Wanted: Clean Air For Healthy Living Opinion Guardian Nigeria
Wanted: Clean Air For Healthy Living Opinion Guardian Nigeria
Wanted: Clean Air For Healthy Living — Opinion – Guardian Nigeria https://dentoncountynewsonline.com/wanted-clean-air-for-healthy-living-opinion-guardian-nigeria/ Not unexpectedly, the global celebration of clean air for healthy living was large without impact in Nigeria; no thanks to the myriad of economic, political and insecurity problems that have made other important issues look insignificant. Yet, this country, perhaps more than most others, needs a searchlight on her environmental matters, given its huge population of about 200 million, the massive neglect of the environment and the corresponding negative impact on health. Certainly, air pollution is a problem that has not been sufficiently acknowledged as one. The time to address it concertedly should not be further postponed. In the wake of the apparently unending air pollution across the world especially among industrial nations like China, America and Britain, the United Nations had every reason to take the gong the other day ahead of the third-year celebration of International Day of Clean Air for blue skies and called for cleaner air globally. Indeed, the UN is right to be worried as the world continues to face the ordeal of air pollution. Over the years, the evidence base for the harm caused by air pollution has been growing rapidly and points to significant risks to the world and particularly so, to people living in lower-income countries. In its bid to achieve cleaner and safe air globally, the UN has outlined certain steps to reduce air pollution and keep people and the planet healthy and safe. This year’s event aimed to raise awareness and facilitate actions to improve air quality around the world. According to the UN Secretary-General, Antonio Guterres, climate change and air pollution are a deadly duo. Therefore, all countries must strive and work together to combat air pollution and invest in renewable energy and swiftly transit from fossil fuel as well as rapidly move to zero-emission vehicles and alternative modes of transportation. In addition, efforts need to be made to increase access to clean cooking, heating and cooling; and recycle waste instead of burning it. Insofar as air pollution persists globally among both the rich and poor nations, polluted air may continue to be one of the burdens and greatest environmental threats to public health even as it accounts for an estimated seven million premature deaths every year. Air pollution and climate change are closely linked as all major pollutants have an impact on the climate and most share common sources with greenhouse gases. As the UN scribe noted: “Today, air pollution is denying billions of people their rights. Dirty air affects 99 per cent of people on the planet, and the poor suffer worst; especially women and girls who suffer from cooking and heating with dirty fuels.” Indeed, the consistent lamentations of the UN about air pollution and the gloomy picture it paints about the planet, especially with climate change belie the fact that there are regulations on air pollution which, unfortunately, many nations are not obeying. Failure of the major pollutants to strictly adhere to regulations constitutes a major problem. The unrelenting air pollution and climate change around the world would impact negatively on the people’s livelihood and increase restiveness among regions in Africa. In Nigeria, the environment is a largely neglected issue over the years. Hence, oil pollution and gas flaring in the Niger Delta region have lasted for decades with no end in sight as the goal post to stop gas flaring continues to be shifted due to a lack of political will by the government as well as the pretext that oil industries cannot stop flaring gas so long as they prospect for oil. As expected, the unabated pollution and gas flare has degraded both land and water surfaces, thereby rendering fishing and farming impracticable in the region. To make matters worse, the few fertile portions of land have become a regular disorder between farmers and herders overgrazing and destruction of farm produce. The danger and health implications these portend are enormous, as people are dying from hunger and disease, much against the Sustenance Development Goal (SDG) 3 2030 that stipulates the imperative to ensure healthy lives and promote well-being for people of all ages. Regrettably, neither the Federal Government nor state governments see air pollution as a national security threat. Aside from the deadly situation in oil-producing areas, air pollution is pervasive in cities through industrial and vehicular emissions, cooking with firewood, refuse to burn, improper disposal of waste and other uncontrolled human activities. Most of these activities undermine existing laws that governments, even at the local level, could enforce but for negligence and official ineptitude. It is important for all governments to have a change of attitude in this regard. Findings have prompted the United Nations to annually highlight the importance of clean air for blues skies. The theme for this year is, “The Air We Share,” essentially, these are mere expressions used by the international body to deliver beautiful keynote speeches and rehearse the same air pollution problems plaguing the world without holding pollutants to account. Over the years, the world has been unable to be on the same page in tackling climate change and air pollution in order to ensure a healthy and sustainable planet. There has been no curtailment of the massive annual air pollution and climate change crisis. The consequence of climate change and the catalogue of air pollution plaguing the world is too numerous to mention. For instance, the sustainable management of water resources and access to safe water and sanitation which are essential for unlocking economic growth and productivity should be sustained in order to fulfil the needs of the growing population as well as provide significant leverage for existing investments in health education. It remains worrisome that the issues often end up as the subject of international diplomatic discussion leaving the people and planet to suffer. It is time for the UN to work out a coherent approach and call on all countries to work together and combat air pollution. Such collective and affirmative action would save millions of lives each year, slow climate change and speed up sustainable development. It is important for the world body to monitor air pollution, make laws to implement WHO guidelines and deliver credible plans to reduce emissions from vehicles, power plants, construction and industry. It is more important for individual countries, including Nigeria, to take the campaign for clean air beyond the present rhetorical level.

Appier Board Member Lee-Feng Chien On Metaverse: The Strong Get Stronger, The Weak Get Weaker – DIGITIMES https://dentoncountynewsonline.com/appier-board-member-lee-feng-chien-on-metaverse-the-strong-get-stronger-the-weak-get-weaker-digitimes/ The much-discussed “metaverse” has brought a disruption to the market but also declared a possibility for future innovation, stated Lee-Feng Chien, former managing director of Google Taiwan and current board member of Appier and iKala. With Web3 as a basis, developers, governments, and users are all looking forward to more new technological development. Chien rasies three perspectives worth noting regarding mertaverse: First, allows everyone to examine new technological opportunities. For instance, past blockchain technology was originally meant for confidentiality. Now, it’s able to create trust and decentralization. AR/VR is a technology, but they also provide content that’s a fusion of virtual and reality. The second is the indication of technology trends. We’ve already observed that investment is increasingly directed toward Web3, with trends in credibility, high-speed transfer, and 3D content. The third is that everyone needs to pay attention to the possible impacts of these technologies, such as information security, privacy, and equality. AI technology has already caused racial controversy and increased the economic gap. The metaverse will affect the development of technology and society, causing the strong to get stronger and the weak to get weaker. Chien mentioned that right now, the region that has been paying the most attention to the metaverse is East Asia. In addition, non-fungible tokens (NFTs) have been the biggest beneficiary. The metaverse is an open and fair virtual world built using blockchain technology, thus everyone can play games, purchase items and socialize through NFT virtual property. The pandemic also worked to the metaverse’s advantage as it allowed more people to imagine digital life. Chien emphasized that “the metaverse is like an elephant.” It is so big that each person and each industry has only grasped a tiny portion of it so far. Everyone is still feeling it out and trying to describe their understanding of the metaverse. Even those who aren’t familiar with the internet and the digital world are forced to experienced digital life.

In today’s edition, Olga Kharif imagines a reversible crypto world: Crypto’s Undoing For proponents of blockchain technology, some of its biggest strengths lie in the fact that open-source digital ledgers are under no one’s control, and that transactions, once made, can’t be tinkered with. On major blockchains like Ethereum, anyone can be involved in operations, and no one party should have veto power — a hallmark of a so-called permissionless system, where everything is governed by computer code. Ricketts Could Appoint Himself To Fill U.S. Senate Seat But Should He? Nebraska Examiner
Ricketts Could Appoint Himself To Fill U.S. Senate Seat But Should He? Nebraska Examiner
Ricketts Could Appoint Himself To Fill U.S. Senate Seat, But Should He? – Nebraska Examiner https://dentoncountynewsonline.com/ricketts-could-appoint-himself-to-fill-u-s-senate-seat-but-should-he-nebraska-examiner/ LINCOLN — Gov. Pete Ricketts ought to consider appointing himself to the U.S. Senate, or making that happen, some political observers said Thursday, even though the track record for such moves isn’t great. Some Nebraska Republicans, on background, predicted Ricketts would not appoint himself, though they, too, felt he should consider it. With the expected resignation of U.S. Sen. Ben Sasse, R-Neb., to become the president of the University of Florida, Ricketts is in position to select a successor to fill the seat until the 2024 elections. Governors have appointed themselves Several times in U.S. history, sitting governors have appointed themselves to fill a vacancy in the U.S. Senate, or resigned so their former lieutenant governors could make the appointment. But should Ricketts consider a similar move? Would there be blowback? Historically — and Ricketts is a history buff — several governors who either appointed themselves or resigned to be appointed didn’t fare well in subsequent elections. J.L. Spray, a Lincoln lawyer and Republican National Committeeman, said Ricketts won’t “rush into any kind of a decision” but said he should think about it. “I think he should consider a whole group of people who are qualified and will accept the position, and will run hard. And that includes himself,” Spray said. Randy Adkins, a University of Nebraska at Omaha political science professor, said it would be a no-brainer for Ricketts to give himself the job. A good choice Ricketts’ other likely political futures, Adkins said, are as an “also-ran” presidential candidate or as a member of a GOP president’s cabinet, in a post such as secretary of Agriculture. Or he could appoint himself to a safe GOP seat in the U.S. Senate. “The rational choice, to me, is that he’s going to be interested in this (Senate) job himself,” Adkins said. “He has to seriously consider it. And I think people are going to urge him to consider it.” John Hibbing, a political science professor at the University of Nebraska-Lincoln, said Ricketts has moved to the right in recent months and is well-positioned to be “a U.S. senator from Nebraska.” Next governor could appoint Hibbing and others raised an interesting scenario: that the Senate post goes unfilled until the new governor takes office in January. That is likely to be a Ricketts ally, University of Nebraska Regent Jim Pillen, who could then appoint Ricketts to Sasse’s seat. Nebraska Lt. Gov. Mike Foley presides over the Nebraska Legislature. (Rebecca S. Gratz for the Nebraska Examiner) Remember, Lt. Gov. Mike Foley endorsed Pillen’s primary rival, Falls City businessman Charles Herbster. SoRicketts’ resigning to let Foley make the appointment might come with risks. Ricketts could also appoint a “placeholder” to occupy the Senate seat until the 2024 election. Spray said that could be someone such as former Gov. Kay Orr or former Omaha Mayor and U.S. Rep. Hal Daub. That would open the possibility for Ricketts to run for the seat in 2024, which has been speculated by some observers. Former Nebraska Gov. Kay Orr in the Rotunda at the Nebraska Capitol on Tuesday, Jan. 18, 2022, in Lincoln. (Rebecca S. Gratz for Nebraska Examinerz) Ricketts, a 58-year-old Republican, is in the final three months of his second term as governor and cannot run again because of term limits. In 2006, he ran unsuccessfully for the U.S. Senate against incumbent U.S. Sen. Ben Nelson, so, pundits say, Ricketts has an interest in serving in Washington. Ricketts ran for U.S. Senate While Ricketts has been coy about his plans after leaving office, speculation around the State Capitol has always centered on his angling for a cabinet job in a GOP administration, perhaps U.S. Commerce secretary, or testing the waters for a presidential bid or getting on a ticket as a vice presidential candidate. His family, which owns the Chicago Cubs and founded TD Ameritrade, are major donors to Republican campaigns, so financially, he would have backing. But the GOP field of possible presidential candidates is crowded and includes former President Donald Trump as well as governors with bigger national profiles, such as Florida Gov. Ron DeSantis. Track record not good Appointing oneself to the U.S. Senate has some political risks, historically. One famous case involved Minnesota Gov. Wendell Anderson, who resigned in 1976 so his lieutenant governor could appoint Anderson to the Senate to replace Walter Mondale. But two years later, Anderson, a Democrat, was defeated in his attempt to retain his seat. In Wyoming, Gov. John Hickey appointed himself as U.S.senator in 1961, but one year later, Hickey lost an election to retain the seat. Hibbing, the UNL political scientist, said, Nebraska voters might “raise their eyebrows a bit” if Ricketts appointed himself. But in a GOP-dominated state like Nebraska, he said it would certainly not cost him an election. Adkins, at UNO, said the ultimate judges of whether it would be appropriate for Ricketts to fill the vacancy himself would be the voters in 2024. Cox discussed water conservancy, partisan animosity in America, ethical news sources, suicide in Utah, Utah Tech University’s name change and affordable housing during a Thursday event in St. George. Gov. Spencer Cox speaks to students of Utah Tech’s Political Science Institute, St. George, Utah, Oct. 6, 2022 | Photo by Truman Burgess, St. George News Addressing Utah Tech students, staff and community members in an open forum facilitated by Utah Tech President Richard B. Williams, the public forum consisted of Cox responding to written questions submitted by Utah Tech students at the beginning of the meeting. Cox said the purpose of his traveling political tour is “to meet with as many people and organizations as possible,” including high school students, college campuses, business organizations, medical professionals and chambers of commerce.  Cox’s comments about specific topics are outlined by topic in the sections below. Water conservancy “Water is a big deal everywhere in the state of Utah,” Cox said. “This is the question I get asked most. Water is foundational for our survival … We have to use less across the board.  “I believe that weather is cyclical and the climate is changing … All I know is I have to deal with what we have right now, and right now … the Great Salt Lake is drying up, and there is not enough water in the Colorado river or in Lake Powell for what we want to do here.” Regarding solutions, the governor spoke about the Lake Powell pipeline and delegating most of the water conservancy to local levels. “I’ve been very clear, and I know this is controversial, but I’m on record as supporting the late Lake Powell pipeline. “The question is, if the pipeline takes longer, if it’s delayed, what does that look like? If we can get it built and we have all the resources, what does that look like? That’s not up to us. There are other decision makers that have to weigh in on that. “The concrete (solutions) I expect to come from Washington County,” Cox told St. George News. “Our job is to support. You guys know better. Obviously, the conservation piece is really important, and you’re doing that.” Gov. Spencer Cox speaks to students of Utah Tech’s Political Science Institute, St. George, Utah, Oct. 6, 2022 | Photo by Truman Burgess, St. George News Cox reemphasized his commitment to supporting Southern Utah. “St. George is not an island on its own,” Cox said. “You are a part of the state of Utah, even if you feel like you’re a couple hundred miles away from Salt Lake City. This is a Utah problem, and we are committed to work with you to solve the problem.” Reducing housing costs Cox said supply rates of housing in Utah need to increase if Utahns want housing costs to decrease. “If we can’t build houses, we can’t have people live here,” Cox said. “I will tell you right now what will happen. The only people that will end up living in St. George are billionaires in California. That’s what will happen if we can’t continue to build.” Voter fraud and public transportation Addressing concerns about voter fraud, Cox said he joins Sen. Mike Lee (R-Utah) in supporting the integrity of Utah’s elections and county clerk offices, and he invited anyone doubtful of the elections to ask a county clerk for a tour and explanation about the election process. The governor also spoke about how he hopes public transportation increases across the state. “My biggest dream in life,” he said, “and I know it’s a long ways out — would be a high-speed rail from Salt Lake to St. George.” Partisan ‘contempt’ Cox spent a significant amount of the forum discussing what he described as animosity between political parties in the United States. “We have to get back to a time,” Cox said, “when we were willing to see each other as Americans first and partisans second. “Politics for too many people has become their religion. There are fewer Americans now attending church regularly than any time in our country’s history. If we don’t have those things that bring us together as a community and politics become our religion, then anybody that disagrees with us is equal to a heretic.” Cox said social, philanthropic clubs like Rotary Club used to be highly active and filled with members for the betterment of local communities, but now these organizations lack community volunteers. Social media is replacing those groups, Cox said, and social media allows individuals to collectively hate others without producing healthy communities. “I’m not interested in ‘owning’ the libs,” Cox said. “I’m interested in trying to convince the libs that there’s a different way, a better way. Many will disagree with me, but if I can at least start having a conversation and listening to them, then I have an opportunity to show them why I believe what I believe, and they’re more likely to listen and respect that. I think that’s how we fix politics.” Advice for Generation Z Following a question from Williams about the upcoming generation’s involvement with politics, Cox spoke directly to Generation Z in the room. “I’m so worried that our children are so cynical,” he said. “You’re being led to believe that this is the worst time in the history of the world, that we’re all going to die because of … war, climate change. These are serious issues, but you think it’s the worst economy ever. There’s never been a better time in the history of the world to live in Utah. Gov. Spencer Cox hold up a Utah Tech football helmet, St. George, Utah, Oct. 6, 2022 | Photo by Truman Burgess, St. George News “Don’t let anyone tell you the world is worse today,” Cox said. “The world is in a great place. We have stuff to fix, and we can fix it together …  We can solve every single problem that we’ve ever faced. There are more jobs available right now than ever before in our state’s history.” Mainstream media The governor spoke plainly about his thoughts about mainstream news media. “Cable media is evil,” Cox said. “CNN, Fox News, MSNBC, — they’re all evil. They are trying to brainwash you. They have psychologists that help them program this stuff to get you addicted to … contempt. It is addicting.” Cox spoke of how a close family member of his constantly consumed mainstream news and became overtly negative about life until the family member stopped being “addicted to outrage coming through cable news.” “Once he got away from that,” Cox said, “he started seeing joy again, started loving people again, started seeing how much good there is in the world.” “The best decision I ever made was nine years ago, we turned off cable news. I’m nine years sober.” Instead of listening and watching mainstream news commentary, Cox said, Utahns should draw information from local news and hard, factual newscasting in mainstream sources. “What I encourage you to do is to look at sources from different points of view,” he said. The institution of the family Cox explained how American trust in institutions is at an all-time low in the country, and he’s concerned most about the institution of the family. “If you look at all of the problems that we face as a society — homelessness, drug addiction, mental health … our prison population — all of these societal problems, the best place to get upstream from that is when we have strong families, resilient families. So I created the first Office of Family.” Cox expressed his concern that Utah’s birth rate has decreased to 1.9 births per female, which is below state replacement rate “That’s happening across the United States as marriage rates are declining, and sometimes the government makes it worse. “We want to make sure we have policies that support families that uplift families and help families through difficult times, because if we can do that, we’ll save billions of dollars of taxpayer money … and we’ll have happier people. Cox explained how Utah used to not offer maternity leave to mothers, but now the state offers three weeks of maternity leave. “I would like to get more than that, but maternity leave is one area where we could help families. We need to be more thoughtful, especially in light of the DOPS decision and the changes with abortion to make sure we’re supporting mothers, especially single mothers, supporting families and helping them do what they want to do.” Gov. Spencer Cox speaks to students of Utah Tech’s Political Science Institute, St. George, Utah, Oct. 6, 2022 | Photo by Truman Burgess, St. George News Utah Tech name change At the conclusion of his remarks, Cox spoke about Utah Tech’s recent name change from Dixie State University. “I actually completely understand and feel the passion of those who were opposed to the name change,” he said. “My reasoning for being willing to support the name change is not the race piece of that. I know that’s gotten a lot of publicity. I don’t think that that’s especially helpful. “As I traveled around the country, and any time Dixie came up, there was mass confusion, like, ‘Wait a minute, is that in Georgia?’ I would get asked that all the time. “I realized there was a real ceiling to what this could be because names matter in branding … now that I’ve seen it and experienced it, it’s awesome, and I’m having conversations I never got to have before … I know that doesn’t satisfy people, and I don’t expect you to agree with that at all.” Suicide in Utah After the public forum, Cox spoke to Utah Tech’s Political Institute behind closed doors and answered their personal questions. Here Are The 50 Dallas-Fort Worth Neighborhoods Where Home Values Are The Highest – WFAA.com https://dentoncountynewsonline.com/here-are-the-50-dallas-fort-worth-neighborhoods-where-home-values-are-the-highest-wfaa-com/ The king of the hill for home values across North Texas is still Highland Park, which boasts a median cost of $1,811,601 as of Aug. 31, per a Zillow analysis. TEXAS, USA — An earlier version of this story originally appeared in the Dallas Business Journal, a WFAA news partner.  The Dallas Business Journal is kicking off a new real estate series called “Hottest Neighborhoods in North Texas,” and it’s starting with a look at the 50 neighborhoods in Dallas-Fort Worth with the highest median values — also called typical home values. The king of the hill for home values in North Texas is Highland Park, with a median of $1,811,601 as of Aug. 31, according to a Zillow analysis by ZIP codes requested by the Business Journal. University Park is hot on the heels of its estimable neighbor to the south, with a median home value of $1,773,641, followed by the Tarrant County hotbed of Southlake, with a median value of $1,185,721. The 75201 ZIP code, which includes parts of Downtown Dallas and Uptown, plus all of the Harwood District and Klyde Warren Park area, also weighs in with a median home value above the $1 million mark.  Typical home values in Highland Park and University Park have each risen 24% in the past year, and typical home values in Southlake have risen 23%. Typical home values are up 16% year over year in the 75201 ZIP code. While the year-over-year increases in home values were impressive in North Texas’ most expensive neighborhoods, they weren’t the biggest percentage gains in the region. Some 80 ZIP codes across North Texas posted a gain of 25% or more in the past year, and those will be featured in an upcoming edition of “Hottest Neighborhoods in North Texas” — so stay tuned in the weeks ahead. For now, just know that a full 13 ZIP codes in the region rose by 30% or more in the past year — including parts of Collin, Parker, Denton, Ellis and Hunt counties. Rewind just a decade, and you won’t find any areas in North Texas where the median home value was more than $1 million. Highland Park is up 108% over the past 10 years, from a median home value of $870,556 as of Aug. 31, 2012. University Park is up 112% from $837,851 in the same period. The typical home value in Southlake is up 125% from $526,399 a decade ago, and the 75201 zone is 99% higher than the $532,022 typical home value on Aug. 31, 2012. Despite interest rates and inflation being up sharply and the stock market plunge since the start of the year, Jonathan Rosen, a top luxury home real estate agent with national residential brokerage Compass, says demand continues to be strong for homes in the Park Cities. Prices of $1,000 per square foot have become the new basis for luxury homes in those neighborhoods, and Rosen predicts that benchmark will continue to rise. “The buyer pool in Dallas is still very strong,” Rosen said. “There are just so many people coming here.” Across price points, the frenzied pandemic housing market — marked by multiple offers often well above asking price after hours or a few days on the market instead of weeks — has cooled some, said Misty Michael, team lead for the Michael Team, which sells homes across DFW. The DFW market is normalizing, and prices are correcting, Michael said in a roundtable hosted by real estate company Opendoor on Sept. 27. “It’s definitely shifting,” she said. “We’re seeing a transition. While sellers still retain a very strong position in the market, there are signs of this transition.” Added Michael: “It’s not back to a buyer’s market yet. Sellers are learning that they can’t overprice their homes and sell them quickly. On the flip side, as interest rates have increased, buyers have become more cautious and they’re less willing to pay over market for homes.” Bill Head, communications director for MetroTex Association of Realtors, said he doesn’t predict “drastic” decreases in prices, but he does see prices plateauing. “I think the seller still has the upper hand right now,” he said. “Do I see it shifting? Oh yeah, but I think it’s coming back more to a healthy market. I wouldn’t say that we’re anywhere close to a buyer’s market yet.” For more on this installment of “Hottest Neighborhoods in North Texas” and its methodology, please visit the original Dallas Business Journal story. Heatherwood Grows Again Long Island Business News
Heatherwood Grows Again Long Island Business News
Heatherwood Grows Again – Long Island Business News https://dentoncountynewsonline.com/heatherwood-grows-again-long-island-business-news/ For a developer with such a long history on Long Island, it’s not surprising that the name of the family-owned builder’s newest community is a nod to the area’s past. Commack-based Heatherwood Luxury Rentals recently opened Heritage Spy Ring Golf Club in South Setauket, a 200-unit luxury apartment complex and nine-hole golf course named for the Culper Spy Ring, which operated in the Setauket area, providing intel for General George Washington on enemy troop movements during the British occupation of New York City in 1778. And while its name may harken back to the Revolutionary War some 244 years ago, Heatherwood’s latest development is anything but an antique, offering a comfortable contemporary lifestyle to renters aged 55 and over. DOUGLAS PARTRICK and CHRISTOPHER CAPECE: Heatherwood’s brain trust is building new communities and re-imagining its legacy properties. Photo by Judy Walker Amenities at the new $70 million South Setauket rental community feature a 6,500-square-foot clubhouse with a fully equipped fitness center, clubroom, conference room, event space and game room. There’s also an outdoor pool and splash pad, fire pits, tennis and pickleball court, bocce court, playground, 2-acre great lawn and walking trails. As the name implies, one of the main attractions of the 70-acre Heritage Spy Ring Golf Club is a new nine-hole rolling layout designed by noted golf course architect Tyler Rae. In fact, the entire development was built on the former 18-hole Heatherwood Golf Club, originally built in the early 1960s by Heatherwood founders Donald Partrick and Stanley Neisloss. Established in 1950 by Partrick and Neisloss, Heatherwood started out by building several single-family-home subdivisions on Long Island before the company turned its attention to multifamily rental developments. The firm’s very first apartment community was the 272-unit Heatherwood House at Port Jefferson, which opened in 1962 and is still owned by the developer. IN THE BEGINNING: Company co-founder Donald Partrick (center) with other execs and local officials at the original Heatherwood Golf Club site. Courtesy of Heatherwood Today, Heatherwood’s portfolio has grown to about 7,000 apartments in Queens, Brooklyn and throughout Nassau and Suffolk counties. “Everything we own, we’ve built,” says CEO Douglas Partrick, Donald Partrick’s son, who first came into the business in 2002 soon after Neisloss died. “To this day, Heatherwood hasn’t sold any of its developments.” In the last couple of years, Heatherwood has made some key additions to its executive team. Christopher Capece, formerly with AvalonBay Communities, came on board as president in Jan. 2020 and this spring, Heatherwood added Sean Sallie, former deputy commissioner for planning at the Nassau County Department of Public Works, who is now the company’s director of Planning and Development. “Although we sometimes consider acquisitions, our growth has historically been via new development. That’s part of Heatherwood’s DNA,” Capece said. “One of the strategic advantages of Heatherwood is that we’re a fully integrated development firm, including design, development, construction, operations and golf and recreational facilities.” That strategy has been paying off, as the company can claim some major recent achievements. In 2018, Heatherwood opened Tower 28, a 450-unit apartment building in Long Island City. The 58-story complex, which cost well over $200 million, was at the time the tallest residential building in New York City outside of Manhattan. Another ongoing Heatherwood project will bring 125 apartments and 14 attached ranch-style homes to a 26.9-acre site just south of the company-owned-and-operated Pine Hills Golf Club in Manorville. Dubbed Sun River Town Homes, the $31.16 million project will complement the company’s existing Villas at Pine Hills community where residents will share amenities that include a clubhouse, fitness center and pool. Heatherwood is also planning on redeveloping the 9-acre site in West Hempstead formerly occupied by National Wholesale Liquidators. That project will transform the property, located across from the West Hempstead Long Island Rail Road station, into a 428-unit, transit-oriented rental complex. Currently in the permitting process, the company hopes to start construction before the end of next year. And though Heatherwood is always looking for opportunities to expand its portfolio, it hasn’t forgotten about its existing communities. The company has recently embarked on a multi-million-dollar program to renovate and refresh its legacy rental complexes, adding amenities like turf soccer fields, new playground equipment, basketball and pickleball courts, even beach volleyball facilities. “We did a full market assessment of our entire portfolio, considering demographics and competition, and we identified our communities where we want to begin our re-investment back into the properties,” Capece said. The renovation work is nearly completed at the 348-unit Norwich Gate apartments in Oyster Bay, where the company built a brand-new clubhouse, courtyard area and added amenities. Next up is extensive renovations at Heatherwood House at Port Jefferson, the firm’s first-ever rental development. The project also includes redeveloping the community’s clubhouse and adding new amenities. “Even though we’re constantly investing in all of our communities, we’ve just taken a more pointed approach to giving them an enhanced lifestyle,” Partrick said. “It’s not just re-investment. It’s a re-imagining and creating a lifestyle.” The conference and meeting area inside the new community’s clubhouse. Photo by Judy Walker Heatherwood offers a wide range of monthly rents at its rental properties, starting at around $1,500 at some of its Long Island communities to more than $10,000 at some of its New York City buildings. Monthly rents at the Heritage Spy Ring Golf Club range from around $3,600 for a one-bedroom, one-bath apartment to more than $6,600 for a three-bedroom, two-bath residence. Thirty of the new apartments are designated as workforce housing and priced with reduced rents, with half of those restricted to people earning up to 80 percent of the area median income and half for people earning up to 120 percent of the AMI. The South Setauket development is about 20 percent leased and move-ins began a couple of months ago. Mitch Pally, CEO of the Long Island Builders Institute, said Heatherwood is a major player in the development of rental housing in Long Island, which is sorely needed. “There’s no doubt that Heatherwood has been re-invigorated over the last couple of years, as you can see with both new projects like up in South Setauket and hopefully soon in West Hempstead, and refurbishing of their existing product line all throughout the Island,” Pally said. “They are very community oriented. They’ve done a lot through our charitable arm and with LIBI itself over the years. Doug is a former president of LIBI and Chris has been involved with our executive committee for many years, so they take a great role in the need for and the importance of rental housing on Long Island of all types to make it easier to meet the great demand that there is for rental housing.” The 6,500-square-foot clubhouse at Heritage Spy Ring features a fully equipped fitness center, game room and other amenities. Photo by Judy Walker Attorney Howard Stein, who heads the Real Estate Practice Group at East Meadow-based Certilman Balin Adler & Hyman and has worked on many Heatherwood projects, echoed that sentiment. “Representing Heatherwood as a client has been and continues to be a rewarding opportunity,” Stein said. “Their projects are innovative and fulfill the needs of an evolving market. Their team is extremely professional and talented, and their reputation is impeccable because they always fulfill their promises.” Meanwhile, as the company continues to grow on Long Island, the difficult development environment here poses a challenge and Heatherwood may eventually look to expand in other regions. “Our preference is to invest in our home market,” Partrick said. “We strive to continue to keep our investment dollars on Long Island even in the face of often challenging entitlement hurdles, but we are also aware that there is capital flight out of the region for a reason.” DWINZELBERG@LIBN.COM

Countdown To Kickoff: Eagles At Cardinals Sports Illustrated
Countdown To Kickoff: Eagles At Cardinals Sports Illustrated
Countdown To Kickoff: Eagles At Cardinals – Sports Illustrated https://dentoncountynewsonline.com/countdown-to-kickoff-eagles-at-cardinals-sports-illustrated/ 5…PLAYERS TO WATCH Cardinals TE Zach Ertz – After playing 123 games with the Eagles over nine seasons (2013-21), Ertz will face his former team for the first time.  One of the top pass catchers in Philadelphia franchise history, Ertz set the Eagles’ single-season record for receptions in 2018 (116) and ranks second all-time in career receptions (579) behind Hall of Famer Harold Carmichael. Ertz also scored the game-winning TD in the fourth quarter of the Eagles’ Super Bowl LII win vs. New England. Cardinals QB Kyle Murray – There are currently three former Oklahoma QBs starting in the NFL: Kyler Murray, Baker Mayfield (Carolina), and Jalen Hurts (the Eagles). Murray has a combined 4-0 record against Mayfield (3-0) and Hurts (1-0). Cardinals DL Zach Allen – When Allen last faced the Eagles in Week 15 of 2020 he had 11 tackles, a sack, a tackle for loss, a QB hit, and a pass defended. He joined Willie McGinest and Warren Sapp as the only NFL defensive lineman ever to have at least 11 tackles, a sack, and a pass defended in a game. Eagles Edge Rusher Hasson Reddick – The former No. 13 overall pick in 2017 returns to face the organization that chose him one spot ahead of where the Eagles selected Derek Barnett but promptly wasted him for three seasons by trying to make Reddick an off-ball linebacker. The Cards finally led him loose in 2020 and he’s had 27 sacks since behind only T.J. Watt, Myles Garrett, Trey Hendrickson, and Aaron Donald. Eagles CB James Bradberry – Bradberry leads the NFL, allowing a 27.4 passer rating when QBs target receivers the veteran is checking. Bradberry baited Trevor Lawrence into an interception last week and faces a Cards team that has struggled to move the football consistently without star receiver DeAndre Hopkins. 4…MATCHUPS TO WATCH Eagles QB Jalen Hurts vs. Cardinals QB Kyler Murray – Obviously, they aren’t playing each other but the connections between the two signal-callers are strong. Both played high school football in Texas where Murray led Dallas-area Allen High School to a perfect 43-0 record and earned National Player of the Year honors from Gatorade, Parade, and USA Today. Hurts was ESPN’s top-ranked dual-threat QB in the state at Houston-area Channelview High School. After starting their college careers elsewhere (Murray at Texas A&M and Hurts at Alabama), both had breakout seasons at Oklahoma under Lincoln Riley before entering the NFL draft in back-to-back seasons. In 2018, Murray won the Heisman Trophy before being selected No. 1 overall by the Cardinals. In 2019, Hurts finished as the runner-up for the Heisman Trophy and was then taken in the second round by the Eagles. Murray and Hurts first faced each other as pros in Week 15 of the 2020 season when Murray led the Cardinals to a 33-26 victory in Hurts’ second NFL start. The game was a shootout in which the two combined for 836 total yards and eight TDs. Hurts vs. Cardinals’ Front Seven – The Arizona front is coming off a big game against Carolina, combining for 2.0 sacks, an INT, seven passes defended, three tackles for loss, three QB hits, and a fumble recovery. Allen (3) and J.J. Watt (2) had multiple batdowns and the latter is one of the best ever when it comes to an issue that has hindered Hurts in the past. Eagles’ Third Down Defense vs. Cardinals’ Third-Down Offense – One of the few trouble spots for Philadelphia’s defense through the first month has been stopping teams on third down. The Eagles are allowing conversions at a 42% rate, 21st in the leagues. Arizona, though, has been worse than that from an offensive perspective, converting at a 31% rate, a dismal 29th. Something has to give. Eagles’ Red-Zone Offense vs. Cardinals’ Red-Zone Defense – This is strength vs. weakness with Philadelphia being a top-10 unit at 64.7% (No. 9) and Arizona coming in at 25th, allowing opponents to score 71.4% of the time. The Eagles hope this matchup follows the trends. 3…THINGS TO KNOW -For younger fans who don’t know the Cardinals used to be a member of the NFC East and their series with the Eagles dates back even further than that to 1935. The Cardinals’ 58 regular season wins vs. Philadelphia are more than they have against any other NFL franchise. Scroll to Continue -The Cardinals have won six of the last eight vs. Philadelphia and enter Sunday’s contest having won five consecutive home games against the Eagles, who have never won at State Farm Stadium since it opened in 2006. -Under head coach Kliff Kingsbury, the Cardinals have never lost to a team from the NFC East. Arizona enters Sunday’s game with a 6-0 record vs. the NFC East dating back to 2019. 2…X-FACTORS For the Eagles: Kicker Cameron Dicker – The rookie kicker will be the emergency replacement for an injured Jake Elliott (right ankle) meaning Nick Sirianni will probably be even more aggressive on fourth downs than usual. If you need a kick late, however, Dicker spent four years making some big ones at the University of Texas. The Eagles hope that translates. For the Cardinals: Kicker Matt Ammendola – The Cards lost their veteran kicker, Matt Prater, to a hip injury last week and have brought in Ammendola, an already well-traveled option who failed with the New York Jets in 2021 and most recently missed a field goal and an extra point as an emergency replacement for Harrison Butker in Kansas City earlier this season. 1…PREDICTIONS John McMullen (4-0, 1-3 vs. the spread) – It’s logical to want to pick the Arizona Cardinals in Sunday’s game. In the parity-driven NFL, the contest shapes up as a trap game with NFC East-rival Dallas looming in Week 6 while the Cards’ recent struggles at home dating back to last season scream market correction, and the Eagles probably aren’t going 17-0. Even Hurts seems to sense a letdown. After a presser filled with Manningcast questions and film about Tom Brady, the Eagles’ MVP candidate felt the need to remind everyone about the Cardinals on Sunday. It might be uglier than expected but the Eagles should out-talent the Cards. EAGLES 28, CARDINALS 20 Ed Kracz (3-1, 2-2 vs. the spread) – The words of A.J. Brown are ringing in my head. When asked during Thursday’s locker room session about the Eagles inability to win at State Farm Stadium since it opened in 2006 0- going 0-4 there – he responded, in a matter-of-fact manner, that “Nobody cares. That’s in the past.” He’s right.  Yet, the Eagles are not going 17-0. They will lose somewhere along the way. Maybe it’s at home against Dallas on Oct. 16. Maybe it’s here, but I don’t think so. The Eagles’ roster is flat-out better. EAGLES 33, CARDINALS 22 -John McMullen contributes Eagles coverage for SI.com’s Eagles Today and is the NFL Insider for JAKIB Media. Meta’s VR Social Network Horizon Is Too Buggy And Employees Are Barely Using It – The Verge https://dentoncountynewsonline.com/metas-vr-social-network-horizon-is-too-buggy-and-employees-are-barely-using-it-the-verge/ Meta’s VR social network Horizon Worlds — the company’s flagship “metaverse” app — is suffering from too many quality issues and even the team building it isn’t using it very much, according to internal memos obtained by The Verge. In one of the memos to employees dated September 15th, Meta’s VP of Metaverse, Vishal Shah, said the team would remain in a “quality lockdown” for the rest of the year to “ensure that we fix our quality gaps and performance issues before we open up Horizon to more users.” Horizon Worlds lets people build and interact in virtual worlds as legless avatars, sort of like Roblox meets Minecraft. It’s a key initiative following CEO Mark Zuckerberg rebranding of Facebook to Meta; the company is spending billions per year to build his vision of the metaverse. The multiplayer platform was released on Meta’s Quest headset in December of last year. It hit 300,000 users earlier this year and is supposed to be coming to mobile and desktop via a web version sometime soon, though Vishal’s memos imply a web launch could be pushed back. “Simply put, for an experience to become delightful and retentive, it must first be usable and well crafted.” “Since launching late last year, we have seen that the core thesis of Horizon Worlds — a synchronous social network where creators can build engaging worlds — is strong,” Shah wrote in a memo last month. “But currently feedback from our creators, users, playtesters, and many of us on the team is that the aggregate weight of papercuts, stability issues, and bugs is making it too hard for our community to experience the magic of Horizon. Simply put, for an experience to become delightful and retentive, it must first be usable and well crafted.” Though Meta has teased its work on more lifelike avatars, the current quality of Horizon’s graphics pales in comparison to some of its non-VR competitors like Fortnite. Zuckerberg himself was recently memeified after he posted a screenshot of his Horizon avatar to celebrate the launch of Horizon for Quest users in France and Spain. He quickly posted a follow-up image of a more advanced avatar, saying he would share “major updates to Horizon and avatar graphics” at the company’s annual Connect conference which is scheduled for October 11th. “Why don’t we love the product we’ve built so much that we use it all the time?” A key issue with Horizon’s development to date, according to Shah’s internal memos, is that the people building it inside Meta appear to not be using it that much. “For many of us, we don’t spend that much time in Horizon and our dogfooding dashboards show this pretty clearly,” he wrote to employees on September 15th. “Why is that? Why don’t we love the product we’ve built so much that we use it all the time? The simple truth is, if we don’t love it, how can we expect our users to love it?” In a follow-up memo dated September 30th, Shah said that employees still weren’t using Horizon enough, writing that a plan was being made to “hold managers accountable” for having their teams use Horizon at least once a week. “Everyone in this organization should make it their mission to fall in love with Horizon Worlds. You can’t do that without using it. Get in there. Organize times to do it with your colleagues or friends, in both internal builds but also the public build so you can interact with our community.” He went on to call out specific issues with Horizon, writing that “our onboarding experience is confusing and frustrating for users” and that the team needed to “introduce new users to top-notch worlds that will ensure their first visit is a success.” Shah said the teams working on Horizon needed to collaborate better together and expect more changes to come. “Today, we are not operating with enough flexibility,” his memo reads. “I want to be clear on this point. We are working on a product that has not found product market fit. If you are on Horizon, I need you to fully embrace ambiguity and change.” He said that employees working on Horizon will their targets for growing users in VR lowered and that the coming 2D version of Horizon for web wouldn’t likely have a user target but instead a “high quality bar.” In a statement shared with The Verge, Meta spokesperson Ashley Zandy said the company is “confident that the metaverse is the future of computing and that it should be built around people.” She said the company is “always making quality improvements and acting on the feedback from our community of creators. This is a multiyear journey, and we’re going to keep making what we build better.”

Your Pixel’s Best Gesture Gives You Quick Access To Your Favorite App From Any Screen – Gadget Hacks https://dentoncountynewsonline.com/your-pixels-best-gesture-gives-you-quick-access-to-your-favorite-app-from-any-screen-gadget-hacks/ Everyone has that one app they use more than any other. What if I told you there was a way to open these apps on newer Google Pixel devices with one quick gesture? I imagine you’d want to know how to do it. Similar to Back Tap for iOS, Quick Tap for Android 12 and newer triggers shortcuts for apps and actions by briskly tapping the back of your device twice. It’s only available for Pixel 4a (5G) and newer devices, and some shortcuts require you to unlock your Pixel before you can use them. If you have a newer Pixel model, keep reading to see how to set up this helpful shortcut. Don’t Miss: How to Open Snapchat Directly to Camera, Stories, Chat, and More from Anywhere on Your Pixel Step 1: Open Your Quick Tap Settings To start, open your Settings app and scroll to the “System” section. Tap it, then select the “Gestures” menu, followed by the “Quick Tap to start actions” option. Step 2: Set Quick Tap to Open App Ensure that the “Use Quick Tap” switch at the top of the Quick Tap settings is toggled on. Below the switch, you’ll find some of the stock shortcuts available for Quick Tap. You can choose any of the preset options, such as “Take a screenshot” or “Toggle flashlight,” but you’ll want to select “Open app” and tap the cog next to it to choose a specific app on your Pixel. Step 3: Select the App You Want After tapping the cog icon, you’ll find an alphabetical list of all the apps on your smartphone. Scroll down to find your app, then select it. Some apps are offset by a cog icon, which means they can launch particular actions within them, not just the app itself. For example: Snapchat lets you open the app directly to Stories, Map, Chat, or Spotlight. Amazon Shopping has options for Today’s Deals, Shopping Cart, Search on Amazon, and View Orders. Google Maps sports Work and Home options. YouTube Music gives quick access to Downloads and Search. There are many more apps that support in-app actions for Quick Tap, such as LinkedIn, Lyft, Meet, Messages, Messenger, Voice, Walmart, and Wear OS. Step 4: Get to Tapping Now, all you have to do is tap the back of your Pixel twice to launch your chosen app. If you find that the gesture is too sensitive, just return to Step 2 above, scroll to the bottom, and toggle on “Require stronger taps.” Keep Your Connection Secure Without a Monthly Bill. Colorado Is Accepting Crypto For Tax Payments It Could Be A Mess Or A Shining Example FXStreet
Colorado Is Accepting Crypto For Tax Payments It Could Be A Mess Or A Shining Example FXStreet
Colorado Is Accepting Crypto For Tax Payments — It Could Be A Mess Or A Shining Example – FXStreet https://dentoncountynewsonline.com/colorado-is-accepting-crypto-for-tax-payments-it-could-be-a-mess-or-a-shining-example-fxstreet/ Colorado is now accepting crypto for tax payments — but if you choose to use that option, it could change the amount you owe. Colorado is accepting crypto as payment for any taxes owed to the state as of Sept. 1. It was the result of a promise made earlier in the year by Colorado Governor Jared Polis, who has proven his commitment to establishing the state as pro-cryptocurrency. Colorado isn’t the only U.S. state trying to incentivize cryptocurrency investment within its borders, as legislatures in Arizona, Wyoming and Utah have all previously introduced bills to accept tax payments in the form of digital currencies in varying degrees. There is much to gain economically for states who embrace blockchain technology and the crypto sector. Savvy governments are beginning to pitch their locale as the next center of the crypto economy, hoping to attract new businesses and intelligent, young, wealthy constituents involved with crypto. Taxpayers should be warned, however, of the tax consequences of making payments with crypto, as making such a payment is a taxable event that has the potential to further increase the amount of taxes one has to pay. Let’s hope more states follow Colorado’s lead, but they should also learn from where Colorado’s initiative falls short. If states, in the future, want to find success in accepting crypto as payment, they need to understand the tax dilemma inherent to making payments with crypto and lean into the solution of accepting stablecoins as a means of payment. The issue with making payments with crypto The big knock on states accepting taxes paid in crypto is that using crypto to pay state taxes is considered taxable disposal for individuals — making a payment triggers its own income event. The IRS treats cryptocurrency as property, which means if the price of the crypto you’re using to pay state taxes has appreciated in value over time, you have taxable income equal to how much the price appreciated since you bought it. It’s important for people to know that paying off their tax bill with crypto will trigger another taxable event for the following tax year. For example, let’s say that, after calculating your 2022 taxes, you have a tax bill due to your resident state in the amount of $10,000. You pay this with $10,000 in Bitcoin (BTC  $20,033) by the due date, April 15, 2023. If you bought that Bitcoin for $2,000, you now have triggered an $8,000 gain by disposing of that Bitcoin. You’ll now have to pay tax on your $8,000 gain for the 2023 tax year — solely from paying your taxes with appreciated crypto. Most people who are invested enough to want to use crypto as their primary payment method very likely have grown their wealth in crypto. These individuals may be hesitant to use their appreciated crypto to pay state taxes in order to avoid the additional tax. If those who have the ability to pay their taxes in crypto are unlikely to do so, states may find that their initiatives never garner the expected traction. Thus, these programs could end up being more costly than they’re worth. How states can make paying taxes in cryptocurrency viable Currently, the only way to pay your Colorado state taxes in crypto is via PayPal’s “Cryptocurrencies Hub,” which does not include stablecoins as a means of payment. If states decide to accept stablecoins as a means of payment, there is potential that paying with crypto will find success across the nation. Cryptocurrency tokens pegged to the price of the United States dollar remove tax from the conversation when using crypto to make payments. Although disposing of these stablecoins still needs to be reported on your tax return, stablecoins do not fluctuate materially in value. Any gain or loss would likely be zero or only a few dollars at most and would not significantly impact how much taxes you pay. Of course, converting any Bitcoin or any other cryptocurrency to a stablecoin is a taxable transaction in itself. Still, it’s very likely that, as the crypto ecosystem matures, it will be common for crypto natives to hold a more significant percentage of stablecoins in their overall portfolio. These crypto natives are looking to cryptocurrencies and decentralized finance as an alternative to the banking system. It’s realistic that, in this alternative system, people will hold a certain amount of liquid assets with which to make payments, including their state tax payments. When stablecoins are used and no tax bill is involved, paying state taxes with cryptocurrency would no longer be disincentivized by our tax system, and these programs may begin getting the traction they deserve. Many people may decide that the best way to make their tax payments is through crypto. These states have a lot to gain — if accepting crypto, especially stablecoins, for tax payments is implemented correctly and is successful, states have an opportunity to grow into centers for crypto commerce, all while bringing in additional revenue from a growing economic sector. Will Colorado and other states find success in accepting crypto tax payments? Or will the tax consequences and crypto being in the midst of a bear market stomp out all potential enthusiasm for such government initiatives? Let’s root for these states and hope they plan to accept stablecoins. Blockchain technology has the potential to play a significant role in how our governments function in the future. Before our local governments can secure our elections through blockchain, they first have to dip their toes in the water and succeed in accepting tax payments in crypto. Robson Ranch Rambler – October 2022 – The Cross Timbers Gazette https://dentoncountynewsonline.com/robson-ranch-rambler-october-2022-the-cross-timbers-gazette/ What comes to mind when we think about October? Cooler days, crisp apples, pumpkin everything. The other day as I was doggedly working through my task list for the week prior to leaving for a trip, it came to my mind that the year is three quarters over. Those plans to run another race and get back to online French lessons are awaiting a first step. To save face, I can recast them as future plans for a time when things are less busy. Ha! And then I got to thinking that as active adults in a retirement community, in all reality, our lives are three quarters over. No wonder that I want to pack in as much as possible for the remainder. Perhaps that’s why my bigger plans sit on the back burner while I spend my days trying to be productive and doing enjoyable things in the present. At Robson Ranch, there is always something to do most every day on every level; physical, creative, educational and social. Daily activities can include horseshoes, water volleyball, Tai Chi, table tennis, woodworking, pottery, painting, informative lectures through UNT, bridge, pinochle and poker games, to name just a few. Robson Ranch residents work on big projects as well that benefit those in need. The Kiwanis Kids clothing drive recently provided 50 large bags of kids’ clothes to the Community Clothes Closet in Justin. These clothes will be given for free to families in Denton County. The Clothes Closet will also distribute a week’s worth of underwear and socks to each child. The Robson Ranch Women’s Club is hosting their annual Holiday Market offering many one-of-a-kind gifts and merchandise on Saturday, Oct. 8 at the Robson Ranch Clubhouse from 9 a.m. to 3 p.m. Proceeds benefit Our Daily Bread together with Monsignor King Outreach Center. The After Schoolers are busy preparing for the fall Community Wide Garage Sale on Oct. 22 from 8 a.m. to 12 p.m. in the Robson Ranch Clubhouse parking lot. All profits go to encourage and help teachers at Borman Elementary and LaGrone Academy, both in Denton ISD. Empty Bowls of Denton is a fundraising event where ticket holders select a handmade bowl and then enjoy a luncheon of soup and bread. Happy Potters have chosen this effort as their annual project to give back to the community. The Empty Bowl luncheon will take place on Saturday, Oct. 22, at Harvest House in Denton. Tickets can be purchased online at ctsdenton.org/empty-bowls or at the door the day of the event. All proceeds benefit the Denton Community Food Center and Our Daily Bread, together with Monsignor King Outreach Center. It’s all good if at the end of each day we feel that we made the most of it.

High water response mission Tysons-based security firm Global Guardian CEO Dale Buckner was interviewed by ABC News 7 and CNN about his company’s efforts in supporting clients in Florida impacted by Hurricane Ian. “For us it’s all about speed and response. On Monday [Sept. 27] we put assets and people in Jacksonville Florida, Miami, Bradenton, Fort Meyers and Naples not knowing where the final storm would hit. Ultimately, once we knew the final path, we adjusted where those assets were. The storm then hit Fort Meyers at about 3:00 p.m. local. By about 7:30 p.m. that evening we were executing our first high-water emergency response missions to get people out of their homes,” Buckner said. Best workplaces for women For the fourth year in a row, Tysons-based Hilton ranked at no. 1 in the nation on the recently released Fortune Best Workplaces for Women 2022 list in the large company category. In addition, three more Fairfax County area-based companies placed on the list in the large company category: Navy Federal Credit Union (Vienna) at no. 35; Capital One (Tysons) at no. 51; and CustomInk (Merrifield) at no. 74. In the small/medium-sized company category, Highlight Technologies (City of Fairfax) ranked at no. 2 on the list. This year’s rankings were based on 1.2 million confidential employee survey responses that included more than 60 questions about satisfaction, including trust, respect, fairness, pride and camaraderie. Companies also provided data such as industry and number of women in their workforce and in management positions, reported WTOP. It is a benchmarking program that signals a commitment to diversity, equity, and inclusion and recognizes companies committed to cultivating workplaces where women technologists succeed and grow. Transforming Northern Virginia Fairfax County is home to six of the 12 of the most expensive and biggest development projects underway in Northern Virginia that were featured by the Washington Business Journal: Halley Rise; Reston Station; and the Reston Town Center expansion—all located in Reston; as well as The Mather in Tysons; Skyline in Bailey’s Crossroads; and Rivana at Innovation Station (Fairfax-Loudoun county line). “Amazon HQ2, while certainly large and always a headline grabber, isn’t the biggest, perhaps by a long shot,” wrote Dan Brendel in the article. “Some truly colossal projects, especially along Metro in Fairfax and Loudoun counties, have been lumbering away, or at least stirring, for years. These are the ones you should really keep an eye on. As the ‘burbs have continued to construct what they often describe as mixed-use ‘places,’ you don’t have to go ‘into the city’ anymore to be in an urban environment.  The idea is that people want to live, visit and work in locations with lots of stuff to do and places to shop and eat within an easy walking radius.” Check out the article to see photos and project details. Sustainable land development gift Reston-based Bowman Consulting Group founder and CEO Gary Bowman committed $5 million to Virginia Tech’s College of Engineering for the expansion of sustainable land development learning initiatives, Virginia Business reported. “The Bowman gift solidifies Virginia Tech as the premier undergraduate and graduate programs in the field of sustainable land development,” Mark Widdowson, head of the Charles E. Via Jr. Department of Civil and Environmental Engineering, said in a statement. “In partnership with the land development industry and through the generosity of Gary Bowman, our department has set the standard for curriculum innovation and experiential learning that will enrich the education of civil engineering students for years and decades to come.” Launch plans Herndon-based HawkEye 360 plans to have 60 satellites — 20 clusters of three satellites — in orbit by 2025, Alex Fox, the company’s chief growth officer, said this week, Via Satellite reported. The company said that the 20 clusters will have a global revisit rate of 12 to 20 minutes, as opposed to the 90 minutes now provided by the company’s five cluster constellation of 15 satellites. HawkEye 360 plans to launch a cluster each quarter and to launch the next cluster aboard Rocket Lab USA‘s Electron rocket from Wallops Island, Va., in December, Fox said. I’ll see you on the dark side of the moon Melbourne, Australia-based Swinburne University of Technology students are working with experts at Leidos to design a telescope that could be built on the dark side of the moon, Swinburne News reported. Six final-year students developed the telescope design, including building a prototype lunar rover that could help with construction. The proposed design could be the next big thing in deep space observation, helping reveal the secrets of the so-called cosmic dark age. Leidos Australia is a wholly owned subsidiary of Reston-headquartered Leidos, a Fortune 500 company. Leidos Australia’s 1,500 employees work with some of Australia’s largest government agencies. “Working with Swinburne engineering and physics students is so professionally rewarding, and as a technologist it is immensely encouraging to watch the development of some very impressive engineering solutions, said Glenn Frankish, Director of Research and Emerging Technologies at Leidos. Why Does Every Fitness Influencer Suddenly Hate Seed Oils? Morning Brew
Why Does Every Fitness Influencer Suddenly Hate Seed Oils? – Morning Brew https://dentoncountynewsonline.com/why-does-every-fitness-influencer-suddenly-hate-seed-oils-morning-brew/ Holding up the remains of a bullet-riddled plastic bottle of LouAna peanut oil, the shirtless, jacked influencer Brian “Liver King” Johnson makes a declaration. “We just saved lives,” he says. Moments before, he emptied two machine guns into various cooking oils: corn, peanut, canola, and more, which are all “dangerous” and “destructive” for human health, he claims. It’s a perfect distillation of the latest diet trend: avoiding seed oils. “Seed oils” refers to a variety of popular cooking oils, including canola, soybean, sunflower, and corn oils. The public decrying of seed oils began as a fringe fitness forum quibble, dating to the paleo diet craze of the early 2000s. But it’s slowly leaked into mainstream conversations on TikTok and even Joe Rogan’s podcast, where the host recently called cooking with grapeseed oil a “crime against nature.” The common kitchen ingredient is now vilified as “industrial,” and its detractors have linked it to everything from inflammation to sunburns and Alzheimer’s disease, to the frustration of some health and nutrition experts. Some experts believe the anti-seed oil trend is sticking because it often feeds into larger conspiracy theories, in which powerful corporate interests have pushed a poison that is contributing to a host of physical ailments. Most medical organizations actually recommend replacing foods with high saturated contents, like butter and ghee, with polyunsaturated fats (PUFAs), which include seed oils. But for the conspiratorially minded, skeptical of any large institution, medical consensus can also be proof that seed oils should be avoided at all costs. Or maybe even shot with a gun. (Liver King isn’t alone in this endeavor: Tucker Carlson’s The End of Men documentary also features a shirtless man firing rounds into a lineup of canola oil.) That’s how “you get these very strange bedfellows,” Tim Caulfield, health law professor at the University of Alberta, said. Contrarians of various stripes, from anti-vaxxers to bitcoin enthusiasts, share a suspicion of industrial seed oils, as they are often referred to, with a derogatory emphasis on industrial. And an industry is growing to meet the rising demand for seed-oil-free products: Businesses are capitalizing on this new trend, addressing a market that contains both off-the-grid influencers and HODLers who yearn for a lifestyle untouched by corporate interests. It’s a trend that’s been bubbling in the background for decades, and seed oils are just the latest enemy. The origin of the disdain for seed oil (also known under the broad moniker of “vegetable oil”) dates to the paleo diet of the early 2000s. The lifestyle was pioneered by athlete and best-selling author, Mark Sisson. In his 2009 book The Primal Blueprint, Sisson championed a “back to the beginning” approach to eating, focused on foods that would’ve been available to cavemen from the Stone Age, aka the Paleolithic “paleo” diet. A component of this “primal” way of living, according to Sisson, is to “avoid poisonous things,” including vegetable or seed oils. The most insidious part of the standard American diet, he said, is “industrial seed oils.” Sission’s diet advice became wildly popular in the early 2010s, when it seemed like every fitness-minded celeb jumped aboard the paleo train, including Twitter founder Jack Dorsey, actor and podcaster Matthew McConaughey, and (perhaps less obviously) former Florida Governor Jeb Bush. In 2015, Sisson co-founded Primal Nutrition, a paleo-friendly food company that offered seed-oil-free products, including mayonnaise, buffalo sauce, and ranch dressing all made with avocado oil. Just a few years later, Kraft Heinz bought the company for $200 million dollars. Sission planted the seed (sorry) for a changing food market, one that catered to niche diets, where fresh food rules and processed foods—including seed oils—were deemed unhealthy. The market for a primal lifestyle is growing and easy to identify: Just look for names that conjure up prehistoric visions. Amy Moring is the co-founder of Hunter & Gather, a UK-based wellness company that she started with her partner, Jeff Webster. The company’s most popular product is an avocado oil-based mayonnaise, which they launched in 2017. They’ve since expanded their offerings to over 30 different products—without seed or vegetable oils, refined sugar, or grains—and they sell their product on Amazon both in the UK and abroad. Like many who reject seed oils and other processed foods, both Moring and Webster claim that eliminating seed oils, along with grains and processed foods, have eased health problems. It’s a common refrain among those who have eliminated seed oils from their diet, including the colorful Liver King. The global market for paleo foods is expected to exceed $12 billion in five years. On this side of the pond, there’s Ancient Crunch, the company started by entrepreneur and health influencer Steven Arena. The glamorous Instagram feed for MASA, a brand under Ancient Crunch, looks more like a spread of vintage Vogue covers than advertisements for the product: tortilla chips fried in rendered beef fat. Arena’s startup story sounds a lot like Moring and Webster’s. He launched his company after he stopped eating tortilla chips because of the “cheap processed oils,” which he said always made him sick. He wanted an option that used beef tallow as the fat to fry the chips (tallow has become an increasingly popular alternative to seed oil, with some companies offering tallow-based sunscreens and lip balms), with nixtamalized corn—a generations-old process used to make corn digestible—and his friends asked why he just didn’t make it himself. Thus, MASA was born, Arena said. Arena’s customers are an amalgamation of several different groups, he said. There are macro-counting CrossFitters, moms looking for snack options for kids, and biohackers who use devices like Oura rings, Fitbits, and Whoop bands to keep constant tabs on their health. These customers tend to be people “who make decisions for health over enjoyment,” he said. Many of the ancestral-style diets are inconvenient, Arena noted, as they omit ubiquitous ingredients, such as seed oils, or in the case of keto, most carbohydrates. But his product is meant for people who want to make convenient but healthy choices. “It’s gonna be harder for you to accept that a problem exists if there’s no easy solution to that problem,” Arena said. For those who’ve sworn off both seed oils and fiat currency, MASA also accepts bitcoin. Become smarter in just 5 minutes Get the daily email that makes reading the news actually enjoyable. Stay informed and entertained, for free. As recently as three years ago, Arena said he couldn’t remember hearing the term “seed oils.” Now, a “whole host of influencers,” including Arena, focus on them almost exclusively. Their efforts seem to be working, with “seed oil” making its way to headlines in publications ranging from The American Conservative to Goop to VICE. Nutrition experts understand why the anti-seed oil movement has taken off, even if they don’t necessarily agree with it. A shiny TikTok-friendly anecdote, complete with before and after photos, is much sexier than evidence-based medicine. “Anecdotes are personalized and trigger emotional reaction,” Dr. Danielle Belardo, preventative cardiologist and host of Wellness: Fact vs. Fiction, said. As a millennial in the healthcare space, Belardo is trying her hardest to make rigorous scientific evidence cool, she told Morning Brew. But it’s not easy, especially in a social media landscape where contrarian claims about diets and their effectiveness are easy to access and engineered to spread. It’s much harder to make evidence-based medicine go viral. The claims made by anti-seed oil advocates, Belardo said, which often include links to inflammation, are “just not based on any scientific evidence whatsoever.” In fact, she said, the recommendation to replace seed oils with high-saturated fat products like butter and ghee is the exact opposite of what organizations like the American Heart Association and the American College of Cardiology recommend. “If someone’s making recommendations that go against expert scientific consensus, there’s usually an ulterior motive there,” Belardo said. Seed oils are a charged topic, and not just for normies on Fitness TikTok, but for academics, too. Kevin Klatt, a registered dietician and researcher at UC Berkeley, takes the side that seed oils are “probably not a problem,” and “might even have health benefits.” But he also offered a caveat: “But you have to give a little bit of credence to the residual doubt and reason that some people have different opinions to not burn bridges in the field.” Though Klatt does not seem particularly worried about seed oils, he stresses that some of the claims made by anti-seed oil warriors go all the way back to academic concerns from the 1970s. But the “scam of it all,” Klatt said, is that “nobody fucking eats seed oil” by the spoonful. Instead, when people cut out seed oils, they’re often cutting out fried foods and commercially baked goods, which have their own impacts on health. Klatt noted that the rejection of seed oils cuts across demographics, including gender. Nutrition trends are typically very gendered, he said, but seed oil discourse is “crosscutting,” because it’s been attached to issues ranging from “obesity to autoimmune diseases to neurodegenerative diseases,” and has found proponents in both strictly carnivorous and plant-based communities. Like a lot of popular diets, the rejection of seed oils is built on a kernel of truth. Take, for example, “gut health,” a phrase that only recently entered the lexicon. While there is critical work occurring in this field,...

The film blends the lyrical narrative of Brooklyn-based rapper Skyzoo and the voices of multiple generations to celebrate Robinson’s extraordinary life and legacy, shedding new light on the Hall of Famer’s journey from the baseball diamond to prominence in corporate America. Set to premiere on Wednesday, Oct. 12 on FS1, following the network’s live Major League Baseball (MLB) Postseason coverage, the film is executive produced by two-time World Series champion and six-time All-Star Mookie Betts, co-produced by Propagate, MLB, and directed by Victorious De Costa (“Yusuf Hawkins: Storm Over Brooklyn”). “FOX Sports is honored to partner with Mookie, Victorious, and the producing team at Propagate to present Jackie Robinson’s inspiring story like we’ve never seen before through a creative hip-hop lens,” said Barry Nugent, Vice President, Development and Original Programming, FOX Sports. “The film is a musical celebration of Jackie’s life and legacy on and off the field and the powerful impact his story has on a new generation of fans.” “Oftentimes we focus on the accolades of what players do on the field or courts, when the true essence of who we are, is our contribution to building and enriching our communities and those within it,” said Betts. “We’ve heard the stories of Mr. Jackie Robinson’s activism and contribution to baseball, but now I am honored to help tell the story of Jackie Robinson, the entrepreneur through this film.” JACKIE ROBINSON: GET TO THE BAG features memorable, archival footage interwoven through a hip-hop narrative, along with conversational interviews with the newest generation of fans and future MLB luminaries, to capture the story of Robinson through the eyes of America’s youth. The film also features interviews with Betts, Candice Wiggins, Alex Rodriguez, Dr. Ilyasah Shabazz as well as award-winning journalist Angelika Beener and acclaimed historian Peter Dreier, along with commentary from current MLB superstars. Through original lyrics and beats, Skyzoo brings the Jackie Robinson story to life in a unique presentation that aims to educate and inspire the next generation through Robinson’s legacy. Drawing on his own inspiration from Robinson, Skyzoo also introduces viewers to his childhood home in the Ebbets Field Apartments Complex, the former site of the iconic Brooklyn Dodgers’ Ebbets Field. The same grounds where Skyzoo began his foray into writing music is where Robinson first stepped up to the plate as the first African American player in the modern-era of MLB. The film is not only a celebration of baseball, but an ode to Robinson’s impactful career and racial activism that transcended beyond the sport. Robinson was a pioneer in sports and also a trailblazer for black athletes to become business moguls with power and influence. A tale of courage and determination, the film tells the story of Robinson most people don’t know: his story beyond baseball. JACKIE ROBINSON: GET TO THE BAG will peel back the layers on Robinson’s own self-identity and personal growth through the many stages of his professional career, including his unexpected retirement from baseball and parting with the sport, to his entrance into the workforce where he established success as both an entrepreneur and an advocate for the civil rights movement. 75 years after Robinson first stepped out onto Ebbets Field, JACKIE ROBINSON: GET TO THE BAG will remind viewers that the Jackie Robinson story is also America’s story. Betts himself is a vocal activist for the inclusion of Black Americans in baseball on and off the field. For example, during batting practice at the 2022 MLB All-Star Game, he donned a t-shirt emblazoned with the message, “We need more Black people at the stadium.” Betts later led a tribute to Robinson’s widow, Rachel Robinson, in honor of her 100th birthday during the pregame ceremony of the Midsummer Classic. “While JACKIE ROBINSON: GET TO THE BAG taps into the profound mark his athleticism left on baseball, I wanted to draw attention to Jackie’s financial success as a businessman following his sports career,” said De Costa. “The film’s title serves as a double entendre, signifying how Robinson not only got to the bag on the field, but also the money bag, celebrating his entrepreneurship and socioeconomic influence.” JACKIE ROBINSON: GET TO THE BAG is produced by Betts’ media company, One Media/Marketing Group (OMG), along with Propagate (“Untold”, “Hillary”, “LFG”). The film’s executive producers are Betts, Cam Lewis, Jeff Mason and Omar Bradford of OMG and Ben Silverman, Howard Owens and Drew Buckley of Propagate. Jack Katkavich serves as co-executive producer. The documentary is an extension of the collaboration between Betts’ OMG and Propagate following their production deal announced earlier this year and is the first project to greenlight. Google Pixel Event Pixel 7 Pixel 7 Pro Pixel Watch And Pixel Tablet Launch Toms Guide
Google Pixel Event Pixel 7 Pixel 7 Pro Pixel Watch And Pixel Tablet Launch Toms Guide
Google Pixel Event — Pixel 7, Pixel 7 Pro, Pixel Watch And Pixel Tablet Launch – Tom’s Guide https://dentoncountynewsonline.com/google-pixel-event-pixel-7-pixel-7-pro-pixel-watch-and-pixel-tablet-launch-toms-guide/ The Google Pixel event has just unleashed a wave of new Google devices, and there’s a big theme around intelligence and being helpful to users. The highlights are the new Pixel 7, Pixel 7 Pro and Pixel Watch (the first-ever Google smartwatch), but we also got to learn more about the Google Pixel Tablet.  For the Pixel phones, Google is focusing on sleeker designs and especially better camera quality and video features. I’m personally excited to see the faster new Night mode, Photo Unblur feature, as well as the macro mode and Super Res Zoom on the Pixel 7 Pro. Meanwhile, the Pixel Watch touts the best heart rate monitoring in a smartwatch along with Fitbit and Google features coming together on your wrist. The Pixel Tablet doubles as a smart display and speaker with the dock stand accessory, so it should be useful even if it’s across the room.  Here’s everything announced at the Google Pixel event.  Google event products Pixel 7 Pro: Google’s newest $899 flagship is sure to impress. The Pixel 7 Pro gets a Tensor chipset, 6.7-inch OLED display and lots of camera upgrades. These include a powerful 5x telephoto lens and new macro focus mode for closeups. The Pixel 7 Pro also gets its Cinematic Blur for video, which utilizes Tensor’s power to add an artistic blur effect and shallow depth of field to your videos. The Pixel 7 Pro can also lock on your subject while zoomed in with photos and videos. Tensor also powers the new Photo Unblur, which can unblur your photos much like Magic Eraser can remove things. Night Sight also got an upgrade and is now two times faster than before, meaning you should get more stable low-light shots. Finally, the Pixel 7 Pro has Face Unlock.. It works in tandem with the fingerprint sensor to provide authentication to unlock your phone using machine learning to recognize your face. Pixel 7: Don’t discount the $599 Pixel 7. While it lacks the Pixel 7 Pro’s larger and higher-res screen, the 5x telephoto camera, and 12GB of RAM, the Pixel 7 with its 6.3-inch 90Hz OLED display ought to still provide an excellent value. Thanks to the Tensor G2 chipset, you’ll get flagship-level performance with a swath of AI and machine learning smarts. You get all of the same software goodness that the Pixel 7 Pro gets. Google Pixel Watch: Google’s first smartwatch is finally official. The Pixel Watch is positioned as the ultimate accessory for Pixel phone users, bringing the best Google services to the Wear OS experience. Think: Gmail, Google Maps, Google Wallet, YouTube Music and more. But that’s only half the smartwatch’s story — fitness tracking is entirely backed by Fitbit. The circular Pixel Watch comes in three colors and one size, starting at $349 for the GPS-only version and $399 for the model with cellular support. Google Pixel Tablet: The new Google Pixel tablet features a soft-touch design that’s comfortable to hold and Android 12L, which is designed to give you a better tablet experience. This means more split-screen apps and more apps that take advantage of a larger display. And because this slate is powered by a Tensor chip, you’ll be able to leverage many of the same photo and video features offered by the Pixel 7. The coolest part is the charging dock, which transforms the Pixel Tablet into a smart display with more powerful speakers.  How to watch the Pixel event The Google October event will be livestreamed on October 6 at at 10 a.m. ET / 7 a.m. PT / 3 p.m. BST, and 1 a.m. AEDT on October 7.  The best place to watch it will likely be on YouTube (opens in new tab) — we’ve embedded the holding video for the event below. But do keep track of this live blog as we’ll bring you all the latest news as it happens as well as our thoughts on Google’s latest devices and smart software.  Refresh 2022-10-06T21:59:09.129Z (Image credit: Tom’s Guide/Google) Budget phone shoppers have quite the conundrum now that the Pixel 7 is here, and just $599. That’s closer to a midrange phone price than a flagship one. In fact, it’s awfully close to the $449 Google charges for the Pixel 6a. The extra $150 buys you a new Tensor G2 chipset, as the Pixel 6a uses the original Tensor that arrived with the Pixel 6. The Pixel 7 also has a larger screen and more powerful main camera. But don’t just take this blog post’s word for it — a Pixel 7 vs. Pixel 6a comparison can give you the full rundown. 2022-10-06T21:33:38.660Z (Image credit: Google) In case you missed it, the Pixel 7 has one big advantage over the Pixel 6, and that’s a brighter display. In fact, Google claims that the Pixel 7’s panel is 25% brighter when viewed outdoors. And that’s one of the few complaints we had about the Pixel 6; it could sometimes be hard to make out the display in direct sunlight.  With every phone we review we use a light meter to measure the nits of brightness on a given panel, so that’s one of the numbers I’ll be paying attention to most when we’re able to share our results. The Pixel 7 has a claimed max brightness of 1,000 nits of HDR content and 1,400 nits of peak brightness, so it looks promising at least.  2022-10-06T20:29:24.495Z (Image credit: Future) You should definitely check out our Google Pixel Watch hands-on review to see if Google’s first smartwatch has been worth the wait. Editor Kate Kozuch says this is the Wear OS watch she’s been waiting for, and it’s easy to see why.  You get a sleek and minimalist design as well as full-fledged Fitbit fitness tracking on board. This includes the most accurate heart rate monitoring in a watch yet (according to Google) and access to a Daily Readiness Score, sleep tracking analysis and more via Fitbit Premium.  As you’d expect, the Pixel Watch also works seamlessly with with Google services, and you can use Google Assistant on your wrist. We’re just not fans of the chunky bezel and the band switching process.  2022-10-06T19:57:45.951Z (Image credit: Future) One of the big questions you probably have about the Pixel 7 is “how is it different than the Pixel 6?” Our Google Pixel 7 vs Pixel 6 comparison breaks down all the upgrades so you can see if it’s worth the hype.  Here’s the short version. The Pixel 7 has a slightly smaller display but sports a sleeker design and powerful new G2 chip that enables all sorts of cool features. These include a faster Night Sight mode, Cinematic Blur for more compelling videos and Photo Unblur for crisper photos with less noise. You also get a brighter display. All for just $599.  See our comparison for all the details.  2022-10-06T19:23:39.821Z (Image credit: Tom’s Guide) Phones editor Jordan Palmer spent the morning at Google’s store in Brooklyn to go hands-on with the Pixel 7 and Pixel 7 Pro. His take? These are more significant updates than they might appear on the surface. 2022-10-06T18:06:11.637Z (Image credit: Google) We’re going to see a lot of Google Pixel 7 preorder deals in the coming days, but AT&T is out of the gate with a good one — especially since it lets you pick up the Pixel 7 for free. You’ll need to trade-in a device to take advantage of AT&T’s Pixel 7 offer, but assuming it fetches the maximum value, your trade-in rebate covers the cost of a Pixel 7. If you’re more interested in the Pixel 7 Pro, you can save up to $800 on that device. AT&T requires you to sign up for a select unlimited plan. We can tell you where AT&T’s offerings rank among the best unlimited data plans. 2022-10-06T17:17:15.073Z (Image credit: Google via YouTube) Having trouble telling the difference between the Pixel 7 and Pixel 7 Pro? Our Pixel 7 vs. Pixel 7 Pro comparison has been updated with the info from today’s Google event so you can see the differences in displays, cameras and battery size. 2022-10-06T16:47:57.492Z (Image credit: Tom’s Guide) Unlike Apple, which keeps some older models around at reduced prices when it rolls out new phones, Google drops its old devices like the proverbial hot potato. Visit the Google Store for the aftermath of today’s event, and you won’t find the Pixel 6 or Pixel 6 Pro hanging around. It’s either Pixel 7 preorders or getting the Pixel 6a. The presence of the Pixel 6a probably explains why the Pixel 6 and Pixel 6 Pro are goners. There’s only a $150 price difference between the $449 Pixel 6a and the $599 Pixel 7. Google can’t really drop the price on its older Pixel 6 without cannibalizing Pixel 6a sales. The Pixel 6 and Pixel 6 Pro are likely still available in retail channels and phone carriers, but unless you see a significant discount, you’re better off focusing on the Pixel 7 or Pixel 7 Pro. Google certainly is at this point. 2022-10-06T16:27:07.863Z (Image credit: Google via YouTube) Surprised by the Pixel Tablet’s appearance during Google’s presentation today? Ukraine Wants ATACMS, Long-Range Missiles The U.S. Says It Doesn’t Need – The New York Times https://dentoncountynewsonline.com/ukraine-wants-atacms-long-range-missiles-the-u-s-says-it-doesnt-need-the-new-york-times/ Ukrainian officials have asked for a weapon that can strike targets 190 miles away. But the Pentagon — wary of widening the war — says the ones it has provided are powerful enough. Send any friend a story As a subscriber, you have 10 gift articles to give each month. But one powerful weapon, called the Army Tactical Missile System, has become part of a debate about the limits of U.S. support for its ally. The long-range missile — known as ATACMS and pronounced like “attack ’ems” — can strike targets 190 miles away with a warhead containing about 375 pounds of explosives. It can be fired from the HIMARS mobile launchers that the United States has provided Ukraine, as well as from older M270 launchers sent from Britain and Germany. Ukrainian officials say the missile could help them regain Crimea, a part of the country that Russia seized in 2014. But Pentagon officials insist they are already giving Ukraine the weapons it most needs: Guided Multiple Launch Rocket Systems, or GMLRS. And this week, a senior Pentagon official said that the guided rockets, which the United States has sent Ukrainian forces by the thousands, can reach most of their targets, even in Crimea. Why has this weapon been such a sensitive issue? It comes down to this: concern in the White House that Ukraine could use the long-range missile to strike targets deep inside Russia, and that President Vladimir V. Putin might respond by escalating the war, possibly by invading a neighboring NATO country. “We’re trying to avoid World War III,” President Biden has said. But President Volodymyr Zelensky of Ukraine says the weapon is crucial to his country’s ability to launch a wider counteroffensive after its recent advances. He has also insisted that he has no plans to strike Russian cities or target civilians. What is this thing? The missile was developed in the 1980s to destroy high-value Soviet targets deep behind enemy lines. It was built as a rare guided weapon at a time when the United States mainly relied on “dumb bombs” and other unguided munitions for attacking targets on the ground. A spokeswoman for Lockheed Martin said that the company has built 60,000 GMLRS and 4,000 ATACMS to date, some of which have been sold to foreign allies. A senior defense official told The New York Times that the United States can more easily part with the less expensive guided rockets, given that the Pentagon’s tactical missiles are all reserved for top secret war plans in places like the Korean Peninsula. Because ATACMS is the U.S. Army’s longest-range surface-fired weapon, it has traditionally been used in missions approved by three-star generals for the highest-priority targets on a battlefield. Lower-ranking officers are allowed to launch guided rockets as needed in combat. What was ATACMS built for? The missile was originally designed to destroy enemy surface-to-air missile defense weapons by blanketing them with hundreds of individual bomblets. Today, the Pentagon has two versions of the ATACMS in its inventory — the cluster weapon and one that carries a single explosive charge. Because of the high dud rate of the bomblets carried in the cluster weapon version, the Pentagon would probably provide allies with only the variant containing a single high-explosive charge. ATACMS is also the Army’s oldest surface-launched missile currently in service, and a prototype of its replacement is being test-fired at White Sands Missile Range in New Mexico. That weapon, called the Precision Strike Missile, will fly to ranges previously barred by the Intermediate-Range Nuclear Forces Treaty. Since the Trump administration chose to exit that pact in early 2019, the Pentagon has accelerated development of the Precision Strike Missile, which is smaller and can fly much farther than its predecessor. Two can fit into the same size container that carries a single tactical missile. Has the U.S. used them in combat? Yes. The U.S. military fired around 30 ATACMS in 1991 during Operation Desert Storm, according to government records. They were used to strike Iraq’s medium-range ballistic missile launchers and surface-to-air missile sites. Those first-generation cluster munition versions could fly about 100 miles. Once over their targets, they released 950 bomblets. One word: range. And given that it is the Army’s longest-range ground-fired missile, and that the United States does not have very many of them, providing it to Ukraine could be seen as a sign of America’s commitment to Kyiv. But there are trade-offs in terms of capabilities. Compared with the GMLRS, the version of the ATACMS that Ukraine wants carries an explosive warhead that is about 50 percent larger and can strike targets more than three times as far. The tactical missile is much larger though, about 13 feet long and 2 feet wide, and weighs about 3,000 pounds. As a result, a mobile launcher like the M142 HIMARS can carry six guided rockets but only one tactical missile at a time. Gen. Mark A. Milley, the chairman of the Joint Chiefs of Staff, said the Ukrainians need the guided rockets more than they need to be able to attack at longer ranges. “Volume matters,” General Milley told reporters in July. He said that both weapons were “very effective,” but that right now the GMLRS were “really fulfilling their need.”

Twitter Vs Musk: Judge Halts Lawsuit To Allow Deal Closing – Al Jazeera English https://dentoncountynewsonline.com/twitter-vs-musk-judge-halts-lawsuit-to-allow-deal-closing-al-jazeera-english/ A five-day trial was scheduled to begin on October 17 and Musk was supposed to be deposed on Thursday. Published On 6 Oct 20226 Oct 2022 A Delaware judge ordered a halt to Twitter Inc’s lawsuit against Elon Musk until 5 pm ET on October 28 to permit the billionaire’s takeover deal to close, according to a Thursday court filing. Earlier Twitter had expressed opposition to Musk’s request that a judge halt its lawsuit against him and said he should close his purchase of the company for $44bn next week and until he closes the deal the litigation should head to trial. Musk said this week he would purchase Twitter at the price he agreed in April, $54.20 per share, but conditioned the deal on receiving debt financing. Banks are working cooperatively to fund the deal, which is expected to close on or around October 28, the court filing said. “As a result, there is no need for an expedited trial to order defendants to do what they are already doing and this action is now moot,” said the filing. Musk committed to buying Twitter in April, but soon soured on the deal. The social media company then went to court seeking an order for Musk to go through with the deal. A five-day trial is scheduled to begin on October 17 and Musk was supposed to be deposed on Thursday, although the parties mutually agreed to postpone his interview, sources told Reuters news agency. Musk said lawyers representing the debt financing parties have reassured him they are prepared to honour their obligations. Continuing the litigation would require a trial and appeals, and could drag out payment to Twitter’s shareholders by months, the filing said. “Twitter will not take yes for an answer. Astonishingly, they have insisted on proceeding with this litigation, recklessly putting the deal at risk and gambling with their stockholders’ interests,” the filing said. Musk, who is also chief executive of Tesla Inc, asked for an immediate hearing, according to a letter to Chancellor Kathaleen McCormick of Delaware’s Court of Chancery. Twitter shares ended the day down 3.7 percent, at $49.39, on the New York Stock Exchange. ‘A lot of mistrust’ Since Musk made his offer on Monday, talks have dragged on longer than some initially expected, according to sources close to the litigation. Wedbush analyst Dan Ives said it “would be an understatement” to say talks between both sides were going poorly. “There is a lot of mistrust for obvious reasons,” he said. Major banks that committed to fund $12.5bn, or about 28 percent of the deal, could be facing hefty losses as the swift pace of interest rate hikes has ratcheted up market volatility and dampened appetite for leveraged financing. “There’s still some uncertainty based on whether or not Elon can find the actual financing to do the deal,” said Managing Director of Trading and Derivatives for the Schwab Center, Randy Frederick. Musk has raised $15.4bn by selling Tesla shares this year and is leaning on large investors for a chunk of the financing, leading to speculation over whether he will sell more of the electric-vehicle maker’s stock to fund the deal. “Financing will eventually end up going through one way or another. It is just a point of negotiating terms at this stage,” said Managing Director at Concenture Wealth Management, Robert Gilliland.
