Dried out baked chicken breasts? Bowls of bland steamed vegis’s? BLEH! That sounds too much like the dreaded D word … Diet. Banish these thoughts and do away with the D word. We are going to eat healthy and enjoy it immensely. I LOVE breakfast! Don’t skip it because you will just set yourself up to eat more, later in the day. My usual weekday breakfast is a slice of sprouted grain toast with a light smear of real butter and a scrambled egg, along with black coffee. On the weekends, we have bigger breakfasts: omelets with low fat or fat free cheese, low sodium real bacon, sprouted grain toast and lots of coffee. Maybe, we eat cottage cheese and oat pancakes with fresh blueberries and sugar free syrup, or topped with warmed sugar free cherry pie filling along with bacon. There is oatmeal with blueberries and a dash of sugar free syrup. I have at least two snacks a day, sometimes three. A handful of raw, unsalted almonds, fruit – seedless grapes are my favorite, a couple of ounces of cheese, 80-calorie yogurt or whole-wheat crackers. Lunch is usually vegis left over from supper, some chicken or maybe a salad with quinoa and cold vegis tossed in. A boiled egg chopped up with a package of dry pack tuna mixed in, those dry packs come in a wide variety of flavors. Homemade hummus with carrots or cucumbers and fruit is great. Supper is fish or chicken, we only have beef about twice a month. Instead of rice, I use riced cauliflower or steamed mixed grains. It can be used as a rice or potato substitute. Also, a product that closely mimics the texture of rice, but is made from high protein chick peas. Roasted vegetables are our favorite, Brussels sprouts, eggplant, sweet potatoes, cauliflower, squashes, even green beans. Toss them with a little extra virgin olive oil, some herbs and spices, and a sprinkle of grated parmesan, roast at 450 degrees for about 15 to 20 minutes. The Internet is a goldmine of food ideas. I make a pizza crust from riced cauliflower, shredded cheese, eggs and Italian seasonings. Bake it at 450 for about 20 minutes and top with turkey pepperoni, fresh mushrooms, chopped pepperoncini, drizzle some sauce over that, then a good sprinkle of cheese, pop back in the oven for about 10-15 minutes, VIOLA`! Pasta? Why sure! There is a nifty little tool you can find just about anywhere, it looks like a really big pencil sharpener. Just get two or three good sized zucchini and turn them into “zoodles.” Microwave for six minutes, drain, top with your favorite sauce, NOT Alfredo! Shave a little fresh parmesan on top and that is some good eating! There are also great “pastas’ made from lentils and chick peas. Some things I always keep in the cabinet are: • Fat free condensed soup, great for pouring over chicken and baking. • Low sodium chicken and vegitable broth, great as a base for cooking beans, simmering vegis and starting soups. • A large variety of dried and can beans. Chilled, drained black beans added to kale salad makes a quick and hearty supper. Pinto beans, broth, browned ground meat, low sodium chili seasoning, over quinoa, very tasty. • Quick Cook Oats, not just for breakfast, grind about ¼ cup up, add to meatloaf, better than bread crumbs. • Raw Almonds, my go to snack, chopped as a topping on vegis. • Almond milk, it’s low in fat, good on shredded wheat. Shelf stable, refrigerate after opening. • Lots and lots of herbs and salt free spices to flavor up that food. • Fresh, unprocessed foods are more expensive, not going to lie to you. But you will find that eating clean, virtually eliminates digestive problems, lowers allergy problems, increases your energy and helps to lower your weight, which has all kinds of great benefits. It’s a lifestyle, not a diet. And you can indulge yourself with a bit of chocolate or a bite of cake now and then. I promise you, you won’t feel deprived. Stay healthy, my friends! Apple CEO Tim Cook revealed in an exclusive interview with Dutch media outlet Bright that the tech giant’s hesitancy toward joining the metaverse hype is intentional. “I always think it’s important that people understand what something is. And I’m really not sure the average person can tell you what the metaverse is,” Cook told the outlet.  The metaverse is a term derived from science-fiction and refers to a hypothetical version of a three-dimensional internet accessed via immersive technologies rather than 2D screens. The word “metaverse” was only mentioned once on Apple earnings calls so far this year, compared to 36 mentions on Meta earnings calls. Despite the buzz word’s explosive usage across the industry, executives are divided on whether the metaverse represents a real product — like virtual reality — or if it’s just a concept for a virtual world that may never actually exist. However, Mark Zuckerberg told staff in July that Meta is in “deep, philosophical competition” with Apple to build the metaverse. Following Facebook’s name change and announcement last fall that it would invest $10 billion into building the so-called metaverse, the iPhone maker stood out from the wider tech industry in its apparent refusal to join Mark Zuckerberg’s latest obsession.  Instead, Apple has focused its emerging tech investment specifically on Augmented Reality.  When an analyst asked Cook this January about Apple’s role in the metaverse space, he responded that Apple is “always exploring new and emerging technologies” and pointed to the company’s 14,000 AR kit apps in the App Store.  “I think AR is a profound technology that will affect everything,” Cook told Bright in the interview published Friday, adding that virtual reality is not a way to “live your whole life.” “It’s something you can really immerse yourself in. And that can be used in a good way,” he said. “VR is for regular periods, but not a way to communicate well. So I’m not against it, but that’s how I look at it.”

Decentralized social media platform Decentralized Social (DESO) rallied to a weekly high of $11 today, marking a 102% increase from its seven-day low of $5.43 The 226th-ranked crypto asset by market cap has retraced since the weekly high, but it remains up nearly 40% in the past 24 hours, trading at $10.32 at time of writing. Despite the slight pullback, DESO continues to outperform all other crypto assets within the top 300 by market cap ranking. The Coinbase-backed layer-1 blockchain project aims to redefine the nature of social media applications by resolving scalability limitations as well as protecting users and content creators from centralized authorities. Decentralized Social’s new integration with MetaMask “paves the way for DeSo to become the cross-chain social layer for all Web 3.0,” according to a press release from the project. Explains DeSo founder Nader Al-Naji, “Existing blockchains cannot store content efficiently. It costs about $50 to store a 200-character Tweet on Ethereum and about fifteen cents to store it on Solana, Avalanche or Polygon. In contrast, DeSo is one ten-thousandth of a cent, making it the first blockchain capable of disrupting storage-heavy applications like social.” Decentralized Social has thus far operated in the Ethereum (ETH) ecosystem, but the project also plans to expand to Solana (SOL). Despite the gains this week, DESO remains down almost 95% from its all-time high of $198.68, which it hit in June of 2021. MINNEAPOLIS – Chinese billionaire and JD.com founder Richard Liu agreed to settle a lawsuit filed by a former University of Minnesota student who alleged he raped her in her Minneapolis apartment after a night of dinner and drinks with wealthy Chinese executives in 2018, attorneys for both sides announced Saturday. Richard Liu, who stepped down as the CEO of Beijing-based e-commerce company JD.com this year amid increased government scrutiny of China’s technology industry, has denied raping the woman, Jingyao Liu. In a joint statement released Saturday night, attorneys for both sides said: “The incident between Ms. Jingyao Liu and Mr. Richard Liu in Minnesota in 2018 resulted in a misunderstanding that has consumed substantial public attention and brought profound suffering to the parties and their families. Today, the parties agreed to set aside their differences, and settle their legal dispute in order to avoid further pain and suffering caused by the lawsuit.” A settlement amount was not disclosed. The settlement was announced just two days before a trial was set to begin in a Minneapolis courtroom. Richard Liu was arrested on suspicion of felony rape in August 2018, but prosecutors said the case had “profound evidentiary problems” and declined to file criminal charges. Jingyao Liu sued Richard Liu in 2019, saying he and the other businessmen coerced her to drink alcohol at a group dinner, and that he forced himself on her in his vehicle and later raped her in her apartment. The Town Council recently approved the Fiscal Year 2022-2023 budget with the existing tax rate of $0.173646 per $100 valuation. It is the Town Council’s priority to maintain fiscal integrity, while addressing the priorities and expectations of residents. The adopted general fund budget is balanced with revenues equal to or exceeding expenditures. Budget highlights include: $1,000,000 earmarked from Fund Balance for continued road improvements An increase in the Town’s Reserve Fund to $600,000 Benefit enhancements to encourage workforce retention Debt management that includes funds set aside for the 2019 Tax Note payments The Town Council approved an ordinance calling for a special election to consider a proposition for or against reallocating the dedicated sales and uses taxes of the Community Development Corporation and the Street Maintenance Sales Tax. If the proposition is approved by voters, there will be absolutely no increase in the overall sales tax rate. If approved, it will reduce the Community Development Corporation Sales and Use Tax from .25% to .125% and increase the Street Maintenance Tax from .50% to .625%. If the proposition is not approved, there will beno change in the sales tax rates. The Bartonville Traffic Committee continues to meet regularly to discuss safety as it relates to speeding and cut-through traffic. Research is being conducted for enhanced signage, including radar speed signs. It is the committee’s goal to submit a comprehensive recommendation to Town Council for consideration in November. Road work is currently underway. Full depth repairs have now been completed, with some additional crack sealing to be completed due to contractor equipment failure. This remaining is anticipated to be completed ahead of the late October schedule for the microsurfacing part of the project to begin. This process is expected to extend the life of the roadways by up to 10 years. A reader asks, “why did the govt. not increase PPF and SSY interest rates?” The REPO rate is at the short end of the debt spectrum, while PPF and SSY rates are linked to long-term bonds. The two are not directly related. Short-term rates are determined by policymakers, while long-term rates and dependent on demand vs supply. In Feb 2016, the Govt agreed and decided to recalibrate the interest rates of all small savings schemes “every quarter to align the small saving interest rates with the market rates of the relevant Government securities.” This was done after several committees discussing the future course of small saving schemes have recommended to the government for years now that it can no longer set flat interest rates for these schemes and that these instruments must be linked to market rates at least once every quarter. The 10-year government bond is usually considered the benchmark for PPF and the Sukanya Samriddhi Yojana (SSY).  Sukanya Samriddhi Yojana (SSY) is supposed to have a rate of 0.75% more than over “prevailing 10Y bond market rates” and PPF a 0.25% higher return. PPF interest rates compared with three-month averages of 10-year and 15-year gilt bond yields are shown below (data updated until Jul-Sep 2022). PPF interest rate compared with three-month averages of 10-year and 15-year gilt bond yields 10-Y yields: The May, June, and July three-month average (source in.investing.com) was 7.395% 10-Y yields: The average of July, August, and September is 7.302%. 15-Y yields: May, June, and July average is 7.612% 15-Y yields: July, Aug, Sep three-month average is 7.472% This cool-off has likely prompted the govt to keep the PPF and SSY rates unchanged. We must remember that the government kept the PPF rate at 7.1% for several quarters even though 10Y and 15Y yields were much lower. The PPF rate was announced as 6.4% (a drop from 7.1%) for the second quarter of 2021 and then reversed. Therefore it is only fair that the PPF and SSY rates remain the same, especially because of the yield cooling. It must be understood that a rate hike is no cause for joy as a high inflation rate implies more cash outgo. Beating inflation would become so much harder then. Two are obvious. Forwards Sidney Crosby and Evgeni Malkin are pillars of the franchise. The other is journeyman forward Drake Caggiula, a player the Penguins signed to a one-year, two-way contract worth $750,000, the league minimum, this past summer. Suffice it to say, two of those players have a slightly better chance at making the NHL roster to open the season than the third. But that’s nothing new for the 28-year-old Caggiula, a native of Pickering, Ont., who was never drafted. “Hard work, attention to detail. I don’t know,” Caggiula said when asked how he has avoided any time in the minor leagues. “I take a lot of pride in making it this far, especially not being drafted. I’ve never really been one of those people that’s been handed things in life, and I take a lot of pride in that. We all wish we could play 20 minutes a night and score 100 points. Sometimes, that’s just not the case so you’ve got to find another role and buy into that role. It’s not always the glamorous role that’s always being talked about. But you do the little things, and teams are looking for that, especially teams that are trying to win. ” Caggiula has been doing some big things this preseason, albeit through the limited prism of training camp. During three intrasquad scrimmages in Cranberry, he has three goals. And he accounted for the Penguins’ lone score during a 3-1 road preseason loss to the Buffalo Sabres at KeyBank Center on Saturday by cleaning up a rebound on a goalmouth scramble. An impressive showing in camp is something to admire. But just being able to still exist as a professional hockey player is a resounding triumph for Caggiula (prounounced ka-ZHOO-lah). As a member of the Sabres last season, Caggiula missed the final 64 games because of a herniated disc in his neck. The ailment put his career in jeopardy and even inhibited his quality of life away from the rink in profound ways. “I had stabbing pain in my neck, shoulder, (pectoral muscle), arm,” Caggiula said. “Paralysis down my entire left arm. Weakness, muscle atrophy. You name it., I had it all. I couldn’t wake up or hold my kid because my arm was asleep 90% of the day. Couldn’t get a haircut because when you put your head back, my arm would go to sleep. Just everyday living was miserable. “We waited three months to see if it would heal on its own. It never did. Finally got surgery and instant relief once I woke up in that surgical room.” Caggiula underwent surgery in February and was able to resume skating in May. He did not receive final clearance for full contact until Sept. 1. In between, he wasn’t sure what kind of contract offers he might receive. Ultimately, the Penguins signed him July 13, the first day of the NHL’s free agent signing period. “It’s stressful,” said Caggiula, who indicated he is still trying to regain some strength in his left arm. “I’ve had some injuries. I’ve had some times where you miss a month or two. But I’ve never experienced anything like that. I’ve had to rely on family, friends, teammates, a mental coach just to get through it. I didn’t know if I was going to play hockey again or what the future held. Didn’t know if I’d get a contract once I was healthy. It was a pretty stressful time. But I just took one day at a time, did my best to get healthy and get ready for the start of the season and training camp. “Here I am, skating in training camp all healthy. I think I’ve got a different outlook on life and hockey and general, so just trying to enjoy each day.” Throughout his career, the left-handed Caggiula (5-foot-10, 176 pounds) has enjoyed 278 days in which he has appeared in an NHL game, exactly 278 more than he has experienced in the minor leagues. Following his senior season at the University of North Dakota, Caggiula signed with the Edmonton Oilers and turned professional in 2016-17. In addition to the Sabres and Oilers, he has played for the Chicago Blackhawks and Arizona Coyotes. Though determination and ingenuity, he has found a way to stay in the NHL. One of those ways has involved working with former Penguins forward Gary Roberts who, in retirement, has become a popular personal trainer among NHL players. “Once I got to Edmonton, (Oilers star forward Connor) McDavid was working out with him,” Caggiula said. “McDavid basically asked me — but told me — ‘Hey, you should come with me to Gary Roberts.’ Of course, I’m not going to say no to that. I’ve been there ever since. He’s got your food, your supplements, your training, your on-ice, your off-ice treatment, everything. I was very fortunate. He had a neck injury very similar to mine, and he was a big help getting me through the process.” So far in his brief time with the Penguins, Caggiula has done quite a bit to show he should remain in the NHL. “I’ve been fortunate to play with some pretty talented players and try to play that complementary role on their line,” Caggiula said. “Do some of the little dirty work, do the little things and then fill a different role. Indiana’s loss came about despite a quality game from RB Shaun Shivers, who punched in one rushing touchdown in addition to snatching one receiving TD. Shivers hadn’t helped his team much against the Western Kentucky Hilltoppers two weeks ago, so this was a nice turnaround for him. The Cornhuskers are the favorite in this one, with an expected 5.5-point margin of victory. Neither team has fared well against the spread — they are 0-2, while IU are 0-3. The losses put Nebraska at 1-3 and the Hoosiers at a reciprocal 3-1. Two stats to keep in the back of your head while watching: Nebraska ranks 12th in the nation when it comes to rushing touchdowns, with 12 on the season. But IU enters the matchup with only two rushing touchdowns allowed, good for 13th best in the nation. We’ll see if their defense can keep the Cornhuskers’ running backs out of the end zone. The field is complicated because teams use various file formats to design, construct and operate a building or facility. Teams must often load the whole file into proprietary rendering tools before showing off a new design or collaborating on schedules. These files can be even more complex when building out large-scale digital twins of whole cities like Helsinki or Singapore.  Bentley Systems hopes to change that. At a technology demonstration event in London, Bentley showed off a new 3D streaming codec for the infrastructure metaverse called 3DFT. It’s already running on the Epic Unreal Engine, and Bentley plans to support other platforms down the road.  3DFT is not the first format for streaming metaverse data. The GIS industry has been streaming 2D data for years using tiles. And the Open Geospatial Consortium has been working on the 3D Tiles standard to extend streaming into the third dimension.  Greg Demchak, senior director of Bentley’s digital innovation lab, told VentureBeat that 3D Tiles is an excellent standard for rendering large outdoor environments. However, it struggles with rendering physical infrastructure such as BIM models at high quality. This is important for building designers who are evaluating trade-offs in design choices.  Faster iteration Simon Blakeney, technical account manager at Epic Games, said that with traditional 3D formats, teams might wait up to 20 minutes to load a new dataset. “With 3DFT, the data just flows through. It really speeds up the iteration for design reviews.”  Another strength is that 3DFT does a good job of capturing asset IDs about the objects in a space. This could help connect objects like doors and windows to a rich trail of information relating to costs, scheduling, clashes and analytics. Down the road, Blakeney predicts this will make it easier to weave this raw data into applications for stress testing, simulating crowds in a space or optimizing schedules.  “The world is your oyster once you have hooked into the IDs,” Blakeney said.  The new codec is part of Bentley’s broader plan to build out the infrastructure metaverse on top of tools like iTwin for consolidating all construction data into a basic overlay.  “While we have many products, the platform lets us make all information available, including the 3D models, metadata and point cloud data, and store it in a single source of trust, and then you can start to build apps on top of it,” said Demchak.  For example, third parties are developing tools to automatically detect cell tower assets from drone footage and populate an inventory. Down the road, Bentley hopes this could allow a whole ecosystem of custom-built solutions for construction and asset management.  Demchak’s team has experimented with building integrations into all three major platforms from Unity, Nvidia Omniverse and Epic Unreal. They are currently getting the best results for live immersive experiences on the Unreal platform. But Demchak observed that the other platforms are working to catch up. He has found the Omniverse ideal for generating photorealistic video walkthroughs after the fact.  Collaboration required to connect worlds Bentley is certainly not the only construction giant fleshing out its infrastructure metaverse strategy. Autodesk also announced a collaboration with Epic to make it easier to create virtual walkthroughs from Revit data.  Architectural and construction firms are starting to innovate on Epic as well. For example, Zaha Hadid has created a building configurator for a new project off the coast of Honduras. It allows consumers to customize a new home and virtually walk through a mockup. This improves the customer experience and helps optimize construction time.  “We work very closely with Bentley, Autodesk and other third parties to ensure that other tools can be interoperable with our ecosystem,” Epic Games’ Blakeney said.  But at the moment, it can be challenging to move data between the different construction software platforms. Demchak hopes that the big construction tool providers can overcome their differences to promote interoperability.  “In my dream state, we are trying to achieve lossless transmission of formats from one to the next,” Demchak said. “There should be no loss in fidelity if I go from Revit to iTwin. There should be no reason that any of that information should diminish.” In the long run, this will help enable an immersive experience that allows teams to use their tool of choice while collaborating on the same underlying dataset.  “It will be less about an experience of a file and more about a connection where whatever happens behind the scenes just works,” Demchak said.  VentureBeat’s mission is to be a digital town square for technical decision-makers to gain knowledge about transformative enterprise technology and transact. (Tom Fox/The Dallas Morning News/TNS) The Plano, Texas, office of Toyota’s mobility and innovation arm looks like a sleeker version of the typical bright white, open-floor startup. On one wall of the Legacy West space, employees tape up a photo of themselves from childhood. “Because at that time in life, we believe anything is possible,” said Steve Basra, the new CEO of Toyota Connected. The company started six years ago with five people, including Basra. “We just stole some desks at the main headquarters office,” Basra said about the company’s early days. Now the Plano office has undergone several expansions to accommodate the growing team of technologists responsible for the bells and whistles that go into all Toyota cars, from a Corolla to a Lexus LC. It has grown to 240 employees, with additional offices in India and London. Examples of their work include an emergency assistance button that connects you with 24/7 roadside assistance and an automatic collision notification that alerts a 24/7 response center when an airbag deploys or when the rear of the vehicle has suffered a “severe” hit. Basra stepped up as CEO in July to replace Zack Hicks, who retired after being with Toyota since 1996. Hicks is now the chief digital and technology officer at Irving-based Kimberly-Clark Corp. Basra, 47, is a Toyota loyalist, having been with the company his entire 24-year career, which started in the automaker’s IT department. He lived in Kentucky, Belgium and Japan before moving to Texas in 2016 to become Toyota Connected’s chief technology officer. Having a separate company to focus on connected vehicles, information systems and research and development gives the team more freedom, Basra said. Within a big company, it’s hard to spur innovation sometimes, he said. “We can’t serve beer at the main headquarters, but we can do it here,” he said, referring to the massive campus Toyota Motor North America built to house nearly 4,000 workers a short distance away. “You can’t provide free food to everyone at the main office, but you can here. So we’re close enough because it’s just down the road, but we’re far enough away that we can have that flexibility to do what we want.” Basra recently sat down with The Dallas Morning News at Toyota Connected’s newly renovated headquarters to talk about his vision for its future. His answers have been edited for brevity and clarity. Q: What new projects are in the works for Toyota vehicles? A: Something that we call service connect, where we use data from the vehicle to try to predict when something is going to happen to your vehicle — whether it’s that you need to change your oil or have an engine issue. We want to be able to predict that before you get an alert. We can send customers a message through our app, connect them to a dealership and show them available appointment times. One other idea we’re looking to launch soon is, say you’re on a walk and you’ve parked your car on the street and it’s dark at night and you don’t feel safe. What we want to do is have a safety service so you can touch a button on your phone and get through to a real-life person who will stay on the phone with you until you’re in your car. And while you’re walking to your car, we can switch on all your vehicle lights and if, God forbid, something does happen, we can contact the emergency services straight away and they know where you are. Q: How competitive is it among automakers for technologists? A: It’s huge. All original equipment manufacturers are transitioning to where they’re trying to build a company similar to this one, or they’re trying to be in technology. It’s massively competitive. But it’s not just OEMs. For every company now, this is going to be an ongoing battle. But I think we’re well-placed. We have four months of paternity leave, for example, and we expect you to take them. And we spent a lot of time on the organization structure to make sure we have the right people, and that they’re getting their time with managers and mentors to build their careers. We are fully hybrid. There is no pressure to come into the office. It’s worked very smoothly for us. We want to treat our employees like adults. And I don’t care if people leave. What I mean by that is, it’s natural that people will move around in the technology sector, and we don’t look unfavorably on people when they do that. We don’t try to put in policies that don’t help people grow. Our goal is to build policies where we treat people how they want to be treated and hope they stay, rather than trying to force people to stay. Q: The phone industry has matured, with only slight improvements each year. What do you think about the auto industry? A: We’re just at the start of our transformation. I think you’re 100% right. If you look at the iPhone 14, it is a bit of a joke. If you look at what’s changed, there’s really nothing. What makes it so exciting in this space is that we don’t know what the future is. We get to decide what the future will be. It’s very rare that you get to work in an industry in technology where you can make that statement. I’ve mentioned to all our employees that they’re the ones who are going to decide what the consumer experience in all vehicles will be in the future. Think about it. Connected vehicles, they’ve really only been around for the last five to 10 years. And it’s only in the last two to three years that people have really started to take it seriously and started to think about what this could mean. Q: Does what your team creates increase the price of a Toyota? A: I try not to say that. I try to say that we add cost to a car and we take cost out. We can do both. We try to remain cost-neutral. Yes, we’re putting bigger screens into the car and stuff like that. But by putting bigger screens in, you’re also taking costs out because now you need fewer buttons and less physical hardware in the vehicles. It’s a trade-off. Technology is where the future is. When I got my first car, it was about the engine. Nowadays, most people don’t look at the engine. The first thing they look at is technology. They get in the car. They look at the screen. They look at what it can do. So, yes, we may be adding cost, but I think that is where the cost should go because that is what consumers want. Q: Is there ever a time when you think, “We could make the car do this, but then it would be too expensive”? A: Yes, all the time. That has huge trade-offs. You look at some OEMs putting so many screens everywhere, but I think they’re missing the point. Do consumers want more screens in their car? Or do they just want a phenomenal experience? I think they want a phenomenal experience. The danger is that we just keep on putting more technology into these vehicles. I think that’s the wrong idea. So when someone comes up with an idea, let’s try it. Let’s not dismiss it. Let’s figure it out. If it’s really, really expensive, let’s see if we can figure out a better way of doing it using technology and what compromises we have to make. That is our job every day. It really is. Q: What car do you drive? A: I try to drive every car we have. I had the Lexus LC just recently. I just gave that back. Now I’m driving a [Lexus] GX, which is the complete opposite. With our group, we have every car because we’re building the technology for the in-car systems. I can just go in and pick the car I want to drive for that week or that month. City Is Guiding Development With Utility Districts – Community Impact Newspaper https://dentoncountynewsonline.com/city-is-guiding-development-with-utility-districts-community-impact-newspaper/ In the past three years, at least nine municipal utility districts, or MUDs, were presented to New Braunfels City Council for consideration within the city’s extraterritorial jurisdiction, or ETJ, the majority of which had been put forth since December 2021. MUDs are one of many special-use districts cities or counties can authorize within the ETJ for developers to finance utilities and infrastructure for new subdivisions and other developments. More than 2,700 acres of proposed new development just outside the city limits have led to the requests to create such entities. MUDs tend to be used for the purpose of creating developments outside of a city’s limits where utilities might not be readily available, and create a taxing or fee system for new residents to pay for connectivity. They are one of many types of special-purpose districts, which are the most numerous units of government in Texas, according to the Texas Public Policy Foundation. “A MUD is just one of several different types of special districts allowed by state law that is a tool that a developer can use to help them finance the cost of roads and sewer lines and water lines,” said Christopher Looney, planning and development services director for the city of New Braunfels. “Once it’s created, the MUD is then managed by a board of directors. They’re elected from the people who live or own businesses within that MUD. The MUD then levies their own taxes and fees on themselves to then repay the developer for their costs,” he said. The amount of city of New Braunfels staff time and expenses associated with the applications led the council to begin the process of implementing fees for applications, settling on a figure of around $18,000 per application, initially authorizing the fees at a July 25 meeting. That price point is within the range of the application fees required in the cities of San Marcos and Denton. Some cities in Texas—such as College Station—charge over $30,000 for the application fee. The council began the process of considering the fees earlier in the summer after two MUD applications—the Flying W MUD, a 362-acre development at the far northern end of the city’s ETJ near the corner of Hunter Road and Watson Lane, and Guadalupe County MUD No. 5, an almost 300-acre proposed development off FM 725 near the Bandit Golf Course—ended negotiations between the developers and city with no resolution and council denying the applications. “One of the things that we have addressed on a couple of these is the fact that we need to be compensated somehow by the developers to be able to have our staff come up with the right message and the right requirements to be able to provide developments that all of us in New Braunfels, Texas, want,” New Braunfels Mayor Rusty Brockman said. “A lot of the stuff that’s been presented to us is not something that New Braunfels needs or wants.” Creating the ETJ system According to the Texas Legislative Council, a nonpartisan agency that provides research for the Texas Legislature, ETJs were created in Texas in 1963 by the Texas Legislature to formalize the process by which cities would annex unincorporated areas near their border as they grow. “In 1963, the Legislature, for the first time, tried to put in place some really standard procedures on how annexation should take place as well as creating this concept of extraterritorial jurisdiction for the first time,” said Trey Burke, an attorney with the Texas Legislative Council at a Sept. 13 Texas Senate committee hearing on local government. “When we talk about extraterritorial jurisdiction … it is this band of land that surrounds the corporate boundaries of a municipality. Law is pretty clear that this has to be an unincorporated area so it’s not an area that’s part of another city. The law is clear that it has to be contiguous so that the band stretches out from the boundaries itself.” Burke said in his testimony that this effort was meant to establish some standards on how cities can regulate development within boundaries that they might eventually be compelled to annex, but with limitations. “In this external jurisdiction, it’s not the same as within the city where clearly the city has lots and lots of authority. Their authority is really fairly limited to what they can do. There’s some regulatory authority; there’s really no taxing authority,” he said. The developments in the New Braunfels ETJ that have applied for these special-use districts can be found on all sides of the city’s boundaries, in some cases on the boundaries of the ETJs of other cities, such as Seguin and San Marcos. Regulating the development While a city must give its consent before the MUD may be established—a formal nod that allows the developer to initiate proceedings to create the MUD through the Texas Commission on Environmental Quality—cities typically expect higher standards and practices than what might occur without the MUD, at least according to the city of New Braunfels. If a city does not consent within 90 days, state statute allows the property owners 120 days to work directly with utility providers before they appeal to the TCEQ for final consideration. Looney said within the negotiations, the city can insert elements of its comprehensive development plan to ensure goals such as landscaping, lot size and density, sidewalk design and other items the city considers important are part of the new developments. “There’ll be some negotiation. Some of the things that we do like to include in the development agreement are requiring the applicant to obtain building permits,” Looney said. For prospective residents, representation in local government also becomes an issue. The first look from Saab at his Paris fashion show fused a 1960s angelic-white crop top and a maxi skirt with an ethnic look, thanks to a construction of interlocking motifs. Peterson is in touch with his emotions. The emeritus professor of psychology first rose to internet stardom in a simpler time, when online clips of crazy left-wingers still just showed them throwing hissy fits on campus (not looting convenience stores en masse or burning cities to the ground). In the latest viral video, though, it’s Peterson himself who’s been reduced to tears. Right near the end of a 45-minute interview this week, British journalist Piers Morgan asked Peterson about recent comments by actress-turned-director Olivia Wilde. Wilde’s latest film, Don’t Worry, Darling, features a charismatic villain portrayed by Chris Pine. In a recent Q&A about the movie, Wilde explained that she had “based that character on this insane man, Jordan Peterson, who is this pseudo-intellectual hero to the incel community.” She described that community, further, as “disenfranchised, mostly white men, who believe they are entitled to sex from women…[who] believe that society has now robbed them—that the idea of feminism is working against nature, and that we must be put back into the correct place.” Wilde continued: “But this guy Jordan Peterson is someone that legitimizes certain aspects of their movement because he’s a former professor, he’s an author, he wears a suit, so they feel like this is a real philosophy that should be taken seriously.” “Is that you?” Morgan asked. “Are you the intellectual hero to these people?” Peterson answered flatly: “Sure, why not? People have been after me for a long time because I’ve been speaking to disaffected young men. What a terrible thing to do that is.” He took a long pause while fighting back tears, and then: I thought the marginalized were supposed to have a voice…. It’s very difficult to understand how demoralized people are, and certainly many young men are in that category. And you get these casual insults—“these incels”—what does that mean? These men, they don’t know how to make themselves attractive to women, who are very picky—and good for them; women, be picky. That’s your gift, man. Demand high standards from your men. Fair enough. But all these men who are alienated…they’re lonesome, and they don’t know what to do. And everyone piles abuse on them. I am not sure that “incels” as such really exist, but there is no doubt something very rotten in the way men and women interact today. Partly this is relational, a problem with the dynamics themselves; but it is also founded in the respective crises of men and women in the postmodern world, in misconceptions of identity and nature. Peterson belongs to a peculiar class of intellectuals—present on the right for as long as it has existed—who recognize the root of social ills in the failure to find meaning, but fail to grasp (or even ask) what a recovery of such meaning would look like in substance and practice. Peterson in particular has always been focused on the structures and processes of meaning, dating back to his early academic works. And so the object of his later thought has been something like a reified order. But it is also a minimal order: not the reconfiguration of human society into conformity with divine law; just the moral imperative to clean your room. Peterson, like Morgan, is a reactionary liberal: he hopes to restore some of the virtues of the premodern and early modern worlds without moving beyond or against the social and political arrangements of late modernity. If he wants to turn back the clock at all, it’s not by very much. When asked what he found admirable in England, he pointed to the common law, the tradition of free speech, and self-effacing humor. Maybe he doesn’t have all the answers. (He doesn’t.) But what real harm has Jordan Peterson done? If there is a genuine problem here, it’s hard to locate the fault with the professor. So it’s worth turning to Olivia Wilde—and to her very strange new film. Don’t Worry, Darling has drawn unfavorable comparisons to Get Out, the 2017 Jordan Peele flick that set off the current craze over social-commentary horror. Don’t Worry, Darling at least has this going in its favor: it achieves some modest success in its efforts at atmospheric horror, whereas Get Out wound up laugh-out-loud funny every time it reached for a scare. Wilde’s film is especially clever in its use of sound to that effect. But Get Out and its follow-ons have been bad not just because they fail to scare, and not just because they fail as stories, but because they are all remarkably heavy-handed, remarkably clunky works of far-left propaganda. On this front, Wilde outpaces the competition by a mile. Don’t Worry, Darling broadcasts like the product of a very troubled mind. It follows happy, carefree housewife Alice (portrayed by Florence Pugh) as she begins to ask unwelcome questions about her cartoonishly idyllic setup. Alice lives with her husband, Jack (Harry Styles), in a midcentury company town called Victory, California. Victory is run by Frank—Chris Pine’s Peterson-esque villain—the brilliant but mysterious head of an unidentified enterprise. Every day, the men drive off in beautiful cars to work at Victory Headquarters. The women ride a trolley into town to shop, expensing everything to their husbands’ accounts. They return home to cook, clean, and take care of other business. Those who have kids welcome them home off the school bus every afternoon. A series of events set off by Alice’s former friend Margaret, who lost her son in the desert beyond Victory and now seems to have lost her mind, causes Alice’s life to unravel. She draws first the attention and then the anger of the enigmatic Frank—who has Peterson’s charm, his habit of talking with his hands, a version of his soft Canadian English, and all the cunning brutality Wilde must imagine the professor to possess. He even speaks often, in a kind of lowbrow Peterson ripoff, of the need for men to choose order over chaos. Alice becomes his girlboss nemesis, intent on exposing the lie behind the seeming utopia of Victory. Pugh had an impressive understated-horror turn in Ari Aster’s masterful Midsommar (2019), so she ought to have had the chops for this kind of role. As Alice, though, she fell flat—equal parts unconvincing and unlikable. That wasn’t her fault. In the film’s third act, the reason for all the weirdness and inconsistency becomes clear: Wilde was building to a ridiculous final plot twist. Victory is a simulation. In the real world, Alice was a successful surgeon. She even had a smartphone. Jack was her deadbeat husband, poorly dressed with a patchy beard, who spent his days at home listening to podcasts. One day, when Alice refused to have sex with Jack after a 30-hour shift, he knocked her out and placed her in the simulation against her will. Frank, we learn, operates this whole virtual reality; the other men are all like Jack, and the women (with at least one exception) are all prisoners like Alice. It is a less-than-subtle commentary on the domestic oppression women supposedly endured up through the middle of the twentieth century. Perhaps the most remarkable thing about Wilde’s delusion is just how hackneyed it all is. Men are evil. Housewives are oppressed. The goods of family life are all illusory. This is no groundbreaking radicalism; it is what feminism always has been, and always will be. Subscribe Today Get weekly emails in your inbox But it’s also worth noting just how bleak is the vision of liberation Wilde offers: if only you could see beyond the veil of domesticity, you too could break into the world of 30-hour shifts and soul-crushing exhaustion. You, too, could find yourself tied to a sloppy bum—a man deprived of masculinity because he is deprived of a masculine society—who has all of the vices and none of the virtues of the men in the simulation. You, too, could live in a dark urban apartment instead of a beautiful suburban house. You, too, could hate your husband (who deserves it). The Conservative Political Action Conference on Friday tweeted — and then hours later deleted — a message that called on Democrats to “end the gift-giving to Ukraine” while featuring a fluttering Russian flag. The tweet also referred to “Ukraine-occupied territories,” appearing to legitimize Russian President Vladimir Putin’s claims to annex provinces based on a referendum that the U.S. and allies view as illegal. CPAC chairman Matt Schlapp on Saturday said the tweet did not clear the normal approval process because he was traveling for a conference in Australia. “Due to my travel into a distant time zone it was never approved per usual,” he said in a text message. In a statement, CPAC expressed support for Ukraine but maintained opposition to American aid for the embattled country. “We must oppose Putin, but American taxpayers should not be shouldering the vast majority of the cost,” the statement said. “The tweet belittled the plight of the innocent Ukrainian people.” CPAC has repeatedly flirted with pro-Putin views in recent years, including hosting pro-Russian Hungarian prime minister Victor Orban at a Dallas conference in August. CPAC is not alone among American conservatives in opposing Ukrainian aid despite Putin’s invasion. Fox News host Tucker Carlson has alleged U.S. sabotage for leaks in a Russian gas pipeline to Europe, baseless claims that have earned him airtime on Russian state television. Former president Donald Trump also posted a message on his Truth Social platform offering himself as a negotiator for the conflict. At a Trump rally in Michigan on Saturday, Rep. Marjorie Taylor Greene (R-Ga.) reiterated her opposition to U.S. aid to Ukraine and said Ukrainian President Volodymyr Zelensky should negotiate a peace settlement with Russia. “We have so many problems here at home, I cannot even think about sending our money over to fund a proxy war with Russia,” she said in an interview. “Zelensky doesn’t run the United States government. He is not our president, but for some reason Joe Biden bends over every single time. … The American people don’t care about that war over there.” Many Republicans have followed Trump’s lead in waffling on Putin, whom Trump avoided condemning and sided with over his own intelligence agencies in doubting Russian interference in the 2016 election. Relations with Ukraine became partisan during Trump’s first impeachment, after he tried to use U.S. aid to Ukraine to pressure Zelensky to announce an investigation into Biden and his son Hunter’s business dealings in the country.

Highland Village City Update – October 2022 – The Cross Timbers Gazette https://dentoncountynewsonline.com/highland-village-city-update-october-2022-the-cross-timbers-gazette/ Sometimes, when planning events, you never know how successful it will be or even if anyone will attend. Last month I held the first Coffee with the Mayor at Sip Stir Coffee House and I was so surprised by how many of you came to talk with me. Thank you! I will continue to have these events on the first Monday of each month and hope you continue to attend. I heard from many of you how much you appreciated this opportunity to have casual conversations about issues of importance to you. I plan to provide a summary of the items discussed as I feel it is important to communicate openly and often. Coffee with the Mayor is scheduled for the first Monday of each month at Sip Stir Coffee House from 8:30 a.m. – 9:30 a.m. You do not have to arrive at 8:30 and you do not have to stay the entire hour. We are adjusting the set up at the event to aid in better conversations and will continue to tweak as needed. I hope to see you there. We begin our new fiscal year this month. The city’s ad valorem tax rate will decrease and the rates charged for utility services will remain the same. The tax rate decreases from $0.56302 to $0.546825.  The assessed valuation came in at a 7% increase in property tax revenue, which provides an additional $1,023,465 with most of that available for maintenance and operations. The 2023 base budget is $20,952,086, which is a 1.7% increase over last year’s budget. A $390,653 supplemental budget is also included. I would like to share with you some of the key initiatives and projects planned for this year. We know the splash pad at Doubletree Ranch Park is a popular destination in our community. We had to close it early this summer as the surface had deteriorated beyond our ability to repair it. Included in this budget is funding to replace the surface with a different product and to install fencing for added security and to protect the integrity of the new surface. As part of the bond approved in 2021, the addition of lit basketball courts and resurfacing of the tennis courts at Unity Park are included this year. We are very excited about the addition of cabins at Pilot Knoll Park, also included in the 2021 bond, and engineering work will begin this year. Pilot Knoll Park gatehouse will be replaced and the pavilions and picnic areas will be improved. Our employees provide the services that make Highland Village a special place to live. In order to remain competitive in a tight labor market a 5% increase has been budgeted. An increase in overtime is also included to move police officers to a bi-weekly 84-hour schedule. Our School Resource program will continue with one officer in Briarhill Middle School and one assigned to the elementary schools. LISD provides 50% funding for one officer and this year has approved an additional 75% funding for the second officer. We are very proud of the great relationship we enjoy with our school district and are thankful to the Board of Trustees and Superintendent Dr. Lori Rapp for the additional funding. This funding and our great partnership are examples of how we are all very serious about the safety and security of our schools. In transportation, the 2021 bond approval includes reconstruction of 28 streets, an overlay for portions of Sellmeyer and Highland Shores Boulevard, and a pedestrian crossing on Highland Shores Boulevard at Community Center Drive. The Chapel Hill Trail connection is going out to bid in early October and we anticipate completion of this connection this year. Additionally, some street improvements in our city are also included in Denton County’s upcoming bond election. More information will be forthcoming on that but I encourage all of our residents to support the bond election in November. These are just a few of the major projects planned for the year. The full budget is on the city website if you would like to look it over. Our staff takes pride in providing quality service to our residents; it is one of the many reasons you chose Highland Village as your home. As we look to the future, it is important we consider all new projects and development with the mindset of fiscal responsibility, our community needs and enhancements to our quality of life. To that end, the Our Village, Our Vision project is nearly complete. At the conclusion of the process, the city will have long-range guiding documents for future development including commercial, residential, parks, trails and roadways. The city partnered with McAdams for this process, which has spanned nearly a year. When I was campaigning in the spring, I frequently said that the next two years will shape what our city looks like for the next two decades. This program is exactly what I was talking about. These types of projects are accomplished in phases. The first phase of the project was the community input phase where we held an open house, online engagement, and meetings with property owners included in the plans. The second phase was the envisioning phase where McAdams gathered all the information provided in the community engagement, meetings with property owners, a resident survey, and an economic market analysis to develop the planning documents. This month the rough drafts of the plans will be presented to Council for discussion and the final plans considered for approval. The plans will be available on SpeakUpHV.com and if residents have feedback on the drafts, I encourage you email members of the city council and/or you can email me directly at [email protected] One of the things that makes Highland Village a special place to live is the great events we have here. Our Concert in the Park series kicked off at Doubletree Ranch Park on Oct. 1 with Live 80 and continues Oct. 8 with Jukebox Heroes. There will be food and drink trucks and, we hope, cooler weather! On Oct. 15, the police department and the city are hosting the TXFallenPD Tribute Event to raise funds for the Texas Police Chiefs Association’s Fallen Officer Fund. The event will take place at Doubletree Ranch Park in conjunction with our popular Concert in the Park series. We are excited to have the event at this new location to show off our beautiful Doubletree Ranch Park and have the event in a park setting. The TXFallenPD Tribute Event includes the 5K run/walk, an Honor bike race/ride for civilians and first responders, a Kid Ride with a Cop, a police obstacle course, kids zone, vendors, food trucks and live entertainment concluding with the Stevie Ray Vaughan tribute band, Texas Flood. You can register for the 5K or the Bike Race now at TXFallenPD.com and up to the day of the event. We will also officially unveil the plaque naming the barn at the park in remembrance of our very own Sgt. Dennis Oliver who passed away on Oct. 2, 2020 because of complications from COVID-19. I hope you’ll consider participating in this event. Since 2008 we have held a bike race and 5k fundraiser for the families of police officers who have lost their lives in the line of duty and, with the help of our community, we have contributed over $300,000 to the fund. This year’s fundraising goal is $40,000 and we need your help. The Highland Village Business Association is also seeking sponsorships for the annual Salute Our Veterans luncheon, which will take place on Nov. 10. This is a luncheon designed to provide an opportunity to honor our local Veterans and give them a time for fellowship and shared camaraderie. Veterans and one guest are able to attend at no charge as we seek sponsorships from the community to pay for the Veterans attendance and meal. Sponsorships begin at $40, which covers the cost of two veteran’s lunches. If you choose to sponsor additional veterans, the lunches are sold in increments of $20, allowing you to choose the amount of your donation, $80 for four veterans, $120 for six veterans, etc. In 2021 over 250 veterans, representing all branches of service, from Highland Village, Lewisville, Flower Mound, and surrounding areas had their lunch paid through sponsorship funds.
