home values in North Texas is Highland Park, with a median of $1,811,601 as of Aug. 31, according to a Zillow analysis by ZIP codes requested by the Business Journal. University Park is hot on the heels of its estimable neighbor to the south, with a median home value of $1,773,641, followed by the Tarrant County hotbed of Southlake, with a median value of $1,185,721. The 75201 ZIP code, which includes parts of Downtown Dallas and Uptown, plus all of the Harwood District and Klyde Warren Park area, also weighs in with a median home value above the $1 million mark.  Typical home values in Highland Park and University Park have each risen 24% in the past year, and typical home values in Southlake have risen 23%. Typical home values are up 16% year over year in the 75201 ZIP code. While the year-over-year increases in home values were impressive in North Texas’ most expensive neighborhoods, they weren’t the biggest percentage gains in the region. Some 80 ZIP codes across North Texas posted a gain of 25% or more in the past year, and those will be featured in an upcoming edition of “Hottest Neighborhoods in North Texas” — so stay tuned in the weeks ahead. For now, just know that a full 13 ZIP codes in the region rose by 30% or more in the past year — including parts of Collin, Parker, Denton, Ellis and Hunt counties. Rewind just a decade, and you won’t find any areas in North Texas where the median home value was more than $1 million. Highland Park is up 108% over the past 10 years, from a median home value of $870,556 as of Aug. 31, 2012. University Park is up 112% from $837,851 in the same period. The typical home value in Southlake is up 125% from $526,399 a decade ago, and the 75201 zone is 99% higher than the $532,022 typical home value on Aug. 31, 2012. Despite interest rates and inflation being up sharply and the stock market plunge since the start of the year, Jonathan Rosen, a top luxury home real estate agent with national residential brokerage Compass, says demand continues to be strong for homes in the Park Cities. Prices of $1,000 per square foot have become the new basis for luxury homes in those neighborhoods, and Rosen predicts that benchmark will continue to rise. “The buyer pool in Dallas is still very strong,” Rosen said. “There are just so many people coming here.” Across price points, the frenzied pandemic housing market — marked by multiple offers often well above asking price after hours or a few days on the market instead of weeks — has cooled some, said Misty Michael, team lead for the Michael Team, which sells homes across DFW. The DFW market is normalizing, and prices are correcting, Michael said in a roundtable hosted by real estate company Opendoor on Sept. 27. “It’s definitely shifting,” she said. “We’re seeing a transition. While sellers still retain a very strong position in the market, there are signs of this transition.” Added Michael: “It’s not back to a buyer’s market yet. Sellers are learning that they can’t overprice their homes and sell them quickly. On the flip side, as interest rates have increased, buyers have become more cautious and they’re less willing to pay over market for homes.” Bill Head, communications director for MetroTex Association of Realtors, said he doesn’t predict “drastic” decreases in prices, but he does see prices plateauing. “I think the seller still has the upper hand right now,” he said. “Do I see it shifting? Oh yeah, but I think it’s coming back more to a healthy market. Commack-based Heatherwood Luxury Rentals recently opened Heritage Spy Ring Golf Club in South Setauket, a 200-unit luxury apartment complex and nine-hole golf course named for the Culper Spy Ring, which operated in the Setauket area, providing intel for General George Washington on enemy troop movements during the British occupation of New York City in 1778. And while its name may harken back to the Revolutionary War some 244 years ago, Heatherwood’s latest development is anything but an antique, offering a comfortable contemporary lifestyle to renters aged 55 and over. There’s also an outdoor pool and splash pad, fire pits, tennis and pickleball court, bocce court, playground, 2-acre great lawn and walking trails. As the name implies, one of the main attractions of the 70-acre Heritage Spy Ring Golf Club is a new nine-hole rolling layout designed by noted golf course architect Tyler Rae. In fact, the entire development was built on the former 18-hole Heatherwood Golf Club, originally built in the early 1960s by Heatherwood founders Donald Partrick and Stanley Neisloss. Established in 1950 by Partrick and Neisloss, Heatherwood started out by building several single-family-home subdivisions on Long Island before the company turned its attention to multifamily rental developments. The firm’s very first apartment community was the 272-unit Heatherwood House at Port Jefferson, which opened in 1962 and is still owned by the developer. Courtesy of Heatherwood Today, Heatherwood’s portfolio has grown to about 7,000 apartments in Queens, Brooklyn and throughout Nassau and Suffolk counties. “Everything we own, we’ve built,” says CEO Douglas Partrick, Donald Partrick’s son, who first came into the business in 2002 soon after Neisloss died. “To this day, Heatherwood hasn’t sold any of its developments.” In the last couple of years, Heatherwood has made some key additions to its executive team. Christopher Capece, formerly with AvalonBay Communities, came on board as president in Jan. 2020 and this spring, Heatherwood added Sean Sallie, former deputy commissioner for planning at the Nassau County Department of Public Works, who is now the company’s director of Planning and Development. “Although we sometimes consider acquisitions, our growth has historically been via new development. That’s part of Heatherwood’s DNA,” Capece said. “One of the strategic advantages of Heatherwood is that we’re a fully integrated development firm, including design, development, construction, operations and golf and recreational facilities.” That strategy has been paying off, as the company can claim some major recent achievements. In 2018, Heatherwood opened Tower 28, a 450-unit apartment building in Long Island City. The 58-story complex, which cost well over $200 million, was at the time the tallest residential building in New York City outside of Manhattan. Another ongoing Heatherwood project will bring 125 apartments and 14 attached ranch-style homes to a 26.9-acre site just south of the company-owned-and-operated Pine Hills Golf Club in Manorville. Dubbed Sun River Town Homes, the $31.16 million project will complement the company’s existing Villas at Pine Hills community where residents will share amenities that include a clubhouse, fitness center and pool. Heatherwood is also planning on redeveloping the 9-acre site in West Hempstead formerly occupied by National Wholesale Liquidators. That project will transform the property, located across from the West Hempstead Long Island Rail Road station, into a 428-unit, transit-oriented rental complex. Currently in the permitting process, the company hopes to start construction before the end of next year. And though Heatherwood is always looking for opportunities to expand its portfolio, it hasn’t forgotten about its existing communities. The company has recently embarked on a multi-million-dollar program to renovate and refresh its legacy rental complexes, adding amenities like turf soccer fields, new playground equipment, basketball and pickleball courts, even beach volleyball facilities. “We did a full market assessment of our entire portfolio, considering demographics and competition, and we identified our communities where we want to begin our re-investment back into the properties,” Capece said. The renovation work is nearly completed at the 348-unit Norwich Gate apartments in Oyster Bay, where the company built a brand-new clubhouse, courtyard area and added amenities. Next up is extensive renovations at Heatherwood House at Port Jefferson, the firm’s first-ever rental development. The project also includes redeveloping the community’s clubhouse and adding new amenities. “Even though we’re constantly investing in all of our communities, we’ve just taken a more pointed approach to giving them an enhanced lifestyle,” Partrick said. “It’s not just re-investment. Photo by Judy Walker Heatherwood offers a wide range of monthly rents at its rental properties, starting at around $1,500 at some of its Long Island communities to more than $10,000 at some of its New York City buildings. Monthly rents at the Heritage Spy Ring Golf Club range from around $3,600 for a one-bedroom, one-bath apartment to more than $6,600 for a three-bedroom, two-bath residence. Thirty of the new apartments are designated as workforce housing and priced with reduced rents, with half of those restricted to people earning up to 80 percent of the area median income and half for people earning up to 120 percent of the AMI. The South Setauket development is about 20 percent leased and move-ins began a couple of months ago. Mitch Pally, CEO of the Long Island Builders Institute, said Heatherwood is a major player in the development of rental housing in Long Island, which is sorely needed. “There’s no doubt that Heatherwood has been re-invigorated over the last couple of years, as you can see with both new projects like up in South Setauket and hopefully soon in West Hempstead, and refurbishing of their existing product line all throughout the Island,” Pally said. “They are very community oriented. They’ve done a lot through our charitable arm and with LIBI itself over the years. Doug is a former president of LIBI and Chris has been involved with our executive committee for many years, so they take a great role in the need for and the importance of rental housing on Long Island of all types to make it easier to meet the great demand that there is for rental housing.” The 6,500-square-foot clubhouse at Heritage Spy Ring features a fully equipped fitness center, game room and other amenities. Murray has a combined 4-0 record against Mayfield (3-0) and Hurts (1-0). Cardinals DL Zach Allen – When Allen last faced the Eagles in Week 15 of 2020 he had 11 tackles, a sack, a tackle for loss, a QB hit, and a pass defended. He joined Willie McGinest and Warren Sapp as the only NFL defensive lineman ever to have at least 11 tackles, a sack, and a pass defended in a game. Eagles Edge Rusher Hasson Reddick – The former No. 13 overall pick in 2017 returns to face the organization that chose him one spot ahead of where the Eagles selected Derek Barnett but promptly wasted him for three seasons by trying to make Reddick an off-ball linebacker. The Cards finally led him loose in 2020 and he’s had 27 sacks since behind only T.J. Watt, Myles Garrett, Trey Hendrickson, and Aaron Donald. Eagles CB James Bradberry – Bradberry leads the NFL, allowing a 27.4 passer rating when QBs target receivers the veteran is checking. Bradberry baited Trevor Lawrence into an interception last week and faces a Cards team that has struggled to move the football consistently without star receiver DeAndre Hopkins. 4…MATCHUPS TO WATCH Eagles QB Jalen Hurts vs. Cardinals QB Kyler Murray – Obviously, they aren’t playing each other but the connections between the two signal-callers are strong. Both played high school football in Texas where Murray led Dallas-area Allen High School to a perfect 43-0 record and earned National Player of the Year honors from Gatorade, Parade, and USA Today. Hurts was ESPN’s top-ranked dual-threat QB in the state at Houston-area Channelview High School. After starting their college careers elsewhere (Murray at Texas A&M and Hurts at Alabama), both had breakout seasons at Oklahoma under Lincoln Riley before entering the NFL draft in back-to-back seasons. In 2018, Murray won the Heisman Trophy before being selected No. 1 overall by the Cardinals. In 2019, Hurts finished as the runner-up for the Heisman Trophy and was then taken in the second round by the Eagles. Murray and Hurts first faced each other as pros in Week 15 of the 2020 season when Murray led the Cardinals to a 33-26 victory in Hurts’ second NFL start. The game was a shootout in which the two combined for 836 total yards and eight TDs. Hurts vs. Cardinals’ Front Seven – The Arizona front is coming off a big game against Carolina, combining for 2.0 sacks, an INT, seven passes defended, three tackles for loss, three QB hits, and a fumble recovery. Allen (3) and J.J. Watt (2) had multiple batdowns and the latter is one of the best ever when it comes to an issue that has hindered Hurts in the past. Eagles’ Third Down Defense vs. Cardinals’ Third-Down Offense – One of the few trouble spots for Philadelphia’s defense through the first month has been stopping teams on third down. The Eagles are allowing conversions at a 42% rate, 21st in the leagues. Arizona, though, has been worse than that from an offensive perspective, converting at a 31% rate, a dismal 29th. Something has to give. Eagles’ Red-Zone Offense vs. Cardinals’ Red-Zone Defense – This is strength vs. weakness with Philadelphia being a top-10 unit at 64.7% (No. 9) and Arizona coming in at 25th, allowing opponents to score 71.4% of the time. The Eagles hope this matchup follows the trends. 3…THINGS TO KNOW -For younger fans who don’t know the Cardinals used to be a member of the NFC East and their series with the Eagles dates back even further than that to 1935. The Cardinals’ 58 regular season wins vs. Philadelphia are more than they have against any other NFL franchise. For the Cardinals: Kicker Matt Ammendola – The Cards lost their veteran kicker, Matt Prater, to a hip injury last week and have brought in Ammendola, an already well-traveled option who failed with the New York Jets in 2021 and most recently missed a field goal and an extra point as an emergency replacement for Harrison Butker in Kansas City earlier this season. 1…PREDICTIONS John McMullen (4-0, 1-3 vs. the spread) – It’s logical to want to pick the Arizona Cardinals in Sunday’s game. In the parity-driven NFL, the contest shapes up as a trap game with NFC East-rival Dallas looming in Week 6 while the Cards’ recent struggles at home dating back to last season scream market correction, and the Eagles probably aren’t going 17-0. Even Hurts seems to sense a letdown. After a presser filled with Manningcast questions and film about Tom Brady, the Eagles’ MVP candidate felt the need to remind everyone about the Cardinals on Sunday. It might be uglier than expected but the Eagles should out-talent the Cards. EAGLES 28, CARDINALS 20 Ed Kracz (3-1, 2-2 vs. the spread) – The words of A.J. Brown are ringing in my head. When asked during Thursday’s locker room session about the Eagles inability to win at State Farm Stadium since it opened in 2006 0- going 0-4 there – he responded, in a matter-of-fact manner, that “Nobody cares. That’s in the past.” He’s right.  Yet, the Eagles are not going 17-0. They will lose somewhere along the way. Maybe it’s at home against Dallas on Oct. 16. Maybe it’s here, but I don’t think so. In one of the memos to employees dated September 15th, Meta’s VP of Metaverse, Vishal Shah, said the team would remain in a “quality lockdown” for the rest of the year to “ensure that we fix our quality gaps and performance issues before we open up Horizon to more users.” Horizon Worlds lets people build and interact in virtual worlds as legless avatars, sort of like Roblox meets Minecraft. It’s a key initiative following CEO Mark Zuckerberg rebranding of Facebook to Meta; the company is spending billions per year to build his vision of the metaverse. The multiplayer platform was released on Meta’s Quest headset in December of last year. It hit 300,000 users earlier this year and is supposed to be coming to mobile and desktop via a web version sometime soon, though Vishal’s memos imply a web launch could be pushed back. “Simply put, for an experience to become delightful and retentive, it must first be usable and well crafted.” “Since launching late last year, we have seen that the core thesis of Horizon Worlds — a synchronous social network where creators can build engaging worlds — is strong,” Shah wrote in a memo last month. “But currently feedback from our creators, users, playtesters, and many of us on the team is that the aggregate weight of papercuts, stability issues, and bugs is making it too hard for our community to experience the magic of Horizon. Simply put, for an experience to become delightful and retentive, it must first be usable and well crafted.” Though Meta has teased its work on more lifelike avatars, the current quality of Horizon’s graphics pales in comparison to some of its non-VR competitors like Fortnite. Zuckerberg himself was recently memeified after he posted a screenshot of his Horizon avatar to celebrate the launch of Horizon for Quest users in France and Spain. He quickly posted a follow-up image of a more advanced avatar, saying he would share “major updates to Horizon and avatar graphics” at the company’s annual Connect conference which is scheduled for October 11th. “Why don’t we love the product we’ve built so much that we use it all the time?” A key issue with Horizon’s development to date, according to Shah’s internal memos, is that the people building it inside Meta appear to not be using it that much. “For many of us, we don’t spend that much time in Horizon and our dogfooding dashboards show this pretty clearly,” he wrote to employees on September 15th. “Why is that? Why don’t we love the product we’ve built so much that we use it all the time? The simple truth is, if we don’t love it, how can we expect our users to love it?” In a follow-up memo dated September 30th, Shah said that employees still weren’t using Horizon enough, writing that a plan was being made to “hold managers accountable” for having their teams use Horizon at least once a week. “Everyone in this organization should make it their mission to fall in love with Horizon Worlds. You can’t do that without using it. Get in there. Organize times to do it with your colleagues or friends, in both internal builds but also the public build so you can interact with our community.” He went on to call out specific issues with Horizon, writing that “our onboarding experience is confusing and frustrating for users” and that the team needed to “introduce new users to top-notch worlds that will ensure their first visit is a success.” Shah said the teams working on Horizon needed to collaborate better together and expect more changes to come. “Today, we are not operating with enough flexibility,” his memo reads. “I want to be clear on this point. We are working on a product that has not found product market fit. If you are on Horizon, I need you to fully embrace ambiguity and change.” He said that employees working on Horizon will their targets for growing users in VR lowered and that the coming 2D version of Horizon for web wouldn’t likely have a user target but instead a “high quality bar.” In a statement shared with The Verge, Meta spokesperson Ashley Zandy said the company is “confident that the metaverse is the future of computing and that it should be built around people.” She said the company is “always making quality improvements and acting on the feedback from our community of creators. This is a multiyear journey, and we’re going to keep making what we build better.”

Colorado is accepting crypto as payment for any taxes owed to the state as of Sept. 1. It was the result of a promise made earlier in the year by Colorado Governor Jared Polis, who has proven his commitment to establishing the state as pro-cryptocurrency. Colorado isn’t the only U.S. state trying to incentivize cryptocurrency investment within its borders, as legislatures in Arizona, Wyoming and Utah have all previously introduced bills to accept tax payments in the form of digital currencies in varying degrees. There is much to gain economically for states who embrace blockchain technology and the crypto sector. Savvy governments are beginning to pitch their locale as the next center of the crypto economy, hoping to attract new businesses and intelligent, young, wealthy constituents involved with crypto. Taxpayers should be warned, however, of the tax consequences of making payments with crypto, as making such a payment is a taxable event that has the potential to further increase the amount of taxes one has to pay. Let’s hope more states follow Colorado’s lead, but they should also learn from where Colorado’s initiative falls short. If states, in the future, want to find success in accepting crypto as payment, they need to understand the tax dilemma inherent to making payments with crypto and lean into the solution of accepting stablecoins as a means of payment. The issue with making payments with crypto The big knock on states accepting taxes paid in crypto is that using crypto to pay state taxes is considered taxable disposal for individuals — making a payment triggers its own income event. The IRS treats cryptocurrency as property, which means if the price of the crypto you’re using to pay state taxes has appreciated in value over time, you have taxable income equal to how much the price appreciated since you bought it. It’s important for people to know that paying off their tax bill with crypto will trigger another taxable event for the following tax year. For example, let’s say that, after calculating your 2022 taxes, you have a tax bill due to your resident state in the amount of $10,000. You pay this with $10,000 in Bitcoin (BTC  $20,033) by the due date, April 15, 2023. If you bought that Bitcoin for $2,000, you now have triggered an $8,000 gain by disposing of that Bitcoin. You’ll now have to pay tax on your $8,000 gain for the 2023 tax year — solely from paying your taxes with appreciated crypto. Most people who are invested enough to want to use crypto as their primary payment method very likely have grown their wealth in crypto. These individuals may be hesitant to use their appreciated crypto to pay state taxes in order to avoid the additional tax. If those who have the ability to pay their taxes in crypto are unlikely to do so, states may find that their initiatives never garner the expected traction. Thus, these programs could end up being more costly than they’re worth. How states can make paying taxes in cryptocurrency viable Currently, the only way to pay your Colorado state taxes in crypto is via PayPal’s “Cryptocurrencies Hub,” which does not include stablecoins as a means of payment. If states decide to accept stablecoins as a means of payment, there is potential that paying with crypto will find success across the nation. Cryptocurrency tokens pegged to the price of the United States dollar remove tax from the conversation when using crypto to make payments. Although disposing of these stablecoins still needs to be reported on your tax return, stablecoins do not fluctuate materially in value. Any gain or loss would likely be zero or only a few dollars at most and would not significantly impact how much taxes you pay. Of course, converting any Bitcoin or any other cryptocurrency to a stablecoin is a taxable transaction in itself. Still, it’s very likely that, as the crypto ecosystem matures, it will be common for crypto natives to hold a more significant percentage of stablecoins in their overall portfolio. These crypto natives are looking to cryptocurrencies and decentralized finance as an alternative to the banking system. It’s realistic that, in this alternative system, people will hold a certain amount of liquid assets with which to make payments, including their state tax payments. When stablecoins are used and no tax bill is involved, paying state taxes with cryptocurrency would no longer be disincentivized by our tax system, and these programs may begin getting the traction they deserve. Many people may decide that the best way to make their tax payments is through crypto. These states have a lot to gain — if accepting crypto, especially stablecoins, for tax payments is implemented correctly and is successful, states have an opportunity to grow into centers for crypto commerce, all while bringing in additional revenue from a growing economic sector. Will Colorado and other states find success in accepting crypto tax payments? Or will the tax consequences and crypto being in the midst of a bear market stomp out all potential enthusiasm for such government initiatives? Let’s root for these states and hope they plan to accept stablecoins. Blockchain technology has the potential to play a significant role in how our governments function in the future. Those plans to run another race and get back to online French lessons are awaiting a first step. To save face, I can recast them as future plans for a time when things are less busy. Ha! And then I got to thinking that as active adults in a retirement community, in all reality, our lives are three quarters over. No wonder that I want to pack in as much as possible for the remainder. Perhaps that’s why my bigger plans sit on the back burner while I spend my days trying to be productive and doing enjoyable things in the present. At Robson Ranch, there is always something to do most every day on every level; physical, creative, educational and social. Daily activities can include horseshoes, water volleyball, Tai Chi, table tennis, woodworking, pottery, painting, informative lectures through UNT, bridge, pinochle and poker games, to name just a few. High water response mission Tysons-based security firm Global Guardian CEO Dale Buckner was interviewed by ABC News 7 and CNN about his company’s efforts in supporting clients in Florida impacted by Hurricane Ian. “For us it’s all about speed and response. On Monday [Sept. 27] we put assets and people in Jacksonville Florida, Miami, Bradenton, Fort Meyers and Naples not knowing where the final storm would hit. Ultimately, once we knew the final path, we adjusted where those assets were. The storm then hit Fort Meyers at about 3:00 p.m. local. By about 7:30 p.m. that evening we were executing our first high-water emergency response missions to get people out of their homes,” Buckner said. Via Jr. Department of Civil and Environmental Engineering, said in a statement. “In partnership with the land development industry and through the generosity of Gary Bowman, our department has set the standard for curriculum innovation and experiential learning that will enrich the education of civil engineering students for years and decades to come.” Launch plans Herndon-based HawkEye 360 plans to have 60 satellites — 20 clusters of three satellites — in orbit by 2025, Alex Fox, the company’s chief growth officer, said this week, Via Satellite reported. The company said that the 20 clusters will have a global revisit rate of 12 to 20 minutes, as opposed to the 90 minutes now provided by the company’s five cluster constellation of 15 satellites. I’ll see you on the dark side of the moon Melbourne, Australia-based Swinburne University of Technology students are working with experts at Leidos to design a telescope that could be built on the dark side of the moon, Swinburne News reported. Six final-year students developed the telescope design, including building a prototype lunar rover that could help with construction. The proposed design could be the next big thing in deep space observation, helping reveal the secrets of the so-called cosmic dark age. Leidos Australia is a wholly owned subsidiary of Reston-headquartered Leidos, a Fortune 500 company. Health tech firm investment careviso, a Falls Church-based healthcare technology company, raised $17 million in Series B funding.
